go ahead and doesn't mean you guys can't. talk together and share notes in your. chat and we were already ready today. that if we go a smidge over it's okay. because I know you have a lot of.

questions and this is a wrap-up day and. I really want to devote time to you to. answer your questions about land Academy.

that's my main thing today if we can get. to land questions I will but today is. primarily about land Academy all right I. think I'm almost where I need to be I'm. going to try to take for the the screen.

getting the money to to get these deals. done this is really this used to hold a. lot of people back by the way hold us.

back it did this is one of yeah because. you know what that's a good point back. in the day since we're going to go over.

a little bit uh back in the day I had a. budget we just had a certain amount and. I remember having to sell this so I. could buy that I'm like oh shoot we need.

to I need this money because I can't I. can't let the deal go this is so great. and when you get going and you're doing. it right that's going to be a problem.

for you and you know you're you know. you're on your right path if you're like. I'm out of money I put I bought all. these great deals and I'm out of money.

talking about funding why we buy every. property I have some details about that. we don't wholesale you know try to lock.

it up with a contract because there's. and I'm G to go through some pros and. cons you're GNA go ah I get it and a lot.

of times you know honest people do this. they wholesale because they don't have. the money you don't have to worry about.

that you never have that problem anymore. when to sell yourself when to use a land. broker and I have a special guest today. and I hope that you're really.

appreciating like I am hearing from. somebody other than us and their. experiences and it's so great the person.

that we have with us today he has taken. this and and uh pivoted to a whole. interesting Niche um that I can't wait. for for him maybe he'll share a little. bit about his Niche it's more than I'm.

going to do I'll say that person that we. will have on today later is the single. largest user of offers to owners since.

we started that company that's good so. that has to tell you where where he is. and and how big his pockets are oh yeah. he doesn't look back he's Fearless talk. about fearless and and uh what was the.

word like uh whatever it is having. tenacity that's this. person fearless and senseless go. together sometimes for personal. experience that's very.

true that's great okay so funding let's. talk about not Mike's case no well now. you told who it is no it's just F okay I.

know it's all. good so funding your money my money our. money who's are we using are you buying. the property are you using my money are.

we splitting it so the the the options. you have on every land deal of course is. do you have the dough is it a $5,000 or. a. $50,000 property you may have 50,000. sitting around maybe you only have five.

and this lands in your lap and it's 50k. what do I do now you need to start. looking for help and bringing in a. partner not a loan not signing a bunch. of like uh personal guarantees or are.

setting yourself up for payments. interest fill in the. blank you don't need to do that and I. don't want you to do that and I don't. want you to let any deals go to waste.

that's what's going to that could happen. if you don't have the money to buy these. deals like Ian that's part of the. situation we talked about remember I we.

talked about this week finding them and. getting them and now they're calling you. and now they fell in love with you and. they're like hey let's you know what you.

said we're doing it you said I could. have 10K. and you said your person can usually do. it in two weeks all right let's go now.

you better have the 10K if you don't you. need to get it really fast in right now. on this call I'll tell you for sure I. could pick out the names of people.

sitting right here waiting for you to. join land Academy so they can fund your. Deals they love it land Academy loves. having new fresh people come in not only.

with new ideas and new areas and new. markets things that you find in new. niches but like you're a new person for.

them to fund why because you're doing. the work they're your bank and everybody. wins so your options with you know we. have your money then we have my money.

kind of thing like and our money we. could we could split the deals so it's. kind of I'm covering actually four.

things on this that I wanted to make. sure make you aware of so it's either. going to be my money if you don't have. that 50k sitting around I am happy you. and I look you send it to me I look at.

this and I go oh my goodness you are. right we you got to buy this is it an. escrow hurry it up please get an escrow. number today we can worry about the.

details. later that's what you should be doing. maybe even put it in escrow and then. start that's even the even better throw.

it in escrow get that rolling so it's. locked in then start looking for a money. partner and you could say hey first come.

first serve we have a whole section in. our hidden Discord channel for for just. this situation and it's first come first.

serve you put the details in there like. hey any we know this area here's the. situation you know ping me back I'm.

looking for a funer that's the procedure. you go into Discord as a land Academy. member present the deal and you see. who's interested in doing it it's. relatively simple right we kicked around.

you know Jill and I own a couple of. Dooms called House tank and land tank. modeled after Shark Tank and that was.

our original idea was to. say we've got six people who just like. tank you got six people who have deals.

there's a panel of people we uh you. present the deal and if it's good maybe. one person's likees Florida we don't uh. necessarily do deals in Florida so they. they pick up the deal that didn't work.

uh the way that we planned it was a lot. of work and and uh it was fun it was a. blast but I don't think you're getting. uh the best money partner for for you uh. that way I think it's more entertainment.

than it is actually doing the correct. deal so the but with the the uh the. Discord way seems to really work. well exactly so once again the way that. we host an environment that's best for.

for you to make Equity to earn money for. yourself we' did it wrong like four. times yeah so the way that we do it now. I believe is the best way so far and. that might change in a couple months for.

the better. exactly so how it's going to work is you. know the money partner whether it's me. whether it's You Someday by the way that. happens a lot too you find yourself. starting out land Academy using other.

people's money and after two years now. you're somebody else's bank watch that. happen uh but whatever it is we're g to.

figure it out ahead of time I'll fund up. to 100% I'll do the whole thing you can. call me and and I'll do everything.

including closing costs that's all I'll. I'll write that check so we can secure. that thing and then and we figure out.

ahead of time we pre-plan the. responsibilities we pre-plan whose. name's going on the deed depending on. who put in the money kind of thing we. pre-plan who's making the.

decisions um and we pre-plan how the. split's going to go all that we decide. ahead of time in a 10-minute phone call.

seriously all right that's what we're. doing that's what I'm doing it's usually. like uh hey if we can I've got this. great you're going to usually come to me. and say I've got this amazing white tail.

property guy over here he knows the area. like the back of his hand he thinks we. could sell it for you know no less than. this I'll say great don't even call me. if you have anything at that level and.

above just do it you take control of it. I'll be over here let me know when it. goes back into escrow and then uh if you.

need anything from me that's there's no. limit on Deal size that's true this is. good look you know what happens uh. there's some really and this this works. 80 90% of the time because the deals.

find the right money and you as the deal. uh locator find the right money what you. get once in a while and it cracks Gill.

and I'm up pretty good is that you get. somebody who gets this idea oh my God. all I got to do is join land Academy I.

got to I'll just come up with 50 deals. dump them all over everybody I don't. care the quality and one or two of them. will stick and that's pretty much the. fastest way you're going to get kind of.

alienated from everybody who uh is a. money person. here you you want to do the you w.

to establish a uh a reputation for. yourself as being a great deal maker and. one who's very scrupulous on own deals. before you send it out into the world. but don't you have a great deal in your.

lap and you're like uh you know we all. talked about on the Thursday call I know. everybody loves it here here it is who. wants to be my bank and that's what.

happens it happened yesterday just. yesterday on our Thursday member call oh. there was a few of you that joined it.

for the first time yesterday um you. heard us go uh if you need some money. let me know because that that's that's.

what happens and everybody's like I got. it fun Anthony yes you have to be a. member uh to get other our memb. deals or or at least present them in the. way that we've.

established you need. to yeah you need so you need to be you. need to be you know why I'll tell you. why here's here's the deal the.

uh if you're in you know we you've. learned this whole week how we do deals. you know how smart we are you know how.

uh data driven this one is you know how. hard I work to make sure these are. fantastic deals or I don't buy them kind.

of thing outside this outside of this. space I don't know I don't know and I've. had too many people outside of this.

space truthfully present deals to me I'm. like where did you find this oh it's I. got it off the MLS I'm like well then.

somebody got their first hold on. everybody I need to I need to know that. you know how to find great deals and I. know inside the space and.

everyone every single person that finds. County members knows how smart you are. they're in this world for a reason and. so that's that's the difference so you.

know let's talk about membership for a. second Jo I know Jo's on a schedule. she's got slides here cost a couple. thousand dollars to join yeah and a few. hundred a month think about what you're.

getting deep deep discount I'm not. selling anything here a deep massive. discount in data first of all in fact if. you send out a lot of mail that that. right there will pay for the entire.

selling land correctly for a few hundred. a month so really let that sink in for a. second any problem you have you can come.

come to us or come to the other people. uh many people make way more money than. we do on Discord and want to help like. Sid yesterday you know just I learned a.

bunch of stuff just talking to Sid. yesterday uh so this membership scenario. is not we're not here Jill and I didn't. create l academ unlike many other people.

on the internet to make money we created. it to get partners for ourselves you you. know both money Partners on our side yes.

we go out and get money on huge deals. and Syndicate them thank you and you. know for you to not have to go through. what we went through true so this is a.

tiny little expense you know if you I'd. like to know if somebody owns a couple. of convenience stores that aren't doing.

well who they could. call some life coach maybe that for 22. $80,000 a month that's just not how. we're we're wired and we're we're wired. to create uh an environment to that's.

priced to keep our lights. on that was perfect thank you very. much I couldn't have said it any.

better all right so back back to our our. funding you know we decide that and and. when you get in I'll give you my.

template so you have it like I need a. partnership temp blood for me and this. person yeah look at Sid I'm wiring money. right after this call for a Monday close.

100% funded by others and we know what. deal sit's doing he's got he's got his. own though we don't pay sit to say stuff. like this this is so smart this is the.

result of land account yeah this is so. smart you should be doing. um sending you what what did he.

this is. good this is awesome all right uh let's. get back to this here okay so you know. basically um and then you have other. people's money I was just giv you a. little heads up I know people that have.

said I I brought in my brother I brought. in my dad I brought in my cousin you're. going to get to the point where other.

people are going to want to give you. money if you let this leak what you. doing and and you start showing up in uh. in in different cars.

or whatever it is for you your friends. are going to go what's going. on trust me everybody the members can. can attest to this and they're going to. say well can I just give you 50 Grand.

and can you turn it into 100 Grand. because you just told me that's what you. do I want you to be didn't hear anything.

yeah be. careful because it's it they they can be. your worst nightmare because they don't.

get and the time frame and explaining it. and everything since people like I'll. just give you some money nope not doing.

it uh so that's just too hard they don't. get it they you know it's so much easier. to stay uh in your world trust me that's. a lot of the things that you're that.

you're learning here and why we're here. like like Jack just said you know a to. help you and take the learning curve out. make it easy for you we're always one. step ahead of you we're doing deals too.

that's partially my internet like look. at me I'm clearly not the best presenter. but I'm really good at buying selling. land I don't have zoom licked and I. probably never will you look good too.

though that's that's important. thanks good all right side note about. funding like I was talking about just.

just make sure you know there's no. shortage here we all believe no good. deal should go to waste you will never. worry about running out of funds for.

deal in this group like he said for a. couple hundred bucks I know people that. spend thousands a month to have access.

to Deals like the ones we come up with. and because of that I know that there. are people in L Academy that join L.

Academy that have no intention of ever. sending out one offer they are only here. because they know how smart you are and.

to fund your deals and you're educated. properly at Atlanta Academy yep because. they've gone through it and they know. that you're gonna they know that you're. gonna lean on us if there's any pickle.

and we'll help you you know that's the. thing with. 16,000 deals.

or. so we've probably had your situation. you're staring at today I have a pretty.

good idea how to get out of. it so I want to talk to you for a few. minutes about. um yeah thank you an he's like yeah. don't do deals with family right um I.

can't Neil I can't believe hard money is. still. around I truly can't believe how much it. costs and what they put you through and. just it's a the original predatory.

Landing in my opinion thank you Neil for. sharing this I used to use a real estate. investor who was not land uh not for.

land deals Who provided me hard money at. 10% he was a headache I just went back. to partnering with other land investors. and splinting at 5050 there you go gosh. it's so much easier the whole thing here.

too like Jack said we talked about. yesterday about why we don't improve. them and what we're you know things like.

that because it's about volume. do it move on do it move on you know. make 10 20 30 40 50,000 move on do that.

do that every time real fast and before. you turn around don't look at your bank. balance just just get it into a machine.

and when you come up for a in December. and go you're gonna go whoa what just. happened and then you put your head down.

and do it again that's what we're. teaching you to. do want to talk just for a minute about.

wholesaling and I used to use that term. as the way that I sold property back. when I started doing this hardcore when. I full-time started doing this with Jack.

15 years ago I used to call myself a. wholesaler and it was not because I was. taking it under contract I called that a. terms deal or an I call that an options. deal that's what it was back then back.

in our day yeah there's cost something. costs something it gets wholesaled by a. distributor to a retailer right that's.

where wholesaling that's what the real. meaning of wholesaling is this day and. age sing it means uh you know cookery.

yeah they changed the term I had to stop. using wholesaling because I'm like. that's not what it is but now that's.

what everybody thinks it is but you're. right so I would what what we're meaning. is I would buy it sell it as a wholesale. price to my other investors bu I'm not. making it pretty I didn't take pictures.

I used to send out a spreadsheet I still. do sometimes to some people I used to. set out a list of properties state. county APN anything special I knew about. it a price and they would Emil back and.

go I'll take number one number three and. number five it was. great so yes we are I'm I am seeing the. time here so um or or a partner's money. into a deal it's a different I'm gonna.

get in the middle of this deal I'm gonna. get a listing and I'm going to get a fee. for not really putting any skin in the. game and so we don't condone that yeah. we don't we do not condone.

wholesaling we have very few people in. our group wholesalers I don't think. there's any in our group that are. wholesalers not like this so yeah that's.

not that's not what we do so now you. understand what it is I'm going to go. through these why don't we do it well.

things can go wrong if you're running. around with a contract and you just have. a signed piece of paper that you know. you are in control of this deal you have. Equitable Title that you can now go turn.

around and sell the deal boy that's all. you have what the seller can go dark. they can change their mind you can call. them in a month and go let's do it and. they could say oops sorry I I didn't.

hear from you I I sold it to my brother. I told them what you were giving me my. brother said I'll do it that can happen. you want to have control of the deal. that's why you buy it and lock it up.

fast some websites too won't even let. you I think Zilla might even be one of. them but they won't even let you Post. Properties unless you own it so you're.

you're you're removing a large. percentage of reach to buyers think. about that some Brokers won't work with. you because of that too they want to. work with the they and I agree with that.

they want to work with the seller they. want to work with who owns the property. I really and you know not just who has a.

you know bested interest you know they. want to know you own it you have the. right to make the decisions on it.

whatever it is it's a big difference. and then there States like my last. little point is South Carolina just. recently ruled against it and I and I do. think that that could spread I see that.

spreading and the reason is to um you're. not licensed to be representing. somebody there's a reason why States.

this is this is a prid speech there's a. reason why and Margaret and our other. our other agents in this group right now. um they went through a lot of Education. in school and they're licensed and they.

have rules and they are bound to those. rules to really look out for people and. and you know the best interest of the.

seller of the buyer it's all you know. regulated and and and and they pay for. that too not only have to do all this. stuff by the way they pay dues and and. everything um someone running around.

with a piece of paper not bound to any. rules I I don't I don't really agree. with myself I want you to own it and. that's the whole point here today if you.

don't have the dough to buy it call me. now we own it now your job is to sell it. really. fast now when to use these guys I we.

over the years we have we have gone back. and forth on this and I'll tell you. nowadays there are more not a lot but.

there are more uh very phenomenal land. Focus Brokers and agents out there that. I love I pay them up to 10% some of. these white tail property guys that's. what they command they a lot of them are.

like under $100,000 sale price it's 10%. over 100,000 they rock it back to. six% and I happily pay them it's baked.

into the deal I'm buying it knowing that. I'm buying this for. $25,000 because I'm going to sell it for. $90,000 now in that.

$65,000 spread I've got my escro costs. I'm more than doubling my money and my. commission I'm not and even some wiggle. room that's that's what you need to be.

thinking out thinking about so thank. you um oh that's great yeah with fish. fiary duty to the seller not the. wholesaler that's good I like that. that's the title of a.

podcast actually that is I think we. might Anthony do you mind if we use that. that's good this is really great um so. what are the pros to using a for selling.

yourself let's just go back the pros of. selling yourself it's GNA save you on. commission that's pretty much it I don't. I don't have a lot of Pros other than. that here are the cons your time and.

your money now you're gonna get a. photographer you're gonna get a drone. personel they pray they don't get shot.

at. um was that came up on. the person and somebody was shooting at. the Drone I'm like oh gosh they didn't. hit it thankfully but they scared the.

poor drone guy you're not going to deal. with any of that you're not going to. deal with posting your property this is. a lot of work posting the property. getting the pictures getting the Drone.

shots writing the description making. sure it's up there making sure it. doesn't get taken down did I do. everything right getting all the. questions.

answer all of that oh just to get it up. there for sale great now that part's. done whole please you're not done here.

come the sellers or here come the buyers. I got to talk to their calls and answer. their questions and and make sure they. know how to find it all of that and then.

here then they're then they want to run. this number by me run that number by me. so that's the cons of doing yourself now. you can see why using a broker pays off. your and your job should be finding. those higher Dollar Deals where broker.

will take you seriously and they want to. sell it when you have a property for. $20,000 for sale do you think a broker's. going to get interested no I wouldn't my.

commission is how much maybe two two. grand maybe I tell you I have a flat. rate I probably do if if I'm smart like. I'd say all right I'll take it on Jill. but I'm only gonna I need at least 3,000.

or it's not worth my time at all and. even then they're not about that. interested versus hi you know I'm. calling you to help sell my property.

it's 150 or what actually what do you. think first of all in a perfect world. you know going to come back I thought it. was 120 sometimes they're going to think. it's even more but um they're going to.

get serious about it those higher. numbers and this is my favorite so. coming into it we agree on a sales price. we agree how we're going to communicate.

you know and and then I get to walk away. and move on to buying more property. that's what should happen the other.

thing here too is to think. about uh volume how many deals can I. keep going at a time right here like. it's a lot of work maybe 10 personally.

you know and if I'm doing this by myself. dealing with 10 things for sale why I'm. answering phone calls trying to buy a.

new property oh my goodness this is. going to really be a lot versus I hand. those 10 or 20 for sale off to different. brokers in different areas and they just. reach out to me when they're like okay I.

finally have a real offer this is what. it is what do you think I love this and. the only the only con is yeah I'm paying.

commission so what it's better than. paying a staff member by the way think. about this so and again. I this into the into the uh the deal so. we are not bad we are here right uh.

almost on time for our sweet heavy. hitter mailer Mike hman so our team's. gonna makes a lot of things I bet he's.

not sweet though oh that's I don't know. yeah yeah Mike's probably like really. hardcore so we're gonna my team's gonna. uh get get Mike hey before Mike sets up. yeah I just looked up what the average.

co uh credit hour costs Nationwide in. this country and it's. $477 I'm not selling anything here I'm.

just doing that oh for college I'm doing. math holy moly a five crit that means a. five credit undergraduate course costs. what two 2500. bucks wow for one course one course. that's going to teach you about I don't.

know Ro ancient Roman history they're. not going to teach you how to be wealthy. for the rest of your life so please.

are like you right they got the data. they got the sale and so sh enough and. they stuck with it though and and now.

they're just they're rock. stars yeah they're up there in their you. know expensive.

Lakefront house now and yeah. they don't they don't come down to us. little people.

anymore buing boats yeah you're right. yeah yeah no they're good. yeah awesome so so please if you would. share you know some of your journey here. for anybody new trying to decide if this.

is something for them yeah so my start. was you yeah I had rental properties. here in Illinois where where I live and. I kind of reached a point where I could. quit my job so I did but I needed.

something else to do and I wanted. something else that I I like to do that. I was engaged and I found this I found. land and I actually found I went to two. two of the other ones first and I both.

of them neither one of them made sense. and then I found this one and there was. a guy here from Mantino which is like a.

small town and I talked to him and then. then I was going on Luke's website and. seeing his numbers I was like man this.

is kind of neat so that's how I kind of. get I found you guys and I think maybe. it's because Jack's from the Midwest and. he's got the same kind of common sense.

but no nonsense take on business in that. it just resonated with me and I think. the psychology of sending out the offers. instead of hey call me I want to buy. your land and getting 5,000 calls again.

kind of a common sense thing that really. just hit home for me and that's how I. got into it and you know I I've kind of. all these things is when I first started.

I was using my own money on the on the. low-end stuff and then I did you you. guys had just done done your financing I. think I did two deals with you guys that.

were really home runs I was like oh this. is great and then I I partnered with. somebody for a little bit and then I've.

had family come in I've used hard money. and now I now I'm I sell fun I I decided. to sell some of my rentals here a after. covid and then that's now I I'm using. that capital and then yeah kind of that.

Journey though is now I kind of view the. the land stuff as kind of a core Revenue. stream even though like last year I. didn't do much mailing really because I. was focused on the cabins but it allows.

me to then do the stuff that I find and. try right so like in Tennessee I started. building.

cabins and that's been a real the the. first couple years it was it was really. tough but it's one of those things just. like like land you stick with this right. you you are you are going to do well.

you're going to succeed and the success. is is a significant number right so and. it's something that you should enjoy if. you're not engaged in this it's not the.

right thing if this isn't fun but the. other thing I would say is again I I. view land as the core thing as the core. Revenue stream and then I try these. other things.

because I want to see if I like doing. them so like I've the cabin building the. rental cabins out there in Tennessee. that's been fun I've tried doing mobiles. I've had some okay success on that it's.

a lot of it's a lot of effort if you. don't have the right boots on the ground. um but I I'll try anything I I we I.

recently bought mineral invested in some. mineral right thing so I want to learn. about that next right it's like so it's. kind of the I I'm the probably the.

opposite of Jack where Jack is hey don't. do this value ad as much don't right. just stick with the land and you'll do.

well and I think that's true I think if. you stick with the land and become a. land expert and really like especially.

some of these areas right like my. Tennessee one I it's like a bank it's. like a piggy bank every time I mail it I.

know I'm going to make 60 to 160 grand. every mailer and I'll mail it about. every nine months to 12 months and it I. just sent one out I just got a couple. back and that's about what I'm going to.

get so I mean and. that's logically what I should be. telling myself is I should do that on.

more areas but again I think there's a. there's a personality fit is ultimately. is you get to decide what you're looking. for and what you enjoy because when you. hit a certain number I think it is it's.

like it's the reason why Jack and Jill. are out there now going you know it's. like yeah they could be making a lot. more money but it's about life balance.

right so you pick the things you like to. do and and sometimes it's a learning. process in life you just want to you. want to. pursue we've had a lot of people come.

through a career path you included where. this is uh buying and selling land has. become the thing that runs in the. background that pays for other Pursuits. or vice versa and those people seem to.

have and you're I include you in this. this mentality that I'm G to throw. 100,000 bucks at this thing hopefully a.

couple hundred thousand comes back uh. and then if it does relatively. consistently you put the right person in.

place we've done this you put the right. person in place and it just becomes that. machine and so I really think uh I.

completely agree with what you're say. but it's all in your it's a it's a. mindset you have to see it yeah well and. that career path thing again i' had been.

doing a couple years and I was actually. at the peak account of just the revenue. that I was getting at that time but I.

was like it was worth it actually that. the funny thing is is that's how I. that's how I reeled in Sam and and Carl.

is they initially were kind of on the. fence and then that career path you I. think it was your first one and they're.

like oh we don't know we don't know if. we going to put this money in I so I. actually paid half of that for them so. great yeah yeah like here I'll pay half. and you just share with me what you.

learn right just after you're done it. because I was convinced that they were. going to do well I'm like these guys are.

gonna just hit like when they actually. see what they can do and actually get. into especially with with Sam being the. data and Carl being the S like yeah so. so that got him that got him into that.

but I so after they did it they kind of. shared with me this stuff I'm like I. still want to do it so I ended up doing. the career path myself.

the value there is is just phenomenal. and again it's yeah it seems like a lot. of money went you know hey it's this. amount but ultimately it's like no you.

you'll make that and then some on your. first deal and the the the value you get. from that career path and then the it's. not a oneandone thing I looked at it as. it's almost.

like a door to you know to a membership. that now I'm always all the career path. stuff you guys do it's like okay I I can. get in that can get in that I can get in. so that's why I do it I think that I I.

just think that career path is is a huge. value and I'll go back again I mean. again it's not necessarily about. learning something you like to pick.

something up but a lot of times there's. somebody in there doing something or. saying something that you go that's.

that's a nugget right so that's why the. career path thing yeah I'll be I'll be. back in there okay I just like that it's. good networking and it's good it's good. to kind of be part of that I love it.

this is a lifestyle it is right that's. exactly yeah your lifestyle is you know. should I build cabins should I you know. or this is what you know next year it'll.

be something else well you're like us. too what you always have land running in. the background and it pays for you to go. off and try and experiment do whatever. you want to do I love that's what we do.

and for for some years ago way before Al. Academy we tested other things outside. of this space and land always kept us.

going so it was funny we kind of like. what are we. doing we would kind of we wouldn't give.

sometimes we wouldn't give land the. attention it deserved and then we were. like all right we just you know yeah.

that over the years it's like ah where. you know I go through we go through with. draws it's like I haven't done a land. deal I haven't closed a land deal on.

this on the buy side the buy side is. where you get high not so much a cide or. you're not even trying and I'm like Fu. well imagine if I really put my head. down in.

so yep it's true I interviewed Steve. hogon about I don't know when it aired I. think last month and he said I I can't.

not do this yeah and he's you know 70s. almost or at least almost 70 but I think. it's the skills too of doing the land so. again this thing can came up with with. Max brother-in-law about this mineral.

rights thing and he knew some. information we talked to the guy I'm. like wow that's kind of interesting but. the thing is is Norm nor people go well. that that's as far as they can take it.

just so happened his family was selling. one but I want to learn how it works. because I know how to mail I know how to. right I could if I could figure out how. to so that's that's the advantage to me.

I think is there's just there's so many. ways you can kind of same way with the. mobiles again I mailed mobiles well I.

didn't come up with that that's from the. that's from the land Academy once you. learn how to do land you can kind of.

figure out other stuff so you also it. Tak is reading one article or reading. something else and now you go okay I I. know how to use the base skills from the.

land to do this to do this to do this so. yeah it's it's just the again the. greatest way to get as a real estate.

agent it's the greatest way to get. listings there ever was to apply this. methodology so you yeah sorry go ahead. yeah go ahead I was going to say so you.

say that so that is so my land had kind. of going into a low because I've been. doing I've been focused on getting this.

cabin thing kind of in place where it's. more you know I've got the systems and I. got the people and now that's kind of.

going and now my builds are going but. now I want to get back to land and I was. thinking before I got back to land you.

know about six months ago I'm like how. do I do this better and how do I you. know I deal with the Realtors and deal.

and so I'm having my employees become. licensed realtors in all these other. states. right because what happens is like you. said is a lot of times you can't get.

Realtors to call you back you can't get. them to do this or you find out they're. not calling other people back well this. way my employees are still doing the. same they're still getting paid by me. for their work for the land but then.

then they're listing it so now they can. make more money because they'll make the. and I know I'm getting the service level.

that I expect so great so that's what. and yeah so right I'm like if I fix real. I'll make them right I'll. go yeah so that's kind of say anything.

like uh do you say anything like seile. when you're asking your real estate. agents to do stuff that work for.

you but I think they're excited too. because again like some of these deals. that because that's what I told them.

like you said for a real estate agent. it's a no-brainer right so we get ones. in if they're really good deals I.

close if they if they want too much. money normally you just throw those away. but now it's like hey why don't you go.

why don't you go get that listing sell. it they they want to sell you already. know they want to sell they told you and. they told you and then the they can make. extra money here and good extra money.

you know some of those stuff you go if. it's going for 80 100 you know they're. getting 3% of that two and a half.

percent that's a nice extra bonus when. when when I send out you know 10,000. mailers and they get 10 of those that I. I can't I can't.

flip that's we looked at the last mailer. I did and I like oh I passed on this I. passed on this it was. $350,000 in.

listings all they got to do is go sign. them up because these people have. already said I want to sell here's my. number it wasn't and some of these.

numbers were actually kind of good it. was just it wasn't enough where I wanted. to put Capital out but it was like yeah. they'll sell fast too so you do 3% of. that that's nine grand that's a nice.

bonus for one week a mailer so yeah. again it's a way to pay the but yeah I. think the employees are just as excited.

as I am but one thing I would say is. this is where I'm trying to I'm trying. to sneak into on the wholesale side. because one of the things you mentioned. and I know again I'm kind of the anti-. Jack sometimes but we don't do whole so.

that's what I'd say is cut this part out. later when you do the video. because exactly but like there are deals. where it's like I can make 10 grand or.

you know if I hold but I don't there's. not enough there and I'm not really sure. it's like well if I do like I've already.

had them check it's like okay go check. with the Brokers that you're going to. sign up for in that state and find out.

what they'll and that's the thing is as. long as your contract has certain. disclosures to the to the owners that.

that sign the selling contract and as. long as when you list that you have. certain.

disclosures then you can do it and then. you you do have a licensed realtor and. they are doing all this training and it.

it's taking longer than what we we. thought it would take to go through. those 90 hour classes are not 90 hours. yeah yeah nine times too but I do want. to I do want to see what I can because.

again if I can make an extra 20 30 grand. a month off those ones that normally I. would throw away I got I got to look at.

that because that's that adds up. quick we've had relationships with real. estate agents in the past where we just.

take a finder fee which you know the. deals that we pass on very successful. real uh relationship we haven't done it. recently because it doesn't add up to.

enough money to to make it really. worthwhile versus actually buying. property and reselling it so I like your.

way because you're going to control you. know it's vertical integration you're G. to control the whole thing well that was. the other thing is like I've talked to.

Realtors before about well yeah I could. pass on the leads but then there there's. some issues with the finders fee thing. where legally there's some and then but. option wise like they wanted that's too.

much work and I understood it it's like. to to create a listing and then have. this extra language in there that they. have to answer those questions they. don't want to do that because they're.

they're not getting PA enough on land. but here my employees are already. getting paid so for them it's like it's.

a it's the opposite right it's like. they're getting paid they I'm just I'm. technically paying them to put their.

listings up and if they get the. commission that's theirs so I don't get. any part of the commission but but yeah.

I I think it'll be interesting to see. how it plays out worst case is if the. whol sing thing the option thing ends up. getting killed at least the employees.

then can get extra bonuses so I'm like. all right right that's great and at the. end of the day pure entrepreneurial. thinking land is always taking care of. all of it while you try this and try.

that and try that and try that yeah. beautiful yeah oh there's a lot of ways. to tackle this yeah you have the.

it to be all centralized with the rules. and Jill and I are monitor the whole. thing and all that I don't we don't want.

that you're an entrepreneur and you will. connect with somebody at some point and. they're and then they you guys will go. off and do this happens in career path.

every single career path and still look. at Mike and still people are connected. and doing deals together yeah we're not.

the deal police nor do I take a. percentage people have asked that to. there's there's people out there there's.

groups that you get into and the group. for organizing it gets percentages of. the deals we don't do that whatever you.

guys do I wish I my only thing is hey. please think of me someday if I need. money or you need a partner please think.

of me that's all and I'm I'm we're so. proud we're we're we're doing just fine. you know our land deals are our number. one. business and uh we are doing fine and.

nothing makes me happier than hearing. how great you are doing and I'm here to. tell you I know for a fact there are.

several of you that do more deals and. make more money each month than we do. yep and you know what go for it good for.

you it's like my kid passing me up I. don't have to worry about you you are on. it and then again you're doing think of. me someday if you ever run out a dough. that's it my entire career my entire.

professional career uh up until about. five years. ago it was a struggle to locate Capital. and I have uh admittedly a personal hang. up about debt not about parnerships and.

Equity debt taking on debt to buy a car. taking on debt to buy a house all of. that I we've had a lived uh a happy.

every night knowing that I do not lack. Capital if I have a great deal or even a. reasonable deal I can it's a key couple. of key strokes away for me to raise.

he's all set why would he do that. because he wants to get to know you. because there's a darn good chance that.

if you're interested in this at this. level that you and him are going to be. partners it's part of his business model.

to uh to educate in his own way along. the Atlant Academy. guidelines you so that you can bring him.

great deals and you can fund it maybe. your partners on other. stuff all the time yeah win-win yep so. you're gonna have special dedicated. there's an email special email account.

all set up for you to for if your coach. isn't available somebody else can jump. in and help you or making sure that you. get what you need when you need it a. separate Discord Channel just for the.

and then and then the other the other. week it's going to be you know. Mastermind deep Dives where you pick the.

topic you as a group say we all want to. know this you know maybe you want to. talk about because these are things that. come up that like listing property tips. when dual zone that comes up sometimes.

there's things that go on you know in. Discord and other groups and you're like. you know what I want to do a deep dive. on that I want I don't want no surprises.

I want to know what to do how to plan. board how to sell these properties all. that good stuff how to fund someone.

you're going to pick it whatever so one. week two this will be and these monthly. ones will be led the guided ones will be. led by Jack and I or Jack or I depending.

what the topic is and then this one it's. kind of we're going to bring in. whoever's the best at what you. need so and and then we'll start guest.

speakers so and again we're just we're. developing this right now so as we go. into this I want to start this in August. that's uh my month so now is a perfect.

membership and now maybe you add in. coaching and you make sure with your. coach your coach is going to make sure. you're doing deals are going to pay for. coaching period how about looking at.

like that that's the whole point because. if you're not then we got bigger. problems you know we're going to solve.
