help you make the right choice the first time hi my name is micel bleacher a resident of Las Vegas for more than 20 years and a real estate advisor specializing in 55 plus communities I help retirees find their dream homes and start the next chapter of their life right here in the Las Vegas Valley now let me show you how to make this exciting transition as smooth and as rewarding as possible so we're going to zoom in just a little bit and we're going to see how Las Vegas sets up let me to change the layers here so we can see the main roads in and out just a little bit better and as we are coming and zooming in to Las you can see this is the Las Vegas Valley right here so if we take this drawing tool and I mean this is basically the Las Vegas Valley right here it sits in a bowl and it's only 26 by 28 Mi across right so this is about 28 Mi and this is uh 26 miles whichever is longer anyway that's the approximate dimensions of the entire Las Vegas Valley now if we zoom out a little bit you're going to see some more over 55 communities here in mosquite which we're going to talk about that a little bit later today too and we're going to talk about parump a little bit later today and neither of those two towns are in the Las Vegas Valley to be clear they are outside of the valley but we are going to talk about them a little bit today and as we zoom in as you can see here um we've got the main loop around the city that's the 215 Loop and it goes all the way around the city here I'd say about 3/4 of the way around it starts here at the 15 goes all the way around and ends right here at about the 95 or Boulder City somewhere and so it actually goes around most of the city now coming in from California is the 15 so this is what gets backed up when you're trying to leave town on a Sunday when everyone else is leaving town or if you're trying to come into town on a Friday Friday when everyone else is coming into town that's not recommended you're going to learn the natural circadian rhythm of the traffic flow here in town very soon and then 95 is also now i1 they've turned that into an interstate highway and so this part of it takes us to Arizona here and this takes us to Reno all the way in Parts North right and eventually that's going to be I 11 right now so if you see 95 and 11 don't get confused they're the same road but that's going to take you all the way to Canada someday now 15 comes in from California and it exits out towards Utah so that's going to take you to Utah Colorado and Parts East and North and so those are the basic ways in and out of town and this is what we're going to be looking at today so we're going to break it up into different areas we're going to start with Summerland work with Las Vegas not Summerland we're going to look at Henderson North Las Vegas barump and then mosqu so come join me friends we're going to have a good time looking at every one of these 55 plus properties today and talking about them in our ultimate 55 plus guide now friends we're going to start this Ultimate Guide in Summerland Summerland is part of the city of Las Vegas although Summerland is such a big community that sometimes it feels like its own City anyway let's zoom in on Summerland and let's check out the 55 plus communities that we have with in Summerland now Summerland is known for its high-end and upscale amenities it's known for its architecture and design and you know they manage and maintain all their common areas you know with a little bit of extra care you can see that when you're driving around Summerland it's really a nice place and you can see why it's so popular and so loved by many people and Summerland may be the perfect fit for you now there's hundreds of parks hundreds of miles of trails throughout Summerland there's incredible retail and shopping all over Summerland there's great medical facilities all over Summerland of course you've got the proximity all along the western part of our Valley right here all along the western part in fact let's go ahead and highlight Summerland just so you can kind of see the shape I always think it looks like a hammer or a tomahawk Thor's hammer or something anyway that's the shape of Summerland and it's around 23,000 acres and it's a very large area it's why you can see why people think it's its own City it's very very big and all along the west are some of the nicest communities in Las Vegas it's not the only nice communities but they are among the nicest you call the people call the summit Club billionaires row and there are 55 plus communities right next to billionaires row so it's a pretty interesting place to live now people talk about cooler temperatures in Summerland because it is up against the mountains and the elevation there is a bit higher there are some parts of Summerland that are old over 4,000 ft and I would imagine that in the summer it's a little bit cooler there uh probably by a couple of degrees but I would also imagine that if you're there and it was only a couple of degrees cooler you might not notice it so I think sometimes the cooler temperatures are a bit overblown but it is a little bit cooler by a couple of degrees now there are world class amenities all over Summerland there are golf courses as you can see as we can dial in there are golf courses all throughout here this area this area there are just in fact this area here is Sun City Summerland there's three golf courses over there there are there's angel Park here there's a tournament Players Club TPC over here you've got Red Rocks you've got Bears best that's situated Around The Ridges you've got the golf course that's in the summit club and then you've also got the golf course that's in Sienna here and all of those are in Summerland so there are just quite a number of golf courses all around Summerland so even if you don't live in a golf course Community per se um they're really easy to get to and just everywhere now the Summerland hospital is situated right here but there are actually hospitals all over the valley um I mean I live right here I've been to hospitals on the south part of the valley I've been to hospitals on the southeast part of the valley been the hospitals in the north part of the valley so hopefully you don't have to actually visit hospitals very often but just know that they're everywhere and of course there are good medical facilities right in Summerland as well now one of the things you hear about all the time is downtown suland it's essentially an upscale outdoor mall with some Office Buildings it's nice because there's a ballpark associated with it it's all part of the Howard huse Corporation and um they own the Las Vegas ballpark which is home to our Las Vegas aviators it's a minor league team and it's located right in downtown summer here and so this is just an area right up against the 215 and it's got just about everything people need there's a big uh upscale Casino the Red Rock Casino Resort and Spa you've got upscale shopping centers upscale food you've got Trader Joe's a a um Whole Foods is going in right here there's a Sprouts just down the street a little bit so there are upscale and really good shopping opportunities all over Summerland now in addition to the stores they have farmers markets in downtown Summerland that uh happen I think once a week or so you've also got City National Arena that's where the golden kns practice it's also where UNLV plays its hockey game so if you're a hockey fan and you like UNLV their their college program they PL practice and play right there at City National Arena so it's really kind of a nice place to to live and hang out um and as you can see it just really takes up quite a bit of space here on the West side of town it's probably fair to say that the property value stability in Summerland is pretty good they really work hard to keep up all of the the entire Community they just work very hard to keep it up keep it well maintain they have high standards the homeowners associations have high standards the Architectural Review committees have high standards so everything is kept up pretty nicely in Summerland so it's probably fair to say that the property values are about as as stable as anywhere in the valley in Summerland the master plan really sets the standard for 55 plus living I mean there are some really fantastic communities in Summerland we're going to go over those right now these communities are so nice it's the reason why many people call Summerland home and we're going to start off right at the bottom here in the southwest corner of the valley and that's Regency now I love Regency uh we've done a number of videos over there I've been over there several times I've got clients that live over there I love working over over there um It's A Toll Brothers It's A Toll Brothers build and the homes there run around you know High sixes maybe up to about 1.5 so they're not necessarily the lowest entry point homes but they are very nice there's high they have high ceilings there um tall big wide sliders that you know go out to the outdoor spaces um all of the finishes are modern contemporary so it all looks very nice every home that I've been into uh in the Regency Community has been very nice it's guard gated there so that's something that's worth mentioning and uh the HOA there is about 360 a month all in with the Summerland master plan fee so it's not cheap but they have fantastic facilities state-of-the-art equipment just everything is pretty new it's only a few years old they're not building there anymore they've completed it but it's just it's a relatively new community and it's just beautiful over there now the next one on our list and it's situated just up the street a little bit from Regency as you can see here Regency is right here and then if we go up a walpi you take Town Center over to Sienna right here now we're over at the Sienna neighborhood and Sienna is situated around a golf club and I think there are around 2,000 homes in Sienna was a Sun Colony build they started in the late 80s and I think went on uh through the '90s um so there are no new homes in there um many of the homes that you see that are some of the most expensive 55 plus homes that we have here in the community have been just beautifully remodeled they're on the golf course um and I will say something about Sienna is that some of the homes here there have some of the largest floor plans of any of the 55 plus communities so if you're wanting something a little on the larger size Sienna might be a place for you to look at now everything in there either needs remodeling or has been remodeled but the homes in there are nice it's kind of got a Tuscany feel to it kind of old Mediterranean Tuscany feel the whole Community has that feel to it the clubhouses all of the amenities and you know behind the clubhouses just seem to have that Italian Tuscany kind of feel to it that's how it was designed and that's how it was named Sienna and so it's been you know a community that's been around a long time here in Las Vegas and it's something that's really nice to the golf course is nice it's a public golf course but the community itself is guard gated so the public can come and park at the golf course play around a golf but you cannot get into the community without going past the guard Gates and so that's a nice feature uh to have at a 55 plus Community now the next one on our list in Summerland is Trilogy we're just going right up the line here so we're over here at Trilogy right now now Trilogy is technically right across the street from Sienna so we would just go up this road and now Trilogy is just right here now it's in a really really good neighborhood because you've got the summit club right here You've Got The Ridges you've got Red Rock right there these are all very very high-end neighborhoods the summit Club you know that's where billionaires roow gets its name from I mean it's where the billionaires like to keep out the millionaires we joke about that they they don't really even seem to like Realtors over at the Sumit Club but they have really nice homes and it's very exclusive and you know they just sold a home I think for around 35 million so I think it had I think that was the actual record home sale here in Las Vegas recently so um they have some very expensive homes in the summer club and you know everyone that lives there probably really are billionaires I've been through there on a tour it's beautiful but we don't need to spend that kind of money to get a nice neighborhood I can promise you I can promise you that Las Vegas is filled with nice neighborhoods that are much more affordable much more accessible to everyone now the thing about Sienna now Sienna's HOA is about 291 now we jump over across the trilogy here and you can see right away these homes here at Trilogy are different right they they're different and they're um they're contemporary they have a very modern contemporary design and not only that they're not single family homes they're all attached some are one level type attached homes and so it does feel like you're living on a single home but some of these homes have multiple levels and elevators to go up and down and so it's something to think about what I like about Trilogy is that if you're wanting to retire and you want a maintenance free lifestyle trilog is going to give you that because you walk into your house you don't do anything on the outside in Trilogy you don't paint you don't take care of the the Landscaping they do all of that for you and of course it comes at a price the HOA there is over $600 that includes the Summerland master plan fee but um and it's actually the most expensive 55 plus HOA fee that we have here in town but what I will say is that sheay is known for its programming and everyone that I've spoken to my clients that have lived there they all say that Shay Holmes has a fantastic product the homes come with user manuals very high-tech um so there's a lot provided for you with that uh large HOA fee so I wouldn't just scoff at it right away without checking it out because if you want maintenance-free lifestyle where just about everything is taken care of for you Trilogy might be an option cuz when I think about how much I end up having to pay for my landscaper the water bill the pool all of that the pool guy um you know it adds up a lot more than the trilogy HOA fee plus I have my H smaller HOA fee on top of that so it really adds up and I would just say if maintenance free living is what you're looking for check out Trilogy it may be the perfect match for you so anyway we're just kind of going up the road here and now we're all the way up here at Heritage at Stonebridge and that's a lenar build one of the interesting features well there's a couple of features that I really like about this and we have videos on uh Heritage on the channel so you know feel free to check out the Heritage videos but these are great homes the two things I love about this neighborh is how close it is to Red Rocks the national uh Conservation area where you can go and hike and have all kinds of Outdoor Adventures you're literally a few minutes from this area right here like the entrance to Red Rocks is just you know right here so your neighborhood's right here up 159 you're at Red Rocks and then you know there's the 12 mile Loop that's right here there's also hiking in Calico Basin there's just all kinds of incredible hiking trails along here so you have have all of that um uh you know in right at your fingertips when you're living here in Heritage and um the other thing that's interesting about this a lenar build so not all of the homes in Heritage have them but some of the homes have RV garages so if you're looking for a place to park a big RV van a sprinter van some of them are even bigger garages than that you might want to check out Heritage give me a call it's kind of a thing where we got to keep a watch on it because they're very popular and they go quickly there's only a few places that have these um RV garages here in town attached to the house in 55 plus communi so they go quickly when they come up so anyway if that is something you're interested give me a call and we'll have to keep an eye out for those um anyway we're on our last community in Summerland and that of course is the biggest one of all that's Sun City Summerland everybody loves Sun City Summerland it's great Community it's one of the most affordable and one of the most expensive communities at the same time there are homes in there that go high as 2 million that have been remodeled on the golf course and there are some homes that are patio homes that are under 400,000 and again those have larger HOA fees because everything on the outside is taken care of for you in a situation like that the normal HOA fee at Sun City Summerland is around 207 the patio homes can bring that up into the 300s 400 something like that so it definitely goes up and as you you can see here Sun City Summerland is just right on this area right here and it's kind of got an L shape to it and there are about 7700 homes in there the Builder was Del Web and they started in the80s and finished probably in the 9s so all the again all the homes in there are older they either need remodeling or have been or need another remodeling but some of them are 30 years old there's nothing wrong with these homes they're great little homes they just need a little TLC I had a client in from Arizona and I was explaining to him the age of these homes are you know they're not new homes they're about 30 years old and he looked at me he goes the home I'm in now is 40 years old so I'm going great then you'll probably like Sun City it's a great neighborhood I love it it's very well established there's three golf coures four clubhouses I think there's 12,000 people that live there there's like 7,700 homes and so it's like a small City I have lots of friends that live there people that I know live there they love it it's just a it's a great neighborhood one of the interesting things about Sun City there's no gates at all so people can drive right in you know there's three golf courses three clubhouses they're all public so people can drive in play golf leave you know you don't have to be a member of Sun City to play golf there the residents of course do get discounts on annual passes like they do in most of the golf courses around town but uh yeah anybody can play the golf courses there you don't have to be a member anyway that pretty much sums up all of the 55 plus communities in Sumer and as you can see here there's just they are just incredible and they completely kind of take up the West Side they're shopping all over the place I know that this is about a 13m drive say from Regency all the way to downtown Summerland but they're making all kinds of new shopping uh locations right at this area called the curve or the bend on the 215 there's already an Ikea there there's a Durango Casino that's right there already they're putting in all types of uh additional shopping I know we've talked about Hollywood 2.0 going in right next to Sienna but there's another Hollywood studio Sony base Studio that's going in right by the bend there so this whole area I mean it's just growing it's upscale Hollywood's going in there and uh you know it's just a great place to live hang out and live your life if you're looking for a 55 plus Community these Summerland communities are very special and uh it may be exactly what you're looking for okay that is now now upscale living in Summerland is very popular and it's awesome but a lot of people choose to live in Las Vegas but not Summerland and here's why now communities outside Summerland can be more affordable often times they have lower homeowners association fees and many of the expenses associated in building in Summerland are different and lower and that cost is often passed on to the homeowners lower HOA fees are definitely a factor and I can give you an example of that right now if you look at Trilogy for example in Summerland their HOA fees with the Summerland master plan fee uh are above $600 whereas the trilogy that's in Las Vegas over by the entrance to Lee Canyon up in this area right here so here's tril in Summerland is right here and outside of Lee Canyon right there it's basically the same construction you've got Shea Homes building the same kind of product the Contemporary attached homes yet the HOA fees are only about 314 a month out here versus 600 but didn't care about being in Summerland you'd save a lot of money every month every year by choosing the development that's over off of the 95 and the entrance to Lee can now in addition to potential cost savings Las Vegas has quite a variety of neighborhoods and you might notice that Las Vegas is a bit more Diversified when it comes to the different types of neighborhoods and different types of features that you can get now another reason people choose Las Vegas is proximity maybe where they work maybe the places that they go their connections their family their friends are in other parts of the valley and Summerland does not make sense to them I know a lot of people that just aren't into the fancy upscale lifestyle and just prefer not to be in Summerland for that reason alone now Summerland came along after Las Vegas and so another reason people choose to be in Las Vegas is they're just a little bit older a little bit more authentic have kind of a local Vibe I guess you could say I've heard people say that um that'd be a hard thing to quantify but that is kind of the feel that people have in some of the older more traditional neighborhoods uh within Las Vegas as opposed to the outer line upscale nature that you know that Summerland offers cuz now let's get Las Vegas up on the map here now you can see the Las Vegas borders here right so Las Vegas goes all the way up here down to here now if you'll notice the area that I didn't cover is right here south Summerland is technically not in the city of Las Vegas it's technically in unincorporated Clark County and if you ask me does that matter I'm saying normally it doesn't but it could depending on what your needs are getting permits things like that but part of Summerland is not actually in the city of Vegas it's in Clark County South Summerland is in Clark unincorporated Clark County now keep in mind now when you go to Summerland go to the Summerland Mall go to the ball park in Summerland maybe you're going over the city National Arena maybe the Summerland Hospital whatever if you go to Summerland they do not check your ID and ask you if you live there so technically you can live in Parts all around Las Vegas doesn't matter doesn't matter where and you could end up and you can go to Summerland so so it doesn't you don't have to live in Summerland to enjoy the most of the benefits the Summerland have you can go play in the Parks you can go play walk on the trails you can hang out and do most anything that a Summerland resident can do unless it's in a gated private Community you don't have to pay that Summerland master plan fee to enjoy the master plan many of the master plan features that summerin offers now let's take a look at the 55 plus communities inside of Las Vegas cuz there are several and we'll uncover why these areas are becoming increasingly popular among retirees let's take a look at Los praos what I like about Los Pros is that it's got a golf club attached to it and yes it's a g gated community I don't think all the homes in Los praos are 55 and over but they have a very large 55 plus section and so it's right here on the map it's right in the north part of Las Vegas and it's got this great Golf Course around it so I've played golf at Los praos I've known people that lived down there it's a great neighborhood guard gated and um it's just in the north part of town the houses there have good value to them and one thing that I really like about this neighborhood is it's got an in neighborhood parking for your recreational vehicles your RVs they do charge for it extra but it's a great option now I know there's RV parking all over town but some people like to have their RV kind of close to them and so the only other 55 plus neighborhoods that have RV Park parking attached to the homes are in the Heritage communities whether it's in Cadence in Henderson or the Heritage Community we just talked about in Summerland and then the other option is the large RV parking area over here at uh Los praos and it's a great little neighborhood uh next one that I want to talk about is Trilogy at Sunstone now like I mentioned they are way out here on the 95 I say way out because even way out here you're still talking probably 30 minutes to the airport so this is Trilogy at Sunstone here we'll figure out you know how long does it take to get to the airport from Trilogy at Sunstone but you just go right down the 95 jump on the 15 the airport's right here uh you might want to come all the way around the 215 once you get there it's just not going to be a very long way to the airport even though you're all the way over here and then this is the entrance to Lee Canyon and mount charlest is right there great great skiing area I mean why would you want to go to Trilogy as opposed to the one in Summerland or another 55 and older community closer to the strip or whatever it's very nice out there but again one of the main reasons is you're going to get more for your money out on the outer Ling edges and so yeah you're going to get more house for your money and these are the same Trilogy product that you have over here in Summerland but as I mentioned the HOA is about it approximately half maybe a little bit more than half up here at the Sunstone build because well the ground's cheaper you don't have the extra Summerland fee I'm guessing the taxes are a bit cheaper it's probably cheap everything is probably a little bit cheaper to get done over there so that savings is then passed on to people and that's what I mean about you get more for your money when you're not in the fancy more upscale areas you know all of those things cost money and you know they do get passed on down to Residents and people that shop there and people that do business there I mean all of these beautiful amenities do cost a little bit of money and that does get passed on so to in short people choose to live in for example Trilogy at Sunstone versus Trilogy in Summerland a big reason for that is the money just quite a bit less at Trilogy now salara at stallion Mountain that's right here now we've been out at Solara at stallion mountain in our other videos in some of our most affordable in our most affordable video we were out there and we took some video it's a great little neighborhood one of my friends the guy that recommended that my wife and I come to Las Vegas he was a member out at the stallion Mountain golf course there's a great little golf course it's guard gated out there it's very reasonable now he lived on the east side here in some of the estate properties you know had a little probably a half an acre property really nice adobe house you know so there are some really interesting Custom Homes on the east side here as well but yeah this Solara stallion Mountain's a great cost-saving kind of community it's very you know affordable compared to many others I think the HOA is probably about 125 something like that it's just affordable compared to many of the other communities Rancho Los Brees now this is one you don't hear about a lot now this is actually right across a very small neighborhood there's just a small number of homes there's not very many homes here at Rancho Los prus 80 single family homes there so it's very small and it's right across the street from Spanish Trails so it's it's a great location why would you move there as opposed to somewhere else well maybe you have connections over here at Spanish Trails maybe you're a member at Spanish Trails here but you want to live in the 55 and older community right across the street you might have family Connections in this part of the valley that makes you want to live there anyway there's a lot of reasons that you might want to live a little bit closer in little bit closer to the city you're right off of Tropicana and Durango between Buffalo and Durango here and you're right across from Spanish Trails and there's not very many homes there so it's hard to actually find one that's available they don't come up very often now qua Estates is another one that you don't hear about qua states west is a condo a group of condos that are 55 and older so yeah people ask do you have any Apartments well there might be a couple of apartments that are 55 and older but this is a condo and so qua Estates they're very reasonable they're all attached I think the you know the community size is about 25 the HOA is about 280 and that's with a condo so it's not bad um the square footage runs about 11 1200 all the way up to about 17 or 18800 Square ft on these condos so they're kind of nice it's in an area it's kind of close in again why would you want to live this close into the city in your retirement years well price number one number two venience you might have family Connections in that part of the valley and it may be the exact spot I know people that live there and they seem to like it very much right here at qua states west and that's close into town and it's kind of right in off of uh Valley View and Sahara so it's just right in the middle of town and so there's a number of these little communities right in Las Vegas that people just really don't even hear about um Silver Spring Sterling for example or silver Canyon or the prominade at The Meadows these are small communities that people don't really hear about they're very small for example the prominade at The Meadows there's only 188 units there um single family and attached um Silver Springs Sterling 269 units there uh all single family homes in silver Canyon again to take a peek at them Silver Springs is right on this part of town so it's right on the east side of town right near the Wetlands Park it's a very small community right in here small number of homes available and then there's prominade at The Meadows again that's very close in decer and the N right near the Meadows Mall decer in the 95 so it's you know a very small community right close into town why would that appeal to somebody well it's very close to the highway maybe they have family Connections in that part of the city uh people that they know maybe they've got connections that there's a lot of reasons why people would pick these smaller communities that no one really knows about and again no matter where you are whether you're coming from this part of town you know going to the airport is relatively easy no matter where you live finding good shopping is relatively easy no matter where you live yes if you live on the east side of town you're not as close to the upscale shopping but there are stores there's good shopping good grocery stores all over the Las Vegas Valley so you don't need to be in one part of the valley at the other to get good quality stores they're available everywhere now Henderson is one of the fastest growing retirement hubs known for its safety and outdoor lifestyle let's see if a Henderson Community is right for you why retire in Henderson well for one master plan communities like Anthem Green Valley and Lake Las Vegas cater to 55 plus residents with Resort style amenities Henderson is consistently ranked as one of the safest cities in the United States and there is Scenic Beauty everywhere from Black Mountain from Lake Las Vegas Lake me Sloan Canyon there are outdoor activities all over Henderson of course there's Parks hiking trails golf courses all around water sports Henderson really has it all now Henderson's location is convenient about 20 to 30 minutes from the strip depending on where you're at so you can get to just about anywhere from Henderson and it's not going to take you too much time there's the Henderson hospital there's the anthem medical centers uh there are health care options all over Henderson so don't be afraid of not being close to healthcare facilities they are all over Henderson Henderson has a vibrant social scene and there's great shopping at the district at Green Valley Ranch and Henderson's known for having great property values property stability it's a great neighborhood people say that it's more a Suburban feeling in Henderson I don't know if that's true that doesn't seem like something that's me usual but that's what people say uh probably because it's doesn't have the name Las Vegas and it's not attached to the resort Corridor called that we call the strip so it probably has a more Suburban feel for some people because of that anyway here we are we're diving into all of the 55 plus communities that are in Henderson let's take a closer look and see which one stands out to you now we're starting at the bottom Corda Ranch now Cordo Ranch it's fairly new neighborhood started in about 2017 I don't think they're building there anymore it is not a big neighborhood by any stretch of the imagination there's only 73 units there and you can see that it's kind of really close to the highway here uh fairly close to uh St Rose Parkway and if you want in and out of town quickly Corda Ranch might be something to take a look at next on the list is Sun City Anthem now Sun City Anthem is a very large community all around that's situated around the River golf course and it is incredible it's beautiful uh we were out there doing some filming for not only the most affordable but uh also on some of the more high-end homes you'll see at Anthem as well Sun City Anthem they have some fantastic homes that are situated right on the golf course it's very beautiful and all of the facilities uh at Sun City Anthem are up to date and they look nice and I love how when you're in the clubhouse you can see the entire city of Las Vegas they got this great City view from the clubhouse that's just breathtaking at Sun City Anthem now Sun City Anthem is almost as big as Sun City Summerland there's over 7,000 units there um they're very reasonable come as they're very much like Sun City Summerland there's not three golf courses in Sun City Anthem uh but the number of residents are about the same you have single family homes attached and then you also have patio homes and condos it's a very similar situation as to what they have over at Sun City summer in that the patio homes have much higher HOAs because they take care of everything on the outside for you um the regular Homes at Anthem have HOAs of around about $138 or so so it's very reasonable to live at very reasonable the expenses aren't very high uh and Sun City Anthem may be one that you want to check out now as you can see from these areas here Sun City this is Corda Ranch this is where the airport is airport everybody wants to know how fast to get to the airport it's not a very long drive from here at all you can go right down the 15 now this way here is the way to California of course when you're going out i1 this is the way to Arizona and then that is of course the way to Utah and um Reno is to the north that way it seems like it's West here but uh it's it straightens out and goes to the north as you get out of Las Vegas so those are the streets out of town now next on our list is salera right here at the bottom and it it has one of the most reasonable HOAs for a regular single family home neighborhood here in town it's only about $94 a month and we were out there not long ago I talked to the HOA president and very nice guy he says that the whole neighborhood's well funded in terms of reviews and so it's something that they keep an eye on all the time all of these homeowners associations they really have to keep their reserves up uh according with State according to the state laws now terabella is one that you don't hear about very much um these are condos these are this is a 55 and older uh condo complex and there are about 164 units in this development the size ranges from about 1,400 to 2200 square fet um the HOA is about 380 a month all in again they take of everything on the outside of the condo so it's going to be a little bit higher now they're fairly new they started these in 2020 to the present so it's a fairly new development and they're pretty nice little condos 55 and older I haven't really been inside there but if you'd like to take a look I'd love to meet you over there we'll check them out give me a call now the next one on our list here is Sun City McDonald Ranch I have done some work out there I've got clients out at Sun City on the golf course and they're beautiful little homes they remind me a lot of Anthem Sara Sun City except um this is uh now McDonald Ranch is on the desert Willows Golf Course so Anthem is on Riv McDonald Ranch is on Desert Willow so it's a very nice little golf course and um this is the 215 right here so it's pretty easy to get to I've always gone out um Eastern uh to get there and so I come out either Horizon Ridge Parkway there's St Rose Parkway right here so usually I get off at Eastern right here if I'm going out there and then I take this Horizon Ridge over there but you could just as easily if you're coming from the other direction is go this way or the other way that I really like is using the St Rose Parkway if I'm coming from that side of town so that just makes life easier uh anyway uh Sun City McDonald Ranch is another really great little 55 and older community that you may want to check out now another one that you don't hear about too much is Black Mountain Ranch Heritage at Black Mountain Ranch and this is another lar development um there's two over here um and uh right next to each other actually Heritage of cadence and lenar at Black Mountain Ranch now lenar at Black Mountain Ranch um fairly new development started in 20 2022 I think there's still have a few units left out there now there are single family homes and some attached there are around 12 to, 1500 uh square foot homes approximately and uh the HOA fee out there is about $123 so it's not one of the most expensive neighborhoods by a long stretch now the other lenar development right near there is Heritage at Cadence now Heritage at Cadence runs a little bit more um there's 980 units at that location um they run about 1,200 to 32 200 square ft something like that and a number of these homes here at Cadence have RV garages so we'll just review real quickly RV garages at Heritage of cadence Heritage at Stonebridge in Summerland and then Los protos has an RV parking area so if you've got RVs and you want them on or in the neighborhood where you're at or even you know in your garage those are the three 55 and older neighborhoods that you may want to check out uh Los praos Heritage at Cadence and Heritage at Stonebridge in Summerland so both of those three allow RVs now again this is guard gated here so this is the guard gate going into it as you can see and they're very nice little units you know lenar builds those homes that have the garage in the front and the front door in the back and that's just that's kind of their design where they can get more home more homes on a single acre and uh you know when we're downsizing it's not as important to have all of that extra space it's just more space for people to take care of anyway so unless you really want that outdoor space there's no need for it and the thing about lar it's designed for people that don't want a lot of outdoor space they're just they just don't have a lot so it's something that you want to check out check out the Lara bills make sure that that's something that feels good to you before you know you decide to move into a neighborhood like that and lastly on our list which is one of my favorites is Dell web at Lake Las Vegas I love Del Web this is such a great little Community I love going in here I love working in it there's going to be about 780 homes uh the HOA is not the cheapest um in Las Vegas I mean you've got the 153 um dollar master plan fee plus 200 for Del Web so that brings it up to 353 it's not the most expensive but it's not the cheapest now just as a side note while we have this up I know when you're at the lake that Lake like Las Vegas seems pretty big but this is the size of leg meat so this is like meat from here to here to here to here to here going all the way up to here so that's Lake me now if we go in and zoom in just a little bit way down here this is Lake Las Vegas so by comparison just know that Lake Las Vegas is a lot smaller than Lake me it's not even anything close it seems big when you're on it it's the largest of the man-made lakes that we have in Las Vegas but it's nothing like Lake meat that's a completely different kind of a lake and the wash comes right in this area right here goes underneath the lake and then goes back out into Lake me right so it just comes all the way back out into the wash and goes right into Lake mood right here and so that's where all the runoff water from Las Vegas goes It goes underneath Lake Las Vegas and then down into the government wash and it trickles on into Lake me but as you can see see here so this is Lake M Boulevard that comes from I95 here this is the this is the road that can get a little bit challenging I always like going in off of Galleria Drive now Galleria Drive starts at right here so if I'm on 95 and I'm coming from the west side of town I'll jump on Galleria Drive and I'll get into Lake Las Vegas this way and I rarely run into traffic that way so it's just an area it's just a way that I love going and it just works out a lot better anyway these are the 55 plus communities in Henderson and they're all great we worked we've been at a number of them on our videos I've worked at most of them and if you'd like to check one of them out give me a call we will take a look at them they're very reasonable and they may be just what you're looking for in terms of a place to retire Henderson Nevada is really a great City looking for a peaceful community that won't break the bank well North Las Vegas might be that Hidden Gem you're looking for why retire in North Las Vegas well I'll tell you why affordable housing in the north you can typically get more for your money especially when comparing with Las Vegas and Henderson North Las Vegas offers great values for retirees now a big reason that people move to North Las Vegas is because of its proximity to NIS Air Force Base uh people a lot of people that live in the North might have a connection there so where's NE what's Nellis well let's take a peek Nellis Air Force Base is right around here and it's kind of the dominant player in the Northeast part of the valley um yeah you definitely have some uh airport right here you've got some runways and there is a lot of activity at Nellis with planes taking off and landing and so that is an issue it's an active military base in fact they say it's a very active military bases bases go so I mean a lot of the people that live right around Nellis have a connection to the base in one way or another the VA hospital is in the north part of the valley right up here as well so if you have a connection to the VA Hospital uh the VA Health System you have a connection to Nellis Air Force Base those would be great reasons to live in the North also if you have connections for example to youth Parts North in Utah living on the north side of town takes about a half an hour off your trip compared to living on the south side and so it kind of depends on which way you decide to leave town I've got people that live on the southeast part of the valley specifically because they go to California all the time I've got people that live in the North specifically because they tend to find themselves going to Utah frequently right so anybody that lives in the North has much faster access to that part of the valley it's just you know and that part of the area leaving so anyway um we don't have a lot of fancy malls or fancy master plan communities I I always joke and I tell people the oldest and biggest master plan community that we've got is right here at Nellis Air Force Bas that's been going on since about 1941 and it's active ever since and so you know I guess probably big fancy Mall investors probably don't want to put one near an Air Force Base I mean that just probably does make sense and there's actually quite a bit of industrial activity if you kind of zoom in here a little bit you can kind of see that along the I15 in North Las Vegas and these areas they get kind of industrial right in here right these are some industrial areas in here right there's lots of warehouses and then you've got the Las Vegas Motor Speedway right here this is Nellis Air Force Base and then so you've got a lot of industrial kind of right around the base to support it you know and so all of this land of course is owned by the government and you know you're just probably we're probably not going to see a fancy Like a downtown mall going in here on the other hand um right by the north Las Vegas Airport there is a project called the Hyo Park and that's they say it's going to be something like uh downtown Summerland except in North Las Vegas so we'll see how the Hyo Park turns out that's just now starting it's near the Las Vegas airport and it's going to be centered around the old Fiesta Casino so there is a lot of development going on the other cool thing about living in the north is that you're really close to Craig Ranch and you're really close to the Clark County outdoor shooting facility the Tuli bed fossil spring this is where the the outdoor rifle and shotgun shooting center is right out here so when you live in the North you have just a lot easier access to that right than if you're living on the south or southeast part of town There's the Tuli bed fossil Springs right here and U they're just they're just great areas here in the north and there's not so much demand and gives you more for your money typically speaking typically speaking the lots are a little bit bigger in the North in the Northwest so we'll start with Sun City alante in the Northwest now Sun City alante is built around the alante golf course and so there are many homes that are right on the Golf Course here and it's a pretty quick walk it's actually within walking distance to the alante casino here so this is Sun City alante right here this is the 215 and the casino is right here so actually many people that live in here can actually walk to the casino you know when they need to grab a meal or get a little bit of entertainment in that kind of thing now the golf course itself is absolutely beautiful and and uh it's in the north and so as you're playing golf you can see a lot of the mountains that are in the north part of the valley and uh the the views are Spectacular Now another little great 55 and older community in the in North Las Vegas is Dell web at North Ranch now Dell web at North Ranch has about 394 units and the HOA there is about $221 a month and so it's fairly reasonable everything out here in the north is going to be a bit more reasonable and again you've got really quick access to the 215 you've got once you're on the 2115 you can jump on the 15 and get anywhere um jump over this way to the 95 so here's where North Ranch is right here this is the 215 right here you're just a quick hop skip and a jump to the 15 or down here to the 95 there is shopping centers and great storage all around the North like I said it's not a fancy mall like downtown Summerland or the district at Green Valley Ranch but the higho park is going in and that may be something similar we'll have to keep our eye on that now Aron is the final community that I want to talk about in North Las Vegas there are about 788 homes here uh about 12200 to 2700 ft um the HOA here all in is about $314 and it is Garden Gate so the security is good and it's off of East tropical and north posos and it's just right in this little area right here again super easy access to the 15 to the 215 I mean here's Del Web at North Ranch Shadow Creek Golf Course now this actually is one of the nicest golf courses in town that's where Michael Jordan used to hold his annual golf tournaments there for charity at Shadow Creek and so I think it's associated with the MGM good luck trying to get a tea time there and if you can it's probably going to be very expensive anyway really great golf course in the north part of town and that's it so Las Vegas has three 55 plus communities and they may be right in your price range so it's something that you may want to check out I know that we've been over at Sun City alante for our affordable home video but these other communities would probably qualify for that as well so anyway check out the 55 plus communities in North Las Vegas potentially great places to live now if you're craving privacy and affordability and a getaway from the hustle and bustle of Las Vegas then pump's 55 plus communities may be worth giving some of your attention to funny thing is Zillow just came out with an article stating that parump is one of the most popular retirement destinations in the entire country which did did raise a few eyebrows here in the real estate Community here in Las Vegas so we're going to talk about pumps today now there are some special qualities in perum that you should be aware of definitely there's lower housing costs if you look at you know home for home parump versus Las Vegas it's going to be much lower in parump the grounds cheaper everything's just cheaper in parump there's going to be you're probably going to end up paying less in taxes in perum as well now it's a quiet rural lifestyle it's not a big City Pace at all it may not be what you're looking for but then again it might be I've had friends that have moved up there and kept chickens and uh farm animals and they loved it up there now it's just an hour away so if you do like Las Vegas amenities it's not that far to drive into town when you need to because I know people that have done it now the winters are a bit milder and the evenings are a bit cooler but you're not going to get too much of a rest bite from the desert heat you're basically at the back door of Death Valley so if you like outdoor activities you're very close to Death Valley and all that that offers it's a pretty interesting place to check out to be honest with you now there's a couple of golf courses there's the Mountain Falls Golf Course at the Mountain Falls 55 and older community and there's also desert green however desert green is a manufactured home property and that may not be what you're looking for I know a lot of the buyers that I work with would not be happy with the manufactured home so that's something to consider now parump definitely has a small town Vibe uh it may be too small town for you it may not be the vibe you're looking for at all so I always recommend that if to my buyers if they're considering parump to check it out go up hang out have lunch there spend some time drive around see if it's what you're looking for see if it has the vibe that feels good to you now there is a really interesting feature in perum and that's the Spring Mountain Motor Ranch which is kind of like a country club for race car drivers now it's not open to the public however with a membership you can drive a fast car there around the track it's like a country club so instead of paying golf you go drive a race car around the track it's a cool concept now the medical facilities in perum are going to be very basic and to get anything more substantial you're going to want to come into Las Vegas so that is another thing to consider for those of us that you know are in our retirement years the utility costs are going to be a bit lower and of course the taxes are lower now we are not in Clark County in parump anymore we're in NY County and that is where you know prostitution is legal so there are two legal brothel in pump there sher's Ranch and the Chicken Ranch now I've not been to either one of those I don't expect to go but if that's something you're interested you're going to have to check those out on your own let me know what you think about them I'm not going over there but NY county is one of 10 counties in Nevada where prostitution is legal so and I'm not going to comment on the good the bad or the ugly of that that's just a fact now there are some concerns about parump now let's take a look on the map here while I've got the map up and you can see that this uh Road here 160 or desert or blue diamond takes us all the way into perum and as I mentioned it's about an hour's drive or so it's about 61 miles it's a fun drive sometimes I'll jump in the Mustang and I've driven off taken this ride right around to right here and I jump on Blue Diamond here and then run the Mustang all the way up to prump and have lunch at one of the wineries up there it's kind of a fun little day trip and I like taking Tak my Mustang out for a ride like that so it's kind of fun on those Mountain Hills there now as I mentioned the healthc care is probably going to be limited there's going to the shopping is definitely limited compared to Las Vegas um I'm going to say there's not going to be much public transportation in pump so don't expect to find much of that uh probably not too many part-time jobs they have five wineries there it's kind of nice uh in some respects um but there is a lot of desert Wild life you'll probably see Burrows you'll probably see probably some extra scorpion snakes and spiders out there because it is a bit rural so you know the city life has not pushed those little creatures out you'll probably see a bit more dust storms it gets a bit windy in perum so those are some of the differences and like as I mentioned the neighborhoods there in parump are uh Ovation at Mountain Falls there's about 600 units that run anywhere 14 to 2400 Square ft um the ho there is only $247 and so at Ovation at Mountain Falls it's a nice little neighborhood that might be something that you're interested and the other neighborhood uh desert green it is also built into a golf course but that is a community of manufactured homes I bring that up because I know that people are going to be asking me hey what about that desert green neighborhood and if you're interested in manufactured homes then that might be something for you otherwise Ovation at Mountain Falls is probably going to be what you're looking for anyway pump's got its own feel its own Vibe its own it's got its own things going on like I said many of us were very surprised to see that it was the number one retirement spot and I think they're just looking at statistics and they probably need a few boots on the ground over there at Zillow and that's something to bring up you know these Zillow valuations they're not necessarily accurate it's just their algorithm that comes up with things they wish they were more accurate than they are but yeah without boots on the ground it's hard to see really what's going on and to say that parump is the number one retirement spot in the United States by Zillow to me just shows what happens when there's not boots on the ground it might be the number one retirement spot for you but for most of my clients that have checked out pump it was not the retirement spot for them so that is something to think about um however as a bedroom community of Las Vegas I wanted to cover it in our ultimate guide because it's very important and there are two 55 plus communities out there and you know there are people that decide to live in parump from Las Vegas and it's a legitimate place to live and there are some very good things about it so check it out check out the vibe research it make sure it's a place that you want to be before you decide that pump's for you in the future they're going to have water problems because right now pump only gets its water from groundwater and aquifers and you know for a small number of people that's not a problem if they had a massive amount of people moving in that probably would be in the future so something to think about for Pon anyway now we're heading off to mosqu now heading out to mosquite we find 55 plus communities that offer Resort style living and stunning desert Landscapes let's see if it's your ideal match now we were right over here in pump and of course this is Las Vegas right here right so there's not a great straightway to get from Las Vegas to MK so typically how most people would get there is just jumping on the 15 it's 81 miles all the way to M it's a pretty straight drive it's nothing fancy or Difficult about it it's not particularly boring or interesting but it's a drive that takes about an hour and 10 hour and 15 minutes A buddy of mine had a second home out of MK and uh we used to spend weekends with them uh up there and it's actually a very very small town it's kind of mostly what it's got going on is Golf and so um yeah we were golfers we were big golfers and so we hung out in Mite and played golf we would go up for the weekend 3day weekend two-day weekend whatever and play two or three days of golf at the variety of golf horses that they have in mosqu it's a pretty nice place for that there's not much else going on I'm sorry people in mosqu now I take that back a little bit since I've lived here mosquit has grown substantially there used to be just a couple of casinos barely a couple of small restaurants and not too many stores now they've got I think a Walmart or a Sam's Club and you know they've got some big stores in there and so it's kind of a nice small town now with a lot more services and offerings than it used to have so uh but make no mistake about it it's a very small town with limited services so let's take a look here um definitely there are lower housing costs lower taxes as I mentioned incredible desert Landscapes now I know it looks kind of like all of this area is flat let me pop up the topography here and you can't really even see it on this on this map but these Fairways on these golf courses many of them are in canyons and it doesn't really show here but in many places in these golf course you're teeing off on a very high elevated area and teeing and and hitting your golf ball onto a fairway that's like hundreds of of feet below in some cases and there are areas where if you kind of hit a shot off of the Fairway your ball will hit a canyon wall and potentially bounce back onto the Fairway so you're actually playing in canyons and I'm wanted to make sure to make that point because people that live in mosquite typically are people who would want to spend a lot of time playing golf and just as an aside now it's not on a 55 plus neighborhood but the golf course Wolf Creek is one one of the finest golf courses I've ever played at ever it's incredible with all of the elevations going up and down and the Canyons they use gas powered golf carts because electronic golf carts or electric golf carts are not powerful enough to go up and down the hills and they make you sign a waiver that if you fall off a cliff that you won't sue them I don't know if that's just for fun or for part of the experience or if they're serious about that but there are a lot of cliffs to fall off a buddy of mine took off his wedding ring to let his finger rest for a minute dropped it never saw his wedding ring again it bounced off a cliff anyway you got to check out Wolf Creek if you're a golfer and these are all of the golf neighborhood so you've got Highland Hills and Oasis Golf Club and the conastoga uh you've got Wolf Creek you've got the Palms Golf Course just so many different golf courses up there we would have so much fun playing now the neighborhoods up there are Sun City mosquite Highland Fairways Shadow Crest Mesa Hills The Gatherings at Ridgemont Highland Hills and Sun Crest so there are several small 55 plus communities up in mesit but as I mentioned there is not much else now the water in mesit does not come from the Colorado River like ours does it comes from the Virgin River and I don't think they're going to have a problem with water anytime in the future at least in the near future like we're having a scarcity problem here in Las Vegas and they're going to have in parump I don't think that's going to would be the same issue in mosquite long term but again there's just not that much there when back when I had a band I think we played at the showroom at one of the casinos in mosqu but there's not much going on there so if you like a quiet lifestyle kind of rural out of the way maybe a lot of golf time mosqu might be what you're looking for if you only care about coming into a city like Las Vegas once in a while mosquite might be a great match for you uh like I said that was a great match for my friend who had a second home out there his first home was here in Las Vegas second home in mes and he loved the getaway and he needed that getaway he's a businessman had a big company but um yeah I mean uh it's just a 80 mil from Las Vegas and uh straight shot right up the 15 you go past the Clark County Fairground you go past the motor Speedway and uh and you're there now choosing the correct 55 plus Community can be challenging but you don't have to do it alone that's why I'm here I'll help you navigate the process and find the perfect home for
