every week to show you what's been done on multiple deals we'll start out with one particular deal where the payday that we're pursuing is over 400k on a motel but not only will you access this content on the process you will also be able to get your questions answered through the community now the other property types that we will also be pursuing that you'll have access to as we put those deals together Beyond hotels and motels will also be land multifam self storage and possibly warehouses now for GP we will sprinkle a few houses in there because I've done those so long and I know a lot of you guys are still interested in those also now I should have probably done something like this before and people have asked me can they follow me through a deal really didn't know how in a sense that they were actually talking about coming to Birmingham to do that and that just would cost too much on what the way I would want to do it and then it's not like something I can just do in one day now this is going to be a process to be able to follow me throughout an entire deals actually multiple deals as long as you're in Community now most commercial deals that I've dealt with over the time that I've been pursuing those and the ones that we've actually closed generally take a minimum of two months but more closer to 4 months but those paydays are so worth it and it could be lifechanging for a number of reasons but probably the best thing that I love about it I haven't seen any of these properties now what you're going to see in this community is number one how to find deals and once you actually locate an owner that's actually interested in selling how to actually talk to talk or generally speaking what information do you need to be able to underwrite or analyze the deal to see if it's an actual opportunity or they're in la la land now that then gets into the negotiation process now everybody does that differently but you'll see how I think through things which I'll share all of that with you and then you will be able to tweak it to fit your own process when it comes to negotiating now let's assume we have a deal in place next is the paperwork which is a huge part of it and how and what contracts we use to get this done you'll be able to see that on each deal and how you'll be surprised on what owners will accept when you're trying to put these deal togethers as far as terms the time frame the earnest money deposit and so on now speaking of earnest money a lot of people that's one of the things that holds them back from commercial real estate because of the price points owners are generally expecting a certain amount of money that $10 stuff $100 stuff normally is not going to work you really would be embarrassing yourself to even offer anything like that now of course offers are free but I'm just telling you how it works in the big boy world now once you do actually have a signed contract from the seller now it's time to find a buyer which is obviously very important when doing so but what you assume find out whenever you're trying to place a buyer with a potential deal all buyers are not going to be interested in that particular property but guess what in most cases they will let you know what their buy box is meaning that deal doesn't fit what I do but here's what I would like so as you can imagine that can pay off greatly in the future future on other deals now assuming you have a buyer then it's of course the contract process with that buyer and what are the earnest money deposit expectations on that end which is very important when you putting these deals together which is key in knowing how real of a buyer you have for your potential deal now again in the community you'll be able to ask your questions and you'll get those answered on a daily basis now one of the things about just this level of real estate the unexpected is guaranteed to happen and this is where having the opportunity to
