hey my friends Joe here how you doing you know a lot of people out there are saying hey how learn how to go from one or two deals a month to five deals a month you know learn how to go from 100,000 a year to a million dollar a year well a lot of you guys you know you just want to learn how to do your first deal you just want to make a couple thousand dollar here and there and I'm going to show you the easiest and fastest way to make the $1,000 flipping vacant land and I'm just going to show it to you in three steps it's going to take me about 15 to 20 minutes are you interested so you're in the flipping vacant land it's very easy I can't promise you or guarantee you riches it's not push a button and money falls from the sky while you're playing video games in your underwear in your parents basement it's not like that like you need to put in the work but I've been teaching real estate been doing real estate actually for a long time since 2006 I've been teaching real estate since 20 2010 and I've been teaching how to do land or rather I started teaching houses I started then teaching how to do loose lease options and then wholes caling and then the last few years I've been teaching how to do vacant land and I can tell you this of all the strategies that I've taught and done I've never done a strategy or taught a strategy that has had more testimonials from students and friends that are actually doing deals then with vacant land so you know if if you want to learn how to go for from three Deals to 10 deals a month if you want to learn how to go from a couple hundred grand a year to a million dollars a year I may not be your best guy but I'm going to show you how to do your first deal in the fastest simplest easiest way possible in fact I'm even going to show you how you can just make a thousand or a couple thousand dollars just sending some emails and sending some text messages if you're interested in that well let's dive in already all right let's get into this um so let's go to landwatch.com I'm going to click on the search button here and I want to look for cheap properties all properties under 50 Grand because these are the properties that we can flip the fastest okay and you can see the most popular states Texas and Florida North Carolina Arkansas Etc now there's one other button here I'm going to select sold so these are now looking at solds and actives and these are just properties that are listed on landwatch.com landwatch.com is a site owned by land.com and they have two or three other websites but this is the most popular place to go on the internet for land listing ings it doesn't mean that these are the most popular states necessarily that have sold the most vacant land but these are the most popular ones that have been listed I don't know if that makes any sense but Florida and Texas are up here let's just click on Florida for example and you scroll down and guess what you see you see the most popular counties so I want you to do I want you to write down the top 15 or 20 counties on here and then actually go to Zillow and do a search and see how many vacant lots have sold in these counties in the last 3090 days let's go to Zillow right now and let's just I think the first one we had here was Charlotte County let's look at that I'm going to just type in Charlotte County Florida right here and I'm looking for just vacant land let's just remove the range here let me any boom all right home type land only more go to more scroll down let's do last 90 days all right 1,500 vacant Lots in Charlotte County Florida in the last 90 days would you say there's a lot of activity here yes there is that means what there's a lot of demand a lot of demand so we're following the money uh the other County was Lee County right let's just look real quick at Lee County Florida boom 2900 so there are actually more even though Land Watch had Lee County is in second Charlotte in first there was actually more recent sold in Lee County all right so let's just say let's just go into Lee County and I want to see who are the players here who are the buyers now let me rewind actually a little bit even more what we're doing here is we're going to be there's three steps involved with this number one we're going to find the areas with the highest demand number two we're going to find the buyers who are actively buying vacant land in this area and then we're going to call them we're going to talk to them or email them message them send them postcards whatever I'll show you how to do this all real simple and quick but we're going to message them and say hey are you looking to buy more more land okay and they say yeah we're going to ask them what are you looking for what's the most that you'll pay for this land then we're going to go find that land for them and we're just going to do a simple assignment we're not going to list our property with a realtor we're not going to buy our property we know who the buyers are we've talked to them we know what they want and we're just looking for small little base hits we're not looking for $220,000 wholesale fees um we're just looking for one or two or $3,000 assignments fees and that's it and many times if you talk to these buyers they know they're professional investors right they know what an assignment is they know what a wholesaler is they know what you're doing sometimes though they don't like it when a wholesaler makes $10,000 on a deal that they're buying from you right but if you just want to make a quick one or two $3,000 really really quickly without doing big heavy marketing campaigns without doing a ton of direct mail you know without making 50 offers you just want to know okay this investor will buy a property for2 $2,000 let's say so you're going to go and offer $117,000 and then you're going to call you're not going to do any marketing you're not going to hire any Realtors you're not putting the properties on Facebook Marketplace or listing them on land watch or putting them on Craigslist or doing bandit signs none of that all you're doing is you're calling that buyer you talked to before and you're saying hey I think I got a deal here I have it under contract for 17 grand maybe you don't even get it under contract you just tell this other guy hey I got this deal do you want it will you pay me a $3,000 assignment fee okay that other buyer has the money he can he or she can close on it they have the title company they know how to do all the paperwork easy peasy lemon squeezy you get a quick one or two or $3,000 assignment fee and you're done you move on so I'm going to show you now we we let's say we're going to go into Lee County Florida because it's a hot market and now we need to know who are the buyers that are actually buying in Lee County so there's a few different resources to use number one I'm going to show you how to do this in uh boom propstream joe.com okay propstream joe.com is a tool that I've been using for many many years um it's very simple and powerful and you can find motivated sellers motivated buyers for vacant land for houses I really recommend you check it out if you go to propstream joe.com you get a 7-Day free trial I think it's 97 bucks a month but you get up to 10,000 downloads every month um don't quote me on that but something more than you'd ever need and so what we're going to do is I'm going to show you how to do this in propstream Joe let's go to uh propstream and uh I'm going to clear my search here and let's just go to Lee County Florida I'm going to go to filter Quick List choices I know this is really small so and if you can't see the drop downs because of the screen thing I'm going to click on vacant land from the Quick List choices I'm going to do owner occupi no ownership info I want want to see who has bought property in the last three months so I'm going to do last sale date 1 two 3 Let's choose uh August 13th I only want active land investors who already own a bunch of vacant land too so I'm going to say number of properties owned minimum 10 let's do minimum five I want an investor that has owned that owns already over five properties that have bought a property recently vacant land in this area in the last three months all right and if we wanted to we could say make sure that this investor is out of state and or out of County so they don't live there in that county why is that it's not a big deal but usually buyers that are outside of those area are better buyers because they pay more for these properties for the most part and that's it so if I click close here now we have 906 uh properties that have been purchased in the last 3 months um from an investor that owns five or more properties okay now you could take this add it to there I'm going to click 96 you could add it to a list let's do right here I'm going to create a new one Lee County Florida recent buyers okay and I'm going to save that as a list marketing list it's called and I'll show you where to find that here all right you're going to go right here to my properties and we're going to go find that list there it is now there's 906 properties but there's a lot of buyers that have bought multiple ones there so after we remove duplicates it would bring it down to maybe 500 or so but so you can select all of them and then from here you can go to new campaign and you can do a postcard campaign or you can skip Trace them and call them from here okay now skip tracing is very um um I think it's 10 cent cents per record here in in prop stream it works really well you can do a simple postcard campaign from here as well but uh a lot of you guys you're like man I don't want to pay another $97 a month for another tool Joe is there a cheap or free way to do this and I'm and there is I'm going to show you how to do this in prop wire if you go to prop wire.com I don't have any uh uh um I don't have any affiliate relationship with these guys Jerry Norton has done this and it's a really really good tool now it's um let me go here to Lee County Florida so I do Lee Florida and I select Lee County Florida now the data in prop wire is good it's not as good as propstream joe.com but it's still really good and it's free my favorite in all of these and I'm not even going to show this to you right now it's a tool called priced but priced is more premium it's about 50 bucks a year and it costs about 8 cents or 10 cents per record that you download but um so I'm just showing you the the cheaper versions that are that are good right so we're looking at Lee County Florida there's 528,000 records I'm going to go to property types click land okay now we're going to go here to more and uh I'm looking for lot size about 0 2 acres to 1 Acres which is about 8720 Square ft to 4350 60 43560 ft so that's 02 to 1 acre right there okay owner fil filters I want um minimum properties owned five and I'm going to go here to financial filters I want somebody that is purchased something in the last three months one two three all right since August 13th actually I'm just I want I don't want as many so I'm just going to go back one month let's do October 133 and there we go so between 0. 2 and one acre um in state or out of state doesn't matter to me all right I don't it's cash buyer it doesn't matter to me either they own at least already five properties then they've purchased one in the last month click save and close and that's going to bring this down to 128 results okay these are active buyers they could be an LLC or it could be individual owned who have purchased a property in this area so I'm just going to select them all right here and let's yeah select all in the entire page I'm going to click this this button here and you can download this as a spreadsheet and Skip Trace them I'm going to go ahe and do that right now and it costs 10 cents to skip trace and I'm going to upload this into freedomsoft and I'll show you some really cool things that you can do there so I'm going to click right here download and I'm going to say skip trace and download and I it's going to cost me to skip Trace 128 records it's going to cost me $12.80 and I'm going to click continue and I'll be right I'm going to do this real quick I'll be right back hold on um actually there's there's data that you can download so you can just select all of these okay and then you click download 128 properties and it's generating the spreadsheet and in a second here it will be shown in the activity so right now it's pending I'm going to pause I show you what this looks like when it's done all right the download is ready and I'm going to click right here download it's going to download it to my downloads folder and let me just double check here that that downloaded all right it did now I'm going to share something with you here that I think is going to be super helpful for you um it's Freedom soft now again you don't have to do Freedom soft you can do everything I'm telling you to do here with a cell phone and a pen and paper but if you want to check out Freedom soft which I'm going to demonstrate for you right back boom I'm going to go into my freedom soft and I'm going to create a new list and I'm going to call it just so I'm clear this is a demo this is Lee County Florida recent buyers 2 and I was playing with this before but anyway this is going to be a manual one um Target is buyers and just click create lead list all right so this is my new list and I'm going to import all of the records I just downloaded from prop wire I'm going to click import I'm going to go choose that file I know you can't see this here but I select the file I'm going to create a new group here it's just like a label click next step I have a template here where I'm going to match all of these fields in here it Maps the matches the merges Next Step you can preview it all right looks awesome I got a bunch of phone numbers here mailing addresses and stuff like that confirm the leads I confirm that I have their permission or I acknowledge that permission is not required complete all right let me go here to my pipeline go to this list and it'll take just a second let me pause this video for a second okay literally about 10 seconds later they're all in here now this is a list and I'm going to assign a phone number to this list and I have a phone number from freedomsoft for Florida land buyers and I have a camp cign I won't show this to you right now but I have a campaign where um anybody who calls that number gets added in as a potential buyer as a lead into my list right so I got Florida land buyers let's let's view all of these here click on All Leads and let's just look at one of them here here's Lopez uh the most recent property he bought was 026 Acres um at this in this area of Cape Coral uh Florida and this is the property you can click on the link and see the property that this this person actually bought here and you can get information on the owner this owner actually uh has a LLC w jhf l LLC they own 2300 properties okay but back here uh one of the main guys that came up from the skip tracing his name is Lopez Geraldo Heraldo right let's go look at some others here just let me look at this one Annabelle most recent property they purchased was in Cape coroll again let's look at this link just to see what we're find in here I click on owner DR Horton I think that's a home builder isn't it they own 654 but look at this lot of vacant land that they own all right so anyway what we're going to do now is I have all of these leads in freedomsoft so there's a few things I can do I'm going to call them and I'm going to text them them not text them rather I'm going to call them I'm going to send them a simple postcard so all you do is you could click all 128 I'm going to go here to more actions I'm going to click send direct mail I'm going to choose a sequence I have a postcard this is ninja this is a desperate buyer postcard and it looks like this I hope you can see this here this thing is works really really well now I've done this with um I've done this with handwritten yellow letters and it works really well and this is another way you can do it with postcards now this preview here doesn't have the person's name but it have their names right there I see you own some vacant land in Lee County Florida near the one I own I need to sell my vacant lot ASAP I've had it listed for some time now and I am desperate the taxes are paid and the title is clear I need this thing sold today please call me or text me at thank you and then put your name there and then the front of the postcard I desperately need to sell my vacant lot near the one you recently bought call me ASAP Okay so then what we do is we would just say I accept Freedom softs terms and we click Send now there are some in here that don't have a name so if you wanted to you could delete the ones that don't have a name and then that way you're not you don't have a blank in that field does that make sense let me let me show you another preview what it looks all right I deleted all of the ones that had a blank name there's just about a dozen of them and here it's just a simple postcard hey desperate I need your help I need to sell my property ASAP you can send this out you click I accept and boom just like that it sends out the postcards the other thing you can do then is you can I have all 116 here now selected I can go to more actions and I click right here new click to call dialer this is a very simple cold calling campaign recent buyers Lee County Florida remember we skip Trace them um we skip Trace them from the um hold on one second here all right sorry I'm back we skip traced them from prop wire so now we're going to choose we're going to outdo outbound dialing to all of those that we selected we're going to call them from the campaign that we want this is the campaign that has our phone number going to click next step I choose who the recipients are next step and we can send them a follow-up message or not I'm going to click complete and now here we have 255 phone numbers and all I need to do is just right here click on call and if they answer I'm going to just ask them a simple question like hey my name is Joe I think you just bought a property recently and if they answer by the way I'm just going to click on their name here and it opens up their record and you can see kind of where they're from and you can see that oh I think yeah so I'm talking to here uh Abel I'm not sure Abel or Santana yeah hey my name is Joe um I'm I'm not calling it a bad time am I all right cool so I think I don't know if I have the right person but I think you just recently bought a little quarter acre lot near Lehigh Acres Florida is that right okay see what they say if they say yeah well great are you looking for any more I'm an investor and I've got some properties that I'm trying to sell some vacant Lots just like the one that you bought and I want to know if you have any more and you could click on the link from here to see the property that they just recently did buy to get more information you know while you're with them on the phone but here you can just and if it's the wrong number all you do is you click on this little red thing and it gets the it adds them to your do not call list and you can call this one next after that um and you can just keep on going through if it turns out it is a um a good um you can add you can go here to contact attempt one or two you can change the status kind of as you go through with this all right but as you're just looking at these um you're not dialing any duplicates some of them are going to have like this guy Albert has three different phone numbers one of these is going to be good one of two of them are going to be bad or they're all going to be bad but you can just click on the little thing here to make them add to your do not call list and here is that that property still open up here hold on one sec all right so while I'm on the phone I can click on the link and it brings me to the property here and you can see what it is that they bought it what they bought so they it's a it's a quarter acre lot um taxes were delinquent in 22 that's interesting um but this is a recent buyer I don't care about the taxes really and you can see here in just a minute this will refresh and it'll show you that they own 16 other properties most of these all vacant lands so is this guy an active investor yeah he probably is um so you can get the history he bought a property just a few weeks ago for $16,500 you understand what we're doing here we're just looking for who are these people now we get the list from prop wire we skip Trace them we upload them into freedomsoft we send them a postcard and we call them just here within a few minutes and now we know who these buyers are we're going to talk to them and ask them hey what it is that you're looking for what are you trying to buy why and um also let me say right here if you go to simple land kit.com you're going to get the scripts that I use for my sellers my buyers and Realtors all right there uh so you can kind of see what we're saying to them okay so now we know who our buyers are we know what they want we know what they want to buy next thing we're going to do is we're going to find the sellers we're on step number three and there's different ways to do this one of my favorite ways is looking for expired listings now you go to propstream joe.com one of the things you could do type in Lee County Florida there let's kind of reset our filter I'm going to go to oops there we go let's show the screen I'm going to go to propstream joe.com I'm going to go to Lee County Florida I'm G to on the drop down that you can't see here I'm going to click on vacant land and I'm going to go to property characteristics I want 8700 ft to 43,560 in this part of Florida most of the land that's bought and sold is between 02 acres and one acre so that's kind of what I'm looking for and I'm going to go up here to MLS status and I'm going to click on failed and I'm going to click on MLS dat I'm going to go back in the last year so since November let's say November 13th 2022 I want all of the vacant lots that have failed which means canceled listing um withdrawn or expired listings okay and then I'm going to go here to ownership info I only want to deal with sellers that have own the property for at least 5 years so I'm going to say minimum ownership of 5 years I'm going to click right here include unknown sale date as well now there's 11 thou 1182 vacant land owners right if if you wanted to drill this down even more let's say you want to um you don't want to deal with a buyer that owns a 100 other vacant Lots you only want to deal with the smaller uh vacant land the people that own just a few Lots or a few different properties so a number of properties owned you could say maximum three so you only want people that own less than three other their properties all right so now you've got vacant land .2 to One Acres MLS status has failed since within the last year they own this property for five years or more they own three or fewer properties so they're not big institutional um professional investors okay and if you wanted to there's 601 if you wanted to drill this down even more you could say I want individual only so you don't want the big llc's and this is easier to skip Trace all right so now right here you have 517 you could highlight them all add them to a list and then then skip Trace them and start calling them or you could actually send them a letter or whatever there's a lot of different things you can do but if you're on a tight budget and you just want to make a quick couple thousand dollars the best thing to do sometimes is just to skip Trace them and call them really quickly now you can do this also in prop wire as well let me show you the data is not as good again I love prop wire but uh the sometimes the getting the data from County records and the MLS is just not always working but it's free you should check it out property types land I'm going to go here to more property filters I want 8700 to 43,560 square feet all right years of ownership minimum properties zoned Max three let's just say scroll down um let's go to MLS filters so the MLS status is withdrawn which is cancelled or expired or withdrawn and uh the withdrawn date was at least a year ago okay since 22 and that's it we could say maximum list price if you wanted to so you don't want the really expensive ones let's say maximum list price $75,000 save and close and this will open up here so there's 99 results um propstream had a little bit more but these 99 you could just quickly right here you can download them and skip Trace them and just start calling or you can click on them one at a time if you open up this first one here this is a property that is about a little2 uh Acres 23 Acres okay and uh if you go here to owner you can see the owner's name that's the address of the owner you can skip trace the owner right here you can go to comps and history and see when it came on and off the market Etc so it was listed for 20,500 it hasn't sold it it was listed for almost a year before they finally just kicked it off the market and who knows what they're doing with it but from right here you could actually skip trace it costs 10 cents skip trace the owner and call them or you could handr write a letter send them a letter and you can just do that through all of these that you have here all right um there's other things you could look for as well here in prop wire if you want to find a seller um you could say let's say actives and I'm going to remove the dates here and days on Market over let's say it's been on the market over 6 months so it would be 180 days maximum list pric 75 grand let's see how many oh I did something wrong here let me reset all my filters hold on one second so now we're looking at vacant land cool let's go to more property filters 8700 43560 owner filters I only want I want active listings that have been owned by the somebody that owned it for over 5 years so this isn't somebody who's just trying to flip it um I don't care how many properties they own and I'm going to uh go to MLS filters and I want to do active days on Market minimum 180 let's see what comes up here so these are active listings let's look at this again active listings between 0. 2 acres and one acre by an owner owned by somebody that is owned for over 5 years scroll down and then MLS filters it's been on the market over 180 days yeah that's it so here we now have 1861 results this is opening up here there it is and so if you wanted to you can open these and one at a time just start going through and you could call the Realtors and you could call the owners so if I scroll down here you can see the broker information listing agent Robin and there's her phone number it's listed for 39 $38,900 has been on the market over a year and you can see it's 0.5 Acres if you wanted to you could see the map right here to see kind of where it is you can see the owner here if you wanted to you could skip trace and just call the owner directly um when you do that I don't recommend you make them or suggest to that seller to cancel the listing agreement with the realtor or work around the realtor but um if you if the realtor will not answer your calls or return your calls then yeah I just go directly to the owner while you're talking to the seller or the realtor you can get comps right here if you click comps Etc now um the other thing I like to do and I think which is even better if you want expired listings what's even or older listings rather what's even better is red finin if you go to red fin and look at Le the reason why I like red fin better is it gets the data directly directly from the MLS now tools like propstream and um prop wire they kind of get their data through a roundabout way I don't know exactly but I've always found that redin does a much better job it's more accurate and timely and up toate and I'm going to give you another tool here at homes.com that is tied more deeply and directly into the MLS and not through some roundabout way and it's also tied better to the county records so I'm going to look here for I'm in Lee County I'm going to go to all filters I want land only and I I don't want anything more than like let's just say 75 grand and lot size I want to do minimum 9500 square feet maximum one acre and I want to do time on red fin more than 180 days I know you can't see that drop down but I just clicked on time on red fin more than 180 days and I now have look at this almost 1,500 vacant lots I'm going to sort this by newest that's a lot so I could go through and start calling all of them or you could even narrow it down some more if you wanted to if you scroll down you could there's a keyword search and you could type in something like the word motivated that's going to drop it down substantially but now there's 39 vacant lots that have been on the market over 6 months that have the word motivated somewhere in the property description and if if I open this up it takes a second here all right you can see this property here you can see any Alonzo has listed it's been on the market 180 days and if you open up show more very motivated seller send us an offer boom why hasn't this property sold yet because it's overpriced that's why now one of the things about redin that it does not give you is it doesn't give you any information about the realtor other than their name and so if you want their contact information it's a little frustrating you have to copy their name and go to Google maybe paste it in Google and maybe you can get some information here here's a phone number a VIP realy group you can click on their name and sometimes you go to a page you kind of have to now I don't know if this is the broker's phone number or that guy's phone number directly here's another phone number here's an email address so this is good but you kind of have to do some uh searching a little bit for that but if you take this address and well you know what let me show you how to do find older listings in another website if you go to homes.com homes.com is pretty cool if you go to Lee County Florida I'm going to show you the one of the reasons why I like homes.com you don't even have to be signed in but if you go here to home type let's look at land cool I'm going to go to all filters here actually I I I want the cheaper stuff so I'm just going to say anything under 75 grand I'm go to filters I'm going to scroll down and let's do uh that's house square feet let's do lot size let's go to 7,000 square ft to one acre okay these are active listings I'm going to scroll down go here to days on Market more than scroll down I know oh you can see it good more than six months boom here you go now here's 487 properties that have been on the market over 6 months I'm going to click sort by newest so so then you know you can do this once a week and just keep on looking for the new ones that just hit that 6,000 that six-month Mark if you want when you click on one of them guess what you're going to get you're going to get the realtor's phone number and if you scroll down you're going to get the realtor's email for some reason homes.com does a better job of giving you the realtor's contact information like this um better than Redfin does and because homes.com again is more closely tied to to the real MLS um you just get better more accurate data here than you do from propstream or prop wire does that make sense what I'm doing here now all right so what are you going to do so what now you got this property it's listed for 58 Grand why hasn't it sold yet it hasn't sold yet because it's overpriced now this is a about a 0. 22.3 acre property it hasn't sold yet um so I want to now it is on the water if you look at this here it is on the water so that's good but the reason why again it hasn't sold yet in a hot Market is because it's just overpriced so I want to call the agent I'm going to call the realtor up now I like to look at when I'm calling Realtors I like to look at the property on redin so I'm going to copy the address here and I'm going to put in the address in Redfin I'm going to show you why I like to do this here which is this is interesting Redfin says it's off Market homes.com says it is I don't care if it is or not I have the listing agents number here I'm going to call them maybe it just expired it hasn't been updated it I don't know but um when I got that lady on the phone I'm going to talk to her I'm going to click on this little map I'm going to click on nearby homes for sale I'm going to set my filters to only show me land boom I'm going to click okay and I'm going to zoom out I'm going to sort by low to high all right I had to refresh my screen but here I am in redin looking at the property I'm going to click on this map right here and I'm going to click on nearby homes for sale right there this puts that propt right in the center of the map then I'm going to set some filters here I'm going to do right my property I'm looking at is right in the center of this map I'm going to click on this all filters I'm going to click on land I'm going to click on under contract and pending as well I'm going to do 9500 Square ft to half acre click the red button and I'm going to start zooming out again I'm just looking at actives I'm going to click right here on on sort low to high so when I'm talking to this agent this property remember it's listed for sale or was listed for sale for 58 Grand it's been on the market for six months it hasn't sold yet why because it's overpriced so I'm going to call the agent and talk to them I'm going to ask them well do you think 58,000 is a fair price for this crazy Market how negotiable is your client on their price would they consider anything less than that and they might say well no you but I might say well shoot I'm looking can hear at another property that's on the water for $499 I see some other properties that are 36,000 4 they're asking 58,000 if I zoom out even more I get more comps I'm seeing properties here same size similar size for 34,000 36,000 Etc okay then I'm going to zoom back in a little bit let's go to solds let's look in the last year oh and look at this here's a property right across the canal that sold for 36,500 so they're asking 58,000 all I'm doing is talking to the realtor and saying you know by the way I don't have any agents representing me so if you want you can submit my offer maybe get both sides of the commission that wouldn't work for you would it but I'm wanting to just talk to them and find out what you know is the client open to other offers um how negotiable on are they on their price maybe they don't know there's a property right on the other side of the canal that sold for $36,000 that's what about um $223,000 less than what they currently asking for so I want to find out from this realtor can I just at least can you submit a verbal offer to the seller to see if they would be willing to accept my offer get some kind of I'm going to ask listen I'm going to need to be somewhere oh it looks like here in the 25 to $35,000 range that's probably not going to work for them is it you see what I'm doing here now the next property let's just look at these are all properties under 75 grand that have been on the market over 6 months and have that word motivated in there there's other things you could do let's delete that word motivated and let's say price reduced these are all properties that have had their price reduced in the last 30 days there's 71 of them here 71 properties that have had their and I'm sorting by newest here they've had their price reduced let's just pick one of these like this one right here why isn't this property sold yet it's overpriced so they're asking 439 again I know who my buyers are I know what they'll pay for these properties right and this one is on the water so I can see it's been here on the on the market but I all I don't have any information on Ena I just I don't have her contact information I could Google it or I could just take this address right here all right let me copy it let me put it in homes.com let me just click this let me put that property right here I scroll down and there is is her name and email address right here so again you could email her call her text her and just say hey my name is Joe um is this how many acres is 0. 2 acre vacant lot still available on Northeast 17th Place just sent an email a text talk to her and ask her is it still available sounds like a nice property why do you think it hasn't sold yet okay how long has it been on the market I know but I'm going to ask her how long has it been on the market oh I'm sure you've been getting lots of calls on this thing right Ena H boy it hasn't sold yet looks like that's on the water too right these pictures look really nice um the sellers not in a super big hurry to sell this thing are they um as how are are they negotiable on their price at all or they they're just going to sit on it and wait until they do actually sell it just get a feel well you know what Ena I don't have a realtor representing me in the area so if you want you can represent me and get both sides of the commission you wouldn't be interested in something like that would you just see what she says all right she might tell you yeah I don't know maybe what what would you offer well I don't know um I'm just looking here let me pull it up real quick and I I want to encourage you guys to get used to and familiar with redf because you can pull the property up really quickly in red fin click on this map right here click on nearby homes for sale oh my background just changed look at that and then you can click on all filters click on land I'm looking at my property that I'm looking at is right in the center of that map it's vacant land only I'm going to sort from low to high and remember they're asking what for this property they're asking 43,900 if I look at comps here's one real close that's for sale for 399 40,000 42,000 and if I switch to solds in the last year sort from low to high look here's one that sold for 31 32 and they're asking for 439 so they haven't sold it yet because they're asking too much now I'm I'm thinking all right I'm going to have to sell mine for maybe 30 so I'm going to have to offer you know I got a buyer who will pay me a real simple easy assignment fee right so I might be able to um you know I know my guy will pay 32,000 for it so I'm going to offer 30,000 and all I'm going to do if the seller realtor says yes I'm going to call my buyer up and say hey I think I got a good deal do you want to pay me a $2,000 assignment fee if I if it is a good deal all right it's on a canal um it's. 3.2 acres and uh the realtor is willing told me that their buyer is willing to accept an offer for 30 grand um take a look at it they're going to look at it and what are they going to do they're going to see oh wow yes it's listed right now for 43,900 and you got the realtor to tell you verbally the seller would take 30 for it so after their assignment fee of two or three grand they're going to be all in for 33 Grand it was listed for 43 Grand you see how easy this is now again all I'm doing is I'm finding the active buyers who are buying properties I'm calling them see what they want then I go and I look for potentially motivated Sellers and I'm contacting the Realtors I'm contacting the owners and I'm not looking for big spreads I'm not trying to make an offer at 35 cents on the dollar I just know what my buyers want I'm going to offer a little bit less and then I'm going to call my buyers back and I'm going to say hey would you be willing to do an assignment or something like that cool all right so every deal or you're a failure I'm talking about just making really simple one or two or $3,000 assignment fees you can do this one time a month I mean what kind of bills could that pay what uh you might be able to pay off your car loan or make the minimum payments make your rent payments all you got to do is find the areas where there's a lot of demand call those buyers up find out if they're willing to pay you a one or two or $3,000 assignment fee then start getting on the phone just make 10 offers a day go find the realtors make an offer call the sellers make an offer and again we're not trying to make offers at Super ridiculous lowball prices we're just looking for a quick simple $2,000 assignment fee guys you could do one of these a month if you just made a couple three four five offers a day let's say you made three offers a day that's 15 offers a week that's 30 that's 60 offers a month I guarantee guys if you make 60 off offers a month doing just a couple three a day you're going to find deals and don't be afraid to make lowball offers on some of these properties that are listed I mean if they're going to sell it they need to lower their price so you might as well be the
