Top Neighborhoods in Las Vegas

are you thinking about moving to Las Vegas well I'm going to break down for you the top five neighborhoods to move to in Las Vegas and this is going to be based on growth lifestyle and value let's get into it welcome back to Invest with Jim where you will find real estate information that no one else is sharing coming in at number five is Sky Canyon it's a master plan community located in the northwest part of Las Vegas so first things first as of 2025 the median sale price in Sky Canyon is 573K some highlights of this area is there are some top rated schools here sky Canyon has great access to the US 95 and the 215 freeway this area is great for people who love the outdoors it is very close to Mount Charleston access to a lot of parks and trails and things like that they're building a lot of new homes up there anywhere from Century Homes all the way up to luxury builds like Toll Brothers prices can start anywhere around 500k going up and over a million dollars in this area so I think the only drawback for this area would be kind of the proximity as you see it on the map it is way up in the northwest so I mean it is further to get to places like the airport and the strip it's going to take you anywhere from 45 minutes to an hour which may not sound real bad for you however if you live in Las Vegas that's kind of a longer commute for us also it definitely has a more of a suburb feel out there so you're not going to have like a kind of urban living it's going to be more suburban living so restaurants and things like that are going to be more of like the chain or franchise variety out there another drawback in the area is it's a fast growing area so there's a ton of construction out there and it might even add to the traffic time up there so number four is southwest Las Vegas you see here on the map it's just this whole southwest part right here uh the median sale prices as of 2025 is about 525K over here what's great about this area is it's easy freeway access right there you're close to the 215 freeway which will get you to the strip or the airport in 15 20 minutes only so this is a ideal place to live if you work on the strip or things like that too not to mention the Southwest is just the fastest growing area so you're going to see a lot of unique restaurants and things to do in the southwest they're bringing in a new Costco and a Lifetime Fitness too so these things all do well just recently opened Durango Station so they have a local casino over there as well too which also has a lot of great food options so Southwest is a great place to live what I think the biggest drawback of the Southwest is that it is technically not within the city limits of Las Vegas it's actually considered unincorporated Clark County it means that there's not a lot of city planning it's just kind of a hodgepodge over there you could be driving on a street in one place and it's like four lanes and then all a sudden the next block it narrows down to one lane or there's no sidewalk suddenly so that's what I don't like about the Southwest all right it's just not well put together in that way but it's lively and a fun area and a great convenient location and coming in at number three is Southern Highlands all right good old Soh High all right this area is really cool it's right there in the south part of the city just west of the I-15 so people coming in from California when you cross the hill it's that nice community on the left it is a master plan community the environment is really nice all right it feels like Summerland or something a bunch of parks a really nice residential neighborhood median sale prices for Southern Highlands as of 2025 is about 555,000 the location is really convenient i mean with access to the 15 you can get to the airport or the strip in as little as 10 minutes actually if there's no traffic they're building all types of homes there luxury builds like Blue Haron to more entry- levelvel products as well too i think the biggest con to Southern Highlands is the lack of commercial development still and it's always been the case all right so it's just all residential there's just a little strip mall market in there in the actual master plan community and if you want to do actually shopping or go you know eat out or something you're actually driving over to Henderson along St rose which is full of development some people may like that you know you don't have a lot of businesses where you live but you're not too far to get to it but for me there's no not enough commercial right now back to the video coming in at number two on the list is Henderson all right but I want to be a little more specific about Henderson henderson is actually its own city right next to Las Vegas and it's kind of broken down to a few different parts all right so one of the most popular neighborhoods in Henderson is Green Valley but if you're south of the 215 beltway in Henderson that's considered newer part of Green Valley and that's where it is very prime location still it's convenient you're close to a lot of shopping environment is nice school zones are top-notch in this area if you go into older areas of Henderson it's not all nice to be honest with you i I think the nice parts of Henderson are going to be the south parts all right so that that's going to include master plans like Inspirada and Anthem right now you know Inspirada is growing so fast that they're actually building a new freeway exit off the 15 that's even south of St rose right now but uh all in all if you want to move to Las Vegas that feels like it's not so much Las Vegas this is the place for you and as of 2025 the median home prices here that have sold are around 650,000 one really important thing about Henderson is the crime rate it's actually lower than the national average in Henderson so it's deemed as a very safe place to live and you have great schools so if those things are important to you you should definitely consider Henderson there's a lot of development coming in the future there's going to be a West Henderson Fieldhouse which is coming in fall of 2026 which is going to have basketball volleyball courts indoor turf fields bowling arcades laser tag miniature golf all that stuff if you want access to a local casino they have Green Valley Ranch over there too or the M Resort just plenty of things to do over here they have Leed Family Forum that's the home of the Silver Knights which is minor league hockey so the the cons of living in Henderson is the traffic i think it's kind of kind of congested over there a high cost of living over there is one thing too and it's kind of older in some of the parts too so you may notice maybe more narrower roads and things like that too and for me personally why I never lived in Henderson is it's kind of far from Chinatown for me and that's where all the good food is so that's just my thoughts and finally last but not least of course the number one community to live in Las Vegas is Summerland of course because you know it's it's kind of well known it's on the west part of the city right along the 215 and Red Rock National Park it's a beautiful environment the median sale price there as of 2025 is 890,000 so it is a pricey area but you have good freeway access you have the 215 that goes through it and you have Summerland Parkway that can bring you to the 15 or downtown if you like it is a little bit of a higher elevation in Summerland being right next to the Red Rock so you may enjoy a slightly cooler temperatures during the summer there which is important to have in Las Vegas it does also have a low crime rate in the area there's so much construction there i can't even name them all but I mean they cover from like Taylor Morrison all the way to like PY or Toll Brothers and luxury builds like that as well too i mean there's a lot of new development there's going to be a Summerland West urban core that they're building that's like a 92 acre kind of like a indooroutdoor mall retail space kind of like downtown Summerland already it's the home of City National Arena that's the practice facilities to the Golden Knights and the Las Vegas Ballpark as well where the Aviators play there's local casinos there like the Red Rock Sun Coast and the Rampart and you know what let's break down Summerland a little more too because it is a large large master plan community if you go to the kind of the older part of Summerland like North Summerland it it's pretty quiet over there too if you're more central near downtown Summerland it's a live area they're building a lot of stuff commercial but I can tell you that the fastest growing area is West Summerland so that's outside of the beltway going towards Red Rock it's booming over there with construction and Summerland South so it's kind of leaking down into the southwest area where it's very lively so I think Summerland West and Summerland South are the newest and the fastest growing areas in Summerland well the cons is it's a very expensive area to live so if you look at the median home price in Summerland South it's like 875,000 and Summerland West the median home price as of 2025 is 8.90 so almost 900K and you know what's unique about Summerland is you're going to find a lot of roundabouts i don't know how you feel about roundabouts but there's a lot of them there and what you will not find in Summerland is a Walmart so take that as you will let me just give you a quick recap of the top places to live in Las Vegas number five would be Sky Canyon in the Northwest number four would be the southwest part of Las Vegas number three is Southern Highlands number two is Henderson and then finally number one
