Uh here's another short knowledge bit um with regatu MLS status uh for for sale and also for rent. So for sale uh we uh the status progression will start from uh coming soon uh when we are kind of like premarketing the home. Uh at the coming soon status we should already have the price we have the description everything should be almost ready. Um um to me it needs to be complete the MLS listing but the coming soon status is like premarketing uh alerting all the agents but no showings are allowed per MLS rule no showings are allowed. Okay. Um and MLS require we need to have a price um somewhat completed the um MLS listing and at least the front picture. Okay. But in our practice we always complete them even though in the uh coming soon status. Next one is the active. Active is uh uh the home is uh being actively market uh marketed in the uh market and we allow buyers to come and see the home and then uh the next status would be active under contract. This means that the home has contingencies. Typical contingencies are three inspection, appraisal and financing. Uh that usually how it happens in sequence. And uh we are still allowing showings in the property. But usually once the status goes to active under contract, no showings, no agents will show that anymore because they know most of the time like 90% of the time or 95% of the time the home will be uh closed. And then after uh active on the contract, the next status is a pending. on the pending uh there's no more contingencies or we as listing agent are um confident that uh the house will uh will will close. So for example uh you typically for us once the home pass inspection and pass appraisal we switch it to pending and then at the pending status we will announce uh the buyer's agent's name okay that will be published to everyone in MLS and then after that close okay closing is a settlement it's an event uh where the when the property changes happen okay but those are for sale and then Quran is very similar sometimes you go to coming soon and then active Um and then um when we have uh um lease application when we are sorry when we have a rental application we are processing usually we still keep it on active uh until uh um the landlord approves and we have uh assigned lease uh then we switch it to pending uh in the rentals uh a bit rare we set it to active under contract. market and then once the tenant move in we decided to rent it. Okay, there are some exceptions to this rule so depending on the situation. Okay, but those are the general uh progression or the status in MLS for for sale and also for rent.
