Guide to Different Home Builder Types

this is like the video you should start with if you were considering a new construction home before we even talk about pricing layouts neighborhoods you have to know the Builder types first so we're going to start with the basics and that is entrylevel Builders and when you think of entry-level Builders I want you to think of Builders like lenar Dr Horton KB Holmes LGI these are all entry-level Builders these are Builders you're going to see everywhere in the Houston suburb some of them will be in master plan communities some will be individual neighborhoods that are built primarily by this single Builder if your budget is on the tighter side or you're a firsttime home buyer these are probably the builders you're going to end up looking at and purchasing with so these types of Builders they're known to be very affordable but they have limited customizations when it comes to building a new construction home typically if you get one of these homes it's going to already be built or built very quickly you can easily purchase one of these homes in under 3 months these homes can typically start around 300,000 depending on the area but you will more than likely stay under 450,000 if you go with one of these home builders my honest opinion about entry-level Builders is that if you are looking for an affordable option you're looking to get into the housing market you are a firsttime home buyer these are excellent Builders to get in with they do a solid job for what the house is but you have to go with a mindset that you're not going to get luxury ref finishes you're not going to be able to customize it in any sort of way your house is going to look like everybody else on the street the warranties are going to be kind of iffy they're not going to be the best warranties so if you do go with one of these houses you're just going to have to be prepared that is going to be a little bit more maintenance and they're not going to be as fancy as the mid to Upper tier Builders but if you keep it for a few years and let it appreciate it is going to give you some Equity to be able to sell that home and go to a mid to luxury Builder I've helped many first-time home buyers buy these types of homes and for the most part they've had really good experiences I just really want to emphasize to know what you're getting into to know the pros and the cons of these types of Builders so that you are fully aware and your expectations are met through the years then we move into the mid-tier builders and when you think of mid-tier Builders I want you to think of David Weekley chesar Holmes Taylor Morrison py Holmes these are are all solid mid-tier Builders and these Builders are where you're going to see more options they're going to have more finishes in the entry level but they're not going to be as luxurious as the upper tier Builders this is a very happy medium you're going to have enough customizations that it feels like your home you're not going to get a full custom experience with a ton of luxury finishes but you are going to have enough customizations that it does feel like a home that you built typically right now you're going to find one of these homes averaging about 4 to 600,000 here in the Houston suburbs with mid-tier Builders you're going to have more flexibility when it comes to design options as well as layout options with the entry-level Builders they're not going to customize anything they're not going to change anything they're probably going to have just a few floor plans from you to choose from but with a mid- tier you're going to have more floor plan options and more customizations within those floor plans these are also going to be building and more mid to uper master plan communities which tend to appreciate a little bit higher here in Houston compared to some of the entry-level neighborhoods these are really popular amongst families and people relocating here because it gives you the best of both worlds you get to build a really nice house in a really good neighborhood without breaking the bank like you would with the upper tier builders that we're going to talk about in a minute my honest opinion is that these Builders are great they're the best of both worlds and you get really good value especially if you're going to build from lot to completion you'll definitely get more design options and more floor plan options I would just advise you to be very careful through the build process and the design center appointments because it will add up very quickly to the point where you might as well have gone with an upper tier Builder when it comes to design selections my favorite mid-tier Builders are David Weekley and ches Mar Holmes I do believe they give you the best value for what it is and the best build quality that's just my opinion take it or leave it all right and now we're getting into the high-end Builders or the upper tier Builders I want you to think of Builders like Perry Homes Highland Homes Newark homes these Builders are more about delivering a polished product that has a lot of individuality per house so if you are building two of the same FL plans in the same neighborhood these houses could look completely different because you get a lot of options within the build process generally these homes are going to start in the mid 500s and go up from there and they can easily go well into the midd ions this is where you're going to get those luxury finishes think like the vaed cathedral ceilings the big rotunda staircases the really nice kitchens with the double cabinets these are these types of Builders these are usually found in the top tier master plan communities the highest rated best of the best master plane communities I guarantee you these types of Builders will be in those communities I've had a lot of buyers who are in the mid-tier budget who see the mid- tier Builders and then they see the upper tier Builders and they usually want to go with a smaller house with the upper tier Builders just because the details of the houses tend to be a little bit more elevated and it just feels a little bit more luxurious you're definitely going to have a home that feels a little bit more luxurious and a little bit more detailed built but just because it's an upper tier Builder doesn't mean that the quality is the best they do have warranty issues delays all sorts of things not just in the upper tier Builders but in all these Builder cheers but what I'm trying to get at is just because its high-end doesn't make it perfect they still have a lot of delays and a lot of issues within themselves these Builders tend to hold their value 5 years from now after the home is built you can definitely tell the difference between a lar home and a Parry home when you walk into it and then we have the semi-custom and custom home builder such as partners in building if you're dreaming of a home that is completely unique and you are part of every single step when it comes to designing the house this is a great option this is the Builder that's going to give you the most options when it comes to tweaking the floor plan and making it 100% completely yours you have full design control if you can dream it they can probably do it most of these homes are going to start in the 800,000 and UPS here in the Houston suburbs they also have very long build time since it's fully custom it's usually going to take about 12 to 18 months to complete these homes my honest opinion is that this is the ultimate luxury I've seen some really beautiful homes by these builders but the process can be very timec consuming often overwhelming and very expensive you're definitely going to have to be patient and decisive if you go this route when it comes
