have you ever lived in a house where it felt like everything was wrong with it whether you owned it or not everything was always breaking something always needed maintenance and you probably got to a point where you just looked around and said this home was poorly built Houston has over 40 production homebuilders and believe me when I say choosing the right home builder in neighborhood can be a daunting task and even more so picking the wrong or Worse Builder can leave very detrimental consequences so today I am ranking the worst of the worst all the way up to the best so that you can make an informed decision when picking your new construction home let's start this list off with the worst of the worst I'm going to call these D ranked Builders Dlisted Builders would be ones like Dr Horton lenar KB Holmes and Kina Holmes if you haven't noticed any major lawsuits concerning homebuilders 90% of the time involve one of these homebuilders the the primary goal of these type of Builders is to build the highest volume possible they are going to make a massive amount of cookie cutter homes with the cheapest material possible to turn the quickest profit their model is quantity over quality these types of homes you're not going to get a whole lot of bells and whistles they usually don't include uh sprinkler systems garage door openers gutters light fixtures all these things are going to be extras from this home builder and even more so than the design quality it's the build quality your the material they're using is going to be the cheapest possible it's going to be quite questionable and a lot of the lawsuits around these Builders are of things that were found after the home build process we're talking things like mold Behind the Walls Plumbing issues Foundation issues these are major major issues that could cause a lot of problems for you and become a lot more expensive than how what you originally bought it for and in a market like today this type of home builder is one of the very few options a buyer has due to affordability so they have gained a massive amount of traction in recent years I actually got a lot of heat in my last video because I put lenar halfway up the bad list instead of all the way to the bottom of the list and the reason I did that especially for between all these Builders is because lenar especially here in Houston tends to also build in really highquality master plan communities so even though they are a lowquality builder if you're getting that home home in a highquality master plan Community then it's there are some benefits to it and if you do go with one of these Builders because you are a first-time home builder or it is the only new construction home that you can afford then I highly highly recommend that you get a home inspection before you close on the house and then get another home inspection about a year or two living into the house to make sure that any issues are not arising Behind the Walls also if you do purchase one of these homes you're going to have to maintain it really really well better than average because like I've said in my other videos these Builders tend not to age well and the appreciation rate is much lower than some of the upper tier Builders we're going to talk about so you have to maintain it and you have to find ways to stick out with these types of homes in the resale Market on to the c-rated builders I would classify Builders like Meritage brightland LGI and py in the c-rated group these types of Builders are a step up from the high production cookie cutter type Builders you'll have a better chance of getting into a master plan community that has multiple Builders with the floor plans you're going to have a little bit more say and customization and honestly these are the type of Builders where you'll either have a really really good experience and a really good home build quality or you're going to have a horrible home build quality and the construction manager building these homes can really Make It or Break It when it comes to these c-rated Builders these are average home builders you're not getting topof the line but you're not getting the bottom uh entry level Builder quality either like I said you're going to get a little bit more variety when it comes to the floor plans the exterior some of the design features there's just going to be a little bit more included with these home builds and most of the time they can end up being a pretty good value compared to the very dle entry level Builders because you get a little bit more within the house which is going to help help your resale value in the future honestly I don't imagine that the quality construction and the materials they're using is going to be considerably different than the dle builders however I do feel because they're not turning volume as high they're kind of a little bit more mixed on customer service and quality as well as quantity overall this level is going to be a little bit better than D but it is still not going to be nearly as good as the A and B levels when it comes to customer service quality and what you're getting for the money if I were personally looking for a lowcost entry-level production Builder I would probably focus on the C Builders before the DB Builders just because I know I'm going to get a little bit more diversity a little bit more design features a little bit more customization in the floor plan and overall the quality and the reputation of the Builder is going to be a little bit better not only that but the neighborhoods they tend to build in are going to be just a little bit higher tier and gain appreciation better than some of these entrylevel neighborhoods all right my ble Builders these are probably where I would say The Sweet Spot is because you're not going to be paying a premium prices but you're also not going to be getting a entry level Builder you're going to be getting a pretty quality Builder with a lot of standard features included and it's going to be in a pretty reputable neighborhood so if you could find a good deal with these types of Builders I feel like that's where the value is when you're building with production builders I would classify Builders like David Weekley chesar Coventry of course with all the production Builders they're building high volume but with these they're letting you customize it a little bit more and they're making sure that you're getting a home that you can live in for several years to come so you're going to have a lot more standard features included and a lot more design features that make it feel like a really nice home these Builders tend to build in Upper to Middle tier neighborhoods meaning that the appreciation rate for these homes is slightly higher on average compared to the C and D level Builders I feel like these are good starter homes and or move up homes depending on your price point but overall I'm pretty confident with these b-level Builders you're going to get a acceptable home build that will last for years to come all right so the a-level home builders these tend to be the best of the best for what they are uh I would classify Builders like Perry Highland uh Newark and Shea as a-rated Builders it's no surprise that these also happen to be the most expensive home builders but I really do feel like when you are purchasing a product especially from production home builders you really get what you pay for the more you pay generally the better the quality is the better location the better the school districts and overall the better the experience is going to be with these a-level Builders they tend to focus on customer service they are always innovating the floor plans and design features and they're really focusing on Trends and a luxury home build experience these are the types of homes you want to go for if you looking for your forever home or you are moving up these are the homes that are going to last the longest they're going to retain their value the longest and they're going to feel a little bit more special compared to an entry-level Builder they're just going to have more things included in them the benefit of these a-level Builders as well is that they tend to be very particular on the developments that they build in they're not just going to build in any development or neighborhood they're very strategic and where they go they go where the money is and where the appreciation is the good thing about these Builders is that they do also build smaller homes they build town homes they do build homes in all budget levels so even if you think you cannot afford one of these homes I would strongly encourage you to consider getting a smaller home of a A to B level rated Builder instead of a bigger entry-level Builder because in the end it's going to be better quality you're going to be happier with it and it's going going to hold its value and resell a little bit better in the future I
