now once you understand okay you can use data to build a list you can you know use this contact info to reach out to those owners awesome and you've got demographic information to really know who this person is as you reach out to them fantastic well you know the property itself you want to do a little bit of digging as you get in touch with them right you want to get to know again what's the situation with this property as well and so the new property card when you click on a lead you'll see this pop up right here and in the mobile app it looks very similar you see this popup right here this is what we what we call the prop property card um you know this is the contact card you know the individual person so that's one half of the equation you know the person thems the other half is the address the the property so when you click on that property card what you'll see right here and if you you know had used deal machine in the past you might remember our old ones they weren't pretty I know our team would be the first to admit that you gota you had to scroll quite a while to find all the data that you wanted to use and make it really actionable right um that's the thing that I think the product team has absolutely nailed this time is you can go in here and look at things like just very quickly and easily consume the most important information right here you know you've got a ton of stuff to be able to take action on and again look at these things that again we've doubled the amount of data to dig into so we want to make it easy for the Newbie to view what's important quickly but also easy for the more advanced investor to click on that more info and dig into it more and look at more information about that individual property so we'll walk through each of those things together here in a second um you know I will mention before you get on the right side the left side there's a lot of new stuff too so uh property tags you'll see you've got the tagging right there that's fantastic for especially if you're driving for dollars and you're driving around you're adding properties you can click on tags and say things like oh yeah you know make this high priority make this you know a certain level of distress you can customize all of these tags right here you know I do that often like these the levels of distress and high priority all that those all those are all custom tags that I've created inside deal machine when you go in this top right corner and go to Applications settings right here lead tags uh you can just add a bunch of different tags right there it's just a great way to stay organized you know if you're driving around and you're adding tags that way uh it's great to be able to say oh yeah I want to make sure I remember to reach out to them right away tag it is high priority awesome cool let me let me go in there and do that you know um so tags make sure to remember those uh lists you can add it to any list you'd like you know you already obviously pulled this list so it's in you a member of that one uh lead owners you know if you have other people inside your deal machine account you can assign different properties to uh different addresses to different uh you know lead owners inside your account and then this pending approval is the lead status it really is your pipeline status so if you're using deal machine as a CRM you can see when this property has marketing if I'm sending postcards to it it'll it'll automatically say with marketing you'll see uh things like oh it's gonna you know you can adjust it when you call them and you set an appointment awesome Market appointment sent if you sent an offer if you're following up if you have it under contract you've got really kind of these different pipeline stages of you know going from a lead to a qualified lead to you know somebody who has a contract to a closed deal that entire pipeline you can really easily manage through these lead statuses right here so on the left side we make it really easy to access those um you'll notice the property tags as well um and again awesome questions in the chat love to see this from people here um you know I'll make sure to go through this at the end uh as well guys so um you know the the property tags right here you've got things like off Market cash fire senior owner just things to really kind of initially glance at especially you know for the newer investor to really understand you know who who this is what the situation is what the pro you know the important pieces of information to call out about the property right away those property tags are super super helpful there um estimated value you'll see that range right here and this is something again you know it can be really just it's based on a variety of factors through an a AI powered algorithm so it's a range don't take it as gospel I will say click on it and look at the confidence score you know that's a pretty high confidence score that looks pretty good um so that's great to great to have that at your disposal you can see kind of like a little bit of a range here but it's an estimated value of that property um something to be aware of and that's helpful but again you want to make sure to dig into that information and we've got things like comps to be able to tap into to make it even more you know exact for you right um so that left side that's all super super helpful really great stuff to tap into um now the right side right here uh let me dig in into some prop you know other properties that are newer right here awesome um you know if we're looking on the right side right here so this is going to be showing you more about again the the property itself that's the property card is looking at the property the contact card right here is looking at the person so you think about remember those two things in terms of how you dig into this information how you use this information uh the property card so you'll notice right away again we've got Equity right here estimated equity and percentage uh property characteristics so this is anything around the house itself you know square footage bad bath you're built uh you know all even things that are really interesting like garage Area Heating type um is there a basement is there you know how many floors are there things like that a lot of uh really good info that is is really helpful for your buy box you know especially if you're more of a Buy and Hold investor that information can be super helpful to help you really analyze and understand okay show me properties that fit my buy box I'm going to try to bur this property for example um you know the the property itself information is going to really really help you make those decisions so we give you way more info there um you can actually go in and filter by this as well you know if you go into the uh map again and go to that more filter you'll see that property characteristics that's now a filter right here so if you're looking for properties that you know only have you know a big garage or only have you know a basement or or what have you like you know really help you come in here and identify again that buy box you can really replicate that so much more effectively now inside these filters so uh the property characteristics those are super helpful um you know if I go back into this property here awesome uh you've got land information this next section down I know parcel ID that's a huge one we hear over and over again I know that's really helpful especially for land and things like that um you know here you go it identifies a specific parcel of land for tax and legal purposes you'll notice we've got these tool tips that I'm just hovering over as well if you're on desktop like those are super helpful to really help you to find what are all these data points what does this mean you know that kind of thing uh zoning that's a big one if you're familiar with your zoning in your area I know that's one we our product team he's all the time and all this info is from the county you know all this stuff is from the county so um you're getting great information that you can come in and again dig into that as well so the land information I know that's something especially for the people who are obviously doing more like vacant land and things like that super helpful for your those folks um tax information so you can look here and see uh tax delinquencies you know it updates yearly so uh you know again it's from the county you'll see uh when the last assessment year was when you know what tax year was for and really help you identify those tax to linqu with properties as well I know that's a timely thing to be looking at for people right um you know as you go through that tax information uh know that you can also I would recommend really all this stuff you know looking at the sale history to kind of pair up uh the individual contact the mailing address and the sale history just to make sure all of that's aligned you know so to see okay bought this property the mailing address fits him the like you know the owner fits him awesome this highly confident that this is you know that person um you'll even see things like if it's in a trust now when that was transferred to the trust all that typ type of information um is super helpful with that sale history that transaction history right there uh you know finally rehab repair data uh you know that's great from a standpoint of of uh really coming in and looking at data that helps you think through the property condition and I know we're pretty unique in this space like um we have our own way of going in here and leveraging we have property condition um on you know it's like seven to 10 factors in there a it's a scale you know everything from poor to average to Great you know all over the place and coming in there and helping score that helping you helping also understand the repair cost per square foot in that area and then you know putting those two things together coming up with an estimated repair cost based on the square footage of that property so we're doing a lot of that leg work for you I know we had a few people Ryan dossy came to mind he went out there and validated and was like hey man this is this is a poor building condition and I'm looking at it you nailed it like this this this rehab data is pretty good so um you know it's pretty cool to to be able to provide that for you guys and help you think through especially um you know for for coming up with that Max allowable offer that repair uh re uh repair cost data is super super helpful and then finally HOA info I know that's one we hear from the the Burr folks as well you know for the Buy and Hold people um HOA info is super helpful to really understand you know if they're part of an HOA and you know to potentially you know avoid those types of properties as well if you're you know looking to do that so we've got all of that now laid out there for you again you can filter by almost all of that in this more tab if you click on more you know you've got the tax info right here to to click through like tax delinquent you've got the land info to click through and really you know sort by that um you've got again those property characteristics I was showing you um all kinds of stuff to really dig in I think is Rehab on here as well yep rehab and repair cost so you can filter by that just find properties that have a good building condition or poor building condition so um there's so just so many uh powerful ways to be using this stuff now love to be able to show this stuff off to you guys our product team has been such so hard at work you know these last this last year as you've seen throughout
