so you're thinking about moving to Dallas and that's cool but here's the thing that nobody tells you Picking the wrong neighborhood can absolutely ruin the vibe I'm serious Dallas is enormous guys And where you live completely changes what your day-to-day looks like Some areas feel like you're in the middle of Manhattan Others feel like you're living in a Netflix suburban dream And then there's the spots that most people don't even know about yet We're talking about those upand cominging areas that we're going to fill you in on And listen I've had so many people ask me this important one question Mark if you were moving to Dallas where would you live and that really got me to thinking I need to put this in a video for you guys And to give you the best idea of these situations I'm going to break them down by lifestyle So whether you're a young professional a family looking for school someone who wants walkability or you just want that hidden gem before anybody else finds out about it look stick with me because by the end of today's video you're not only going to know where to live you're going to know where you So how much do you really even know about Dallas but before we start picking out neighborhoods let's talk about the lay of the land Because when people say Dallas they're usually talking about the entire region not just one city You see Dallas is part of a much bigger area called the DFW That's Dallas Fort Worth right and this is by far one of the largest metros in our entire country You've got Dallas proper which includes downtown uptown East Dallas and Oak Cliff and a few more core areas right but then as you head north you get more into the suburbs Places like Plano Frisco McKenna and Allen which these places have exploded over the past decade And here's something that most people really don't even realize The culture vibe and even the pace of life completely changes depending on where you land You see Dallas proper gives you more of that urban energy that walkable areas with the night life apartments all the highrises But once you start heading north or west it gets more residential really quickly Like that more suburban with just the bigger homes more space and a different type of day-to-day life You know the major highways like 75 635 and the tollway they're going to slice right through everything So your commute time becomes a real factor wherever you're living especially if you're working in the city but living further out guys So now that you've gotten your bearings a little bit let's start matching areas to your lifestyle But before we jump into that guys if this is your first time to the channel I'm Mark with the Dallas Relocation guys And we help people buy sell and relocate right here to the Dallas Metroplex And folks look there's nobody bringing you the type of content about living in Dallas Metroplex quite like we do So if you're thinking about making a move feel free to reach out All of our contact info is down in the description below and pinned to the top of the chat So with Dallas's growing job market I get asked all the time "Where would I live if I was a young professional looking for a great spot to land?" And I always tell them right Dallas has some incredible spots where you can live work and play all in the same zip code The kind of area where you can grab a coffee in the morning walk to work or hop on a scooter hit a happy hour with your friends and still make it to a gym class or a live show all in the same day So let's go ahead and break this down for you First up is going to be uptown This is easily one of the most popular areas for young professionals right and for good reason It's packed with luxury apartments rooftop bars co-working spaces and restaurants that actually stay open late It's going to be that super walkable vibe by Dallas standards and you've got access to the Katy Trail which is like a fitness and social hub all rolled into one Plus you're just minutes from downtown and the Arts District if you work nearby So next up is going to be Deep Ellum Now this is one for my creatives the music lovers and anyone who likes the grit and their glam Deep Ellum has this edgy artsy vibe to it I want you to think about music venues colorful murals late night tacos and the coveted warehouse loss It's that kind of place where no two nights feel the same It's not going to be as polished as Uptown but that's really a part of the charm Another one to really take note of is going to be Lower Greenfield And this is going to be a top contender guys This is going to have that more low-key feel than Uptown but it's still packed with all the trendy bars the craft beer spots and the great brunch restaurants It's going to have more of that neighborhood type of feel to it I want you to think treeline streets duplexes and a lot of cozy rentals It's going to be perfect if you want to be social and not in the middle of the party 24/7 Now don't sleep on Bishop Arch It's going to be a much more tucked away but it's becoming super popular with young professionals who want that historic charm and a much more relaxed type of place You're going to find boutique shops coffee houses indie theaters It feels like just a hidden gym with a ton of character Now let's talk about your budget real quick because rent in these areas can range from around 1,600 to 2,800 a month for a one-bedroom just depending on all the amenities and everything else that you're looking for especially with the location If you're looking to buy condos and town homes here they're going to start around 300 to 500K range and they're going to go up from there right you know each of these spots has its own flavor so it really comes down to just your personality Are you more of a socialite maybe a creative are you chill are you artsy there's definitely a part of Dallas that fits you And hey once you get settled in here and you start thinking about having a family you might be wondering where do people go when they want great schools more space and a sense of community Where going to be those best places in Dallas to live for families so if family is on the mind when you're thinking about moving to Dallas whether it's going to be because your little ones are already in tow or you're planning ahead right you want the space you want the safety and the great schools but also have access to the parks activities and that sense of community where kids can definitely go and ride their bikes without you having to worry about it The good news is Dallas has some seriously strong options for families and I'm going to break them all down for you Right So let's start with Frisco because this place is like a poster child for modern suburban living It's going to be clean it's going to be polished and it's packed with all the master plan communities top ranked schools and the kid-friendly everything We're talking about neighborhood pools walking trails playgrounds on every single corner You name it And then according to niche.com Frisco ISD consistently ranks among the top districts in Texas which is a huge draw for families right plus with the Star being over there that's going to be the headquarters for the Dallas Cowboys There's going to be tons of dining and shopping nearby so you're never bored Okay Right next to that is going to be Plano which has more of that established type of feel right it's going to be mature It has the big shaded trees and all the great public schools with tons of family amenities like parks libraries and the rec centers as well And if you have a kid in sports it has plenty of those sports leagues Lqueno has also made several best place to live lists over the years and it just has a great blend for the quality education affordability and the livability Right Then in shifting gears we can head over to South Lake right this is going to be where you go if you're looking for that luxury family vibe South Lake Carol ISD is one of the highest rated districts in the state The homes out there are definitely going to be larger the lots are going to be wider and the community pride just runs seriously deep It feels like one of those places where Friday Night Football is an event and the whole town shows up Just be ready to spend a couple coins because the price tag out here most of these houses are starting in the high 700K and they go well into the million-dollar range So Capella is going to be another gym that often flies under the radar It's a bit closer to the DFW airport so it's great for frequent travelers and the schools there are really strong too right the neighborhoods feel really tight-knit with great parks and a little bit more affordability than say South Lake And if you're looking for a newer community with more value but still highly rated schools then Prosper and Salena are going to be right up your alley And those are just going to be north of Frisco These two areas are growing super super fast and attracting tons of young families but they're going to be a little bit more spread out but you do get that brand new home feel for the space to grow into So when you're choosing a place to call home sometimes folks really put an emphasis on lifestyle So what if you're somebody who really doesn't want to rely on the car all the time what if you're interested in the most walkable areas in Dallas well let me tell you we got you covered on that realm too So let's just say you're the type of person who likes to ditch the car and have everything you need within a few blocks right you're going to have your coffee your brunch your bars all your grocery stores maybe even your office then this part right here is going to be for you guys Dallas is a car city by default There's no doubt about that But there are a few neighborhoods like this one where you can live in a more walkable urban lifestyle And honestly these pockets are some of the most fun and vibrant places to be So let's start with the king of the walkability in Dallas and that's going to be Uptown right this neighborhood was practically built for people who want to live work and play without hopping on the freeway It's going to be connected to this right here which called the Katy Trail And this runs right through the heart of Uptown all the way to downtown And this is going to have so many different things like your restaurants your bars your shopping and your parks right you can literally walk out of your front door and hit the Pilates class grab a smoothie and be at happy hour all in the same hour Plus it's got a great mix of apartment living and town homes which is why I mentioned as a popular choice for all the young professionals earlier And then you're going to get downtown Dallas especially the parks near the Arch District and the Farmers Market right it's going to be a little bit more business ccentric but if you work downtown living here can cut your commute to basically zero Plus the Dart Rail runs right through downtown So it's making one of the few areas in Dallas that has real public transit Next up we're going to talk about Bishop Arch and Oak Cliff right this has got to be just a totally different energy It's going to be boutiquey that historic and artsy with tons of small shops craft restaurants and the indie theaters and a coast of cozy cafes all packed into a walkable block Like it's not really going to be like your high-rise type of lifestyle It's more charming and just character-driven but it really has that type of appeal Another really underrated spot is going to be lower Greenville where you got that walkable access to all the restaurants the bars the vintage shops and even some bigname grocery stores It's more residential than say Uptown but it still has a strong walk-andplay lifestyle Now before we move on it's worth noting that walkability often means parking headaches right so if you're the type of person who lives for you know street parking and the wide driveways these areas might require a little bit of patience But for those of you who love that city living and just being close to all the action these are going to be your best bet But now look let's flip the script and look at the entire other end of the spectrum because next we're going to head to where Dallas wealthiest residents live And some of these spots they'll blow your mind Now have you ever been curious about the luxury side of Dallas because if you've ever wondered where you know the high power CEOs the pro athletes or the old money family lives this is where things start to feel next level Dallas has some seriously upscale neighborhoods And these spots aren't just about the big homes They come with exclusivity the prestige and in some cases a whole different pace of life So let's kick it off with Highland Park right this is the crown jewel of the Dallas real estate world Located just north of downtown it's one of the most established and desirable places to live in in Texas right i want you to think about sprawling estates You're going to get the private treeline streets perfectly manicured lawns and access to the Highland Park Village which is this upscale shopping district where you're more likely to see Bentleys than you will bicycles It's also going to be home to Highland Park ISD one of the best public school systems in the state So yeah families move here just for the schools if they can afford it So right next door to Highland Park is going to be University Park which shares a lot of the same perks top schools luxury homes and the proximity to SMU You know it feels slightly a little bit more laid-back than Highland Park but it's still very much a part of the elite scene Now if you're looking for the space and the privacy and that's going to be in Preston Hollow and that's going to be the move for you right preston Hollow is where you're going to find the gated estates on the massive lots often hidden behind walls and those long driveways right i believe George W Bush lives there along with a ton of business execs and the old money families It's going to be super quiet residential and feels more tucked away than say the park cities but it's still incredibly central right another area that's flying under the radar but not for long is going to be West Lake This one is going to be located a little bit farther north It's home to a bunch of luxury communities like the Carol where you'll find you know the private golf courses luxury club houses and the homes that look like they belong in Napa Valley It's ultra private ultra secure and you're paying for all that exclusivity Now price-wise most homes in these areas start in the millions right we're talking 1.5 3 million and even up to 10 But what you get here is more than just a house It's a lifestyle Now look not everybody's looking for those $5 million estates And honestly some of the smartest buyers right now are looking where things are starting to pop right so let's talk about some of these areas that are up and coming in Dallas and that could be your best investment Now while Dallas has its bigname neighborhoods some of the most exciting moves are happening in spots that are still flying under the radar at least for now And if you're the type of person who likes to get in before the crowd where there's room for growth rising home values and the buzz of transformation then this is where you want to focus right so one of the first names on the list is going to be the Cedars Just south of downtown Dallas this area has this like industrial type of vibe to it But now it's undergoing a serious glow up right there's a new apartment buildings going up bars restaurants and a lot of creative spaces that are popping up all of the time It's still super close to downtown like just a few minutes away but prices here are way more approachable than uptown and say Deep Up And the really really cool thing is there's a lot of character here right you get the historic lofts you get the warehouse conversions and that gritty turn to trendy energy Another one to watch is going to be Trinity Grows over in West Dallas This area has been evolving fast especially with its restaurant district gaining popularity and all the investments going into Hardwood Park and the Trinity River redevelopment plans You're starting to see these town homes these new builds and even modern communities start to replace a lot of the older structures Look it's still in a transitional phase but that's where the opportunity always lies And then when we flip over to East Dallas which is kind of like a really big bucket right but the neighborhoods over there are going to be like Kasa View Lake Highlands and even parts of Old East Dallas are being transformed by these young professionals investors and a lot of first-time home buyers Look you're going to be close to White Rock Lake which I've always told you on my videos is one of my favorites And you're going to have some older homes with charm and yard space There's also going to be a growing number of local businesses open up to support the shift Listen prices here are still reasonable compared to some of the northern suburbs like Park Cities If you go a little further out like places like North Oak Cliff and even South Dallas you're seeing early signs of revitalizations with developers and city planners eyeing them for long-term projects So listen what does this all mean if you're looking for appreciation potential or you're okay with just a neighborhood that's still basically figuring out these are some of the smartest plays in Dallas But hey maybe you're not trying to guess what might boom next Maybe you're just asking "Where can I get the most house for my money?" Now something a lot of people are thinking especially if you're relocating from a pricier market or just working with a tighter budget is where can I get the most bang for my buck right here in Dallas because let's be real not everyone's looking to drop a million dollars on their first home And thankfully Dallas still has some areas where your money just stretches a whole lot farther than you would expect without giving up on the comfort the space and the community Listen let's start with Garland Just northeast of Dallas Garland offers a solid value in both price and square footage You're going to find some well-kept single family homes many with three to four bedrooms for probably under 400K It's one of those areas where you can still find a backyard have a garage and just a little bit of breathing room without moving an hour outside the city Plus you're going to get access to the dark rail which makes commuting to Dallas much easier than you would think Right now Mosquite is going to be another budget friendly option that tends to fly under the radar Located east of Dallas it's got older homes yes but with that comes opportunity You know if you're open to a little bit of renovation and just want more space for less Mosquite definitely delivers It's also going to have a growing retail and dining scene and the city is investing in infrastructure upgrades which is always a good sign for future value Next I want you to check out Grand Prairie This city sits right in a sweet spot right this one is kind of between Dallas and Fort Worth which means you're close to both downtowns DFW airport and all the major job centers But Grand Prairie has a mix of new developments and older neighborhoods and you can still get a four-bedroom home here for what a condo might cost in more central areas Now next up is going to be Ralelet which is another great pick especially if you're looking for something near the water This one's going to be located right on the edge of Lake Ray Hoverard And some of these neighborhoods even offer lake views or lake access It's a little more laid-back a little more suburban and homes here offer a great balance between affordability and that lifestyle piece But the bottom line is if you're trying to maximize value these areas offer more home more land and a little more breathing room for your budget Now look I get it Maybe you've heard all this and you're thinking "Okay I've got a few neighborhoods in mind but how do I actually decide what's going to fit me best?"
