hi there this is Dr Price and today we're going to go over Brands and Trends and design uh Trends coming up in the hospitality space so that includes all kind of different things and not just hotels but hotels mainly with some of their major designs and we're gonna dive into it really quickly this is current issues and this is my 2002 lecture I do this lecture update about every other year so this is current and fresh of what I can find out there for this year so what we're going to do is go through some of these slides and I'll show you a couple of different um options and things that are going on and different brands I'm going to talk about I'm going to start with Brands and the brands we've got um this is Moxie and Margaritaville which is new Resorts going up everywhere with the um including Property Owners associations that are just going up for ages 55 and better they say so a Lifestyle brand coming from hotel sector to Lifestyle of living no longer second homes but their first home in different places of the Margaritaville latitudes as well as and that's that's here near Panama City Beach Florida and another one in Hilton Head I think the first one was Daytona so we'll talk a little bit more about that and then Aloft and Aloft is a brand that deals with Millennials kind of targeted towards Millennials and there's a lot of that going on too so there is a lot to unpack on this slide I have provided you guys the PowerPoint so you can go back and read these I am going to briefly run through all of these because there's a lot of slides in this presentation and a fun one for me so I always enjoy doing it so some of the biggest hotel chains you know what is the InterContinental Hotels uh that which is internet Continental Hotel Group IHG that owns all of the brands of the Holiday Inn so everybody's probably stayed at those and aware but that's the um that is called IHG Marriott International with Hilton worldwide but core Starwood Resorts were bought by Marriott the Wyndham the Wyndham group I think Gaylord has bought my Marriott as well so everybody will go over the Brit the the major parent companies and their brands and all the different ones and the soft brands that are coming out with the big Brands as the parent company so that's a bunch going on with the boutique hotels a lot of them every one of these big companies has a boutique line and they call it something different I think Marriott says the Autograph Collection and that's some of the stuff that we'll go over so some of the soft Brands and the lifestyle Brands like I said with Margaritaville um and the different boutique hotels which are the maybe 52 rooms or less and um not not 500 rooms so that's what kind of we mean by Boutique they they have special higher higher end luxury rooms and a smaller number of units and one of our examples on that would be um I believe we we've covered it in some of these uh some of these classes but the one I like to use is the Pearl at Rosemary Beach um the hotel with the big parent companies with some of those you've got a listing here and I think I've put some more updated here or the trip by Windham Hyatt's Centric is a soft brand Marriott's Autograph Collection like I said and right now the top brands of the hotel The Graduate those are popping up in college towns and it's these neat hotels popping up at Ann Arbor Michigan I know in 2023 there'll be one in Auburn one in Athens Georgia so we're the big college towns are these The Graduate is the brand of the soft brand going into those there are some pictures that will follow this Ace hotels which is in Brooklyn New York in Sydney in Japan and Toronto the Thompsons is uh I think it's called tops in Savannah or Thompson Dallas and those are a new Boutique Hotel coming up the horse den and then the standard in this PowerPoint there are links to some of these where you could go check out that portfolio if you're more interested in or doing a paper on one of these little brands or one of these pop-ups of of the different big parent companies with the new brands you've got the Hilton's newest brand being um lxr which sounds like um luxury resort you know and that's where it's going with the the elegance and the luxury of the Marriott's uh baccarat the nilo hotels those are the luxury lofts for the modern traveler they're a lot smaller but they're they're more home like that word they're using now as home tells so kind of like the comfort of Home in a motel but people are staying longer and then ihg's brand collection is the luxury and lifestyle Resorts the premium collection the essential collection so they have different lines of level so that they have something for every price point whether it be economy to mid-range to luxury and above so um those are some of the ones in like I said the Charisma Resorts they're the ones that that are the parent company of all other margaritavills as well as a couple I think there's two Nickelodeons in in Mexico and there used to be one in Florida and it closed but the Nickelodeon Resorts began very thematic for a family kid friendly and um some of the Innovation hotels ihgs got even hotel and those are where it's like wellness centered with white with fitness equipment in your room and you can also get um if you if you didn't bring your running shoes they've got some for you at the front desk kind of like if you forgot your toothbrush you can you can always go get some fitness equipment at the front desk that's that's the even hotels um freehand which is a hybrid between uh have a hybrid between a hostel and a hotel and um then Rome Rome is kind of co-living situation it kind of like couch surfing and um that will you pay a flat rate per week and you're able to book and book and bounce is what I call it uh you can stay for a little bit of time or months at a time so uh and then zuku's loft is a home office loft apartment situation uh which is kind of kind of neat so with everybody homeschooling and everybody still being able to work remote or some people are they're able to make a lot of changes with with their product or their brand or have a brand that specializes in hometel or longer stay to make it more comfortable some of the things I wanted to point out the Charisma the Nickelodeon hotel I talked about is here and this one and it's got the swim up Suites so you can request this Suite by the pool and you'll swim up to your to your balcony or to your back deck which I think is super cool this is a Nickelodeon as well and uh you get the Slime so the kids get there and the bucket is falling on their head full of slime and I think my son was four and he totally didn't like the experience but he totally had to do it so it was not not the outcome he expected we should say we expected it but it was a hilarious video The Virgin hotels with Richard Branson he um has come up with the Virgin Airlines virgin hotels and those are a new line coming in and these are the ones in Nashville La New Orleans and the ones shown in the picture down here this is New York so I think it's kind of neat they have the pet perks where the dogs are welcome and the rooftop dining and drink experience so we're gonna look this is a slide that kind of shows you a little bit about Charisma and then their brands underneath Marriott their brands underneath and we get more into this in financial management but make sure you're able to see what a portfolio looks like of a company and they have a lot of names they have a lot of logos they have a lot of Brands but the brands as you can see longer stays down here with residents in and then when Marriott goes to select that's the Courtyard by Marriott The Loft the millennial targeted one Moxie premium and that's your Sheraton your Westin your Renaissance and then luxury being your um JW Marriott the Ritz Carlton uh and Saint Regis W hotels so when you're able to find a a breakdown of the portfolios you're able to understand a little bit more of why they would have so many Brands um and one of the big ones just went to like seven brands in five years and that was the Best Western and now I think they're called the BW Hotel Group and not Best Western anymore so a lot of them are collaborating Disney Hard Rock Margaritaville they're able to go into different places and have their brand even though it may not be a Disney property they're able to have a Disney Resort and the Disney hotel in Vero Beach or in different places that's not necessarily um where our theme park is like Hilton Head has a Disney's Resort and Hilton Head and still stay to the same Disney Magic but yet there's another theme park anywhere around so this is a picture of the Hard Rock Hotel this is one of the neatest ones it's brand new it's a Seminole down in um Hollywood Florida and I've been able to visit it the last two years this is where Florida restaurant and Lodging Association holds their their conference every August and the hotel itself is built in the shape of a guitar but at night it lights up and they do the music show obviously with hard rock and it shows all the strings go up with a light up so it looks like a guitar reaching up to the sky and it's really really a neat they did like twice a night so everybody does their night plans based around which show they're gonna go attend um and what brands are in the area like I said Best Western bwh Hotel Group went from one brand to seven Brands within a five-year period and that was just since about 2017 and then these soft Brands include surestay collections BW signature VW Premiere and World Hotel Collection and that's kind of like the the graphic I just showed you with Marriott and with Charisma but every parent company is kind of doing that and breaking off into all these different brands um and they see that that focus is going to be more Super Brands going out there to be able to hit every demographic because all the demographics are changing people are traveling more you know people are able to work remotely and homeschool and do things so the just summer season of leisure travel is is now getting mixed with with business and Leisure and we'll go over that a little bit in the trends um and then of course the sharing economy is holding a space in this with that being Airbnb the home away um the Couchsurfing nine Flats different things like that so now we're going to go into how bran impact the hotels and you've got the consumer the lifestyle the experiences all coming together and they're going to make one choice of what they're going they're going to create their journey and I believe this slide was was done from one of the students presentations and she was able to look into it and see what goes on to make that decision with it with the consumer you know it's psychological and personal what's their age their occupation their education and what's their motivation for booking why are they going you know is it business pleasure or a mix which is now called um Leisure so business and Leisure mixed together um and then with the experience you see that's 50 of that um situation here with culture social social media what are people saying about it what are other what are the reviews everybody's checking out reviews before they book more so now because of social media so they're looking for that experience and you'll hear a lot of that in the second half of this lecture so and then with the lifestyle they're thinking about the the environment the technology um and the inflation rates and that's affected a lot of all the hotels all the prices out there everything's going up so now they're looking more for Value what's the best value for my dollar if I book this in their their booking shorter windows so they're not booking six months out like they used to and and marketing is having to take a new new hit at things because they're having a market a product that used to sell for a lot less that now is a lot more but with inflation everybody's having to manage that so all of that's called the consumer waiver Circle you look at it and see what it's made up of is the lifestyle the consumer and the experience but mostly fifty percent of that being being experience bound and I'm gonna keep going and we're gonna look at this one's a digital guidebook is one thing happening here that a lot of people are going away from the books and the and the anything you have to feel or touch they'll have a digital guidebook where you have that QR code where that's going to tell you the app the online checking in and the app and the embedded embedded videos on how to do things in your room like if you want mood lighting or lights to automatically come on at certain times they have things where you can do a digital app in your room you're interacting with your room digitally via your phone so that's kind of one of the things I wanted to put out there looking at the next one we've got the top factors and this is a current pretty current top factors of what consumers want in a hotel obviously cleanliness and security they want to feel safe they want clear communication um they want to know exactly when the room is ready they don't want to wait they want peaceful sleeping environments the bed and the atmosphere of where they are is super important so a lot of new designs coming out there now are the ones that are talking about the noise reductions so they don't hear what's outside or hear the room next door um and everything needs to be fluid and functional they want Wi-Fi and not only do they want Wi-Fi they want 5G they want it fast they want multiple devices going on and if you can kind of see with my technology of what I do for a living I have to have super Hi-Fi Wi-Fi and if I don't I bring my own and I I boost it and so those are some of the crazy things that are going on out there and um it's able to keep going now I kept this slide in for the hotel design terms and I think I'd go back one because I think I missed um oh the VIP it's in the app based consumer transportation's got to be easy and that's you can see that's talking a little bit to different uh different the Wi-Fi is aging out the the Gen ziers and the Millennials whereas a vibp treatment that's aiming towards Boomers and they're trying to make the experience designed for the particular guests and different age groups everybody wants transportation to be easy for them and a lot of people are charging for it when it used to be free or included especially like Disney quit doing their shuttle buses to the airport now they have to pay to get to Disney which is different so moving forward like I said I kept the 15 in there of this was from 2020 but it was a good list because a lot of things we're saying is the um the feel good the unique environments bringing the outside in with nature self-care storytelling with the design and we're going to go through all of these so I'm gonna take a break I'm switching right now or turn it over to what has changed in the hotel design twins uh twins this is current and accurate and uh up to date on 2022 and it's um called Leisure so Blazer here is a travel of mixed like I said of business and Leisure and it's what everybody's focusing on now of getting that bleacher client so if I'm in for a conference Friday through Monday they would like me to stay two or three extra days or come in early with my family or experience the area before the conference starts the home sales we talked about Eco Trends are always in and they're gonna they're not going anywhere and they're gonna be around so the health and energy saving Technologies the high quality finishes the material the Eco design a lot of the pool decks are repurposed and and um done in a in a way that it's not so hot but yet it's sustainable and from used materials or recycled materials with the truck decks and stuff the lobbies are becoming a co-working space and communal and not so much as someone behind a desk checking you in and um more of a lot of the hotels are used in the art the hotels the walls and the spaces and that common area as an art platform to bring people in and to set the atmosphere the room designs are becoming an Eclectic mixture of classic Contemporary Art Deco moving away from the design template that they all are the same now they mix it up a little bit so when you have your repeat guess your repeat customers they have different experiences and have different quality of rooms coming in as we go talk to about the bedroom we're using the light um to calm the palette for most rooms and it's not like I said it's all the all the Grays and whites are kind of out and colors are coming in but we can tone that color down with light and so they're having different times a day of different lighting that's set for that room and then using the technical innovations with the wireless chargers the acoustic systems climate control some of that's all worked from an app on your phone so it's done with you you never walk into a dark room you're able to take care of that um and then using the unusual or memorable Decor I've seen I've seen things in actually all my son will help me book a room for them if they're traveling and he wants a lava lamp so order a lava lamp for his room uh one one hotel I think it was called the Preston I was able to order a fish tank with a little fish in it so he had a goldfish overnight and they leave it in the room and it goes back into the into the I I guess the the fish area so that they always have them on hand for any kid traveling through that wants to fish for the night I don't know he thought it was fun I booked it um I've already talked about the noise insulation but also the sleeping areas to make it very aesthetic and comfortable the the quality of a bed and the comfort of a bed is super super important to today's consumer uh the bathroom trims again they they have several different types of Plumbing it's just not one area it's got different areas it's got neat little pictures that came up here of the the fixtures the lighting again and different Spa like aromatherapies and making it feel more like home high quality finishing and and a expressive decor and then a lot of them have the TVs and the mirrors so that they can keep watching their show or their game or whatever um in the bathroom so that that's there to stay obviously with the millennial factor you've got um Millennials looking for they're impulsive they're booking the day before maybe the day of they're embracing you know obviously you've got to have the most and latest technology I think I told the story with the Moxie you checked the the bar is where you check in the bartender is checking you in your room you get the drink of the day and then you also get on the elevator which is called the self evader and there's props where you're able to do the hashtag and the prop in the elevator on the way to your room and there may be some pictures of that in here I don't know if I took them out but they're looking for that new instagramable moment you know they're having more fun than everybody else the hyper personalized experience people want personalization they want to remember that I was here before and yes you remember me and and you gave me the room that I've always requested thank you you know they want that VIP treatment they want to feel like they're a part of something and they've been there and you know that they have been there before they the guests their their focus is on experiencing rather than just having a room they want to experience the area where they are this phase the product you know and take all our activities to it make sure that's a personal engagement and you know welcome back compared to welcome back you know with your name behind it and knowing what you drink let me get you a glass of Riesling you know if they know what you drink and they already take care of you before you get there that's that personality authentic person personal personal personalized experience that the guest is looking for I know I mentioned quickly about home tells this slide goes all into it in a little bit and talks about how they want to make it feel like like um their music is playing them they're streaming they're watching their their Netflix on the TV and they're there's mode of things and not not just a random Channel about the hotel those are still out there but that goes straight to where they can stream and run everything from their phone and make it personalized like home sometimes I'm traveling if you make it like home it's easier to be away when you're traveling for business um obviously we see that going green is a is a um Trend and it's not going anywhere it's been in these lectures for for at least five years now since I've been doing this class and um we see solar panels going up everywhere we see the L Eed lighting and we see the um reduction of waste trying to like in the restaurants trying to use everything and that's our lecture next week I think trying to use everything and not have any waste and the natural lighting recyclable wood we talked about the decks a little bit of the thing transparency where the food is from a lot of them are having their own Gardens so that they're able to take the uh take from their Gardens on their properties to get into the restaurants there the herb gardens and um time limits kind of on the showers which is water saving or making sure you know for a long time they'll just hang up you know don't do don't wash the sheets every day and make the guests help on the sustainability issues of little or no waste same thing with recycling There's a garbage can and a recycling bin next to it so I put some of these examples in and this is a really small example but this is in San Francisco California the orchard Garden Hotel and everything they've done for eco-friendly stuff they put it out there so that they know that you know their practices while you're staying there and everything is from the energy star the high energy rating the the buildings are insulated I mean you know and I'll let y'all read through this but the um all the kitchens compost all the materials you know it's just very very thorough um and then the in and out is bringing the inside in and bringing the outside in as well so you've got an indoor space and then they make sure it's got the plants it's got the different green areas it's got open open areas open air hallways and um able able to make you feel like in a natural set setting and that's some of the stuff and there's our physical and mental benefits with that of reduce and stress and anxiety and promoting physical health and boosting energy so that's that's a slide that's been here but it's more and more um prevalent in the designs I'm seeing of the new newer hotels so I know we're going a little long so I'm going to keep on going and we've got a neat slide here this is one of my favorite lobbies and this is the Polynesian Resort at Disney uh Walt Disney World in Orlando now this has been there for 43 years and then if you click up here on this link it'll take you to a video that show that talks about the old and the new Lobby so this is the old lobby of the Polynesian Resort and you heard the waterfall it was kind of majestic it was it was really in the middle of everything it was huge so after 43 years they decided to redo and renovate that Lobby to open it up to more communal spaces more seating and a little bitty water feature in the middle and the video will take you through it and you know I'm not really sure how I feel about it so I really like that first Lobby much better but I see what they did and it's a big open space now but you know they have they have a lot more guests in now than they did in the beginning too so maybe space is necessary and you so anyway I'd love to hear your comments about that in a reflection of this letter uh lecture so moving on again this is uh like I said the same goodbye to the front desk these are my bartenders I checked in at the Moxie it says uh you've arrived get your drink here check in your room here you know and this is uh another lobby of the Contemporary side with the um with the egg hanging chairs and making it more of a communal thing so that one that one's one of my I usually leave those slides in the uh meeting space and unique environments again lots of Windows lots of trying to bring that outside in but you're still in and uh in the AC especially in Phoenix Arizona and things like that where it's super hot you want to be able to be comfortable but yet be outside or see outside a lot more and have the natural lighting um obviously we're good at the tech savvy smart hotels some go to the extreme with that we've talked a little bit about Netflix and Apple TV and stuff in your room giving you the ability to make decisions about what you watch and when you watch uh however the one hotel in in Japan decided it was going to go 100 percent uh robots to that didn't last long and they kept not getting or not understanding what people were saying anyway they thought they would try it's called the hit hotel and they tried to go all a robot and it didn't didn't really last didn't didn't work very well um but I'll let y'all read on that and then the self-care of feeling good um having the rooms where it's more health conscious even hotels I discussed that you can get fitness equipment in your room you know you can go up and get your your running gear from the front desk and making it where all the all the restaurants and stuff all have the the energy induced water as well as the protein bars the healthy snacks healthy foods being able to even help with the the vegan and the different dietary needs on the as we wind up here we've got the feeling the luxury and the storytelling of the design these slides are fun the hotel designs it wants you to feel like you're in luxury or once it's designed to tell a story so as we go through here you'll notice the wall coverings this is the Encore at Las Vegas and I know when I worked for the wind Resorts they wanted people to see the walls but also want the won't you know wouldn't we believe how many people walk through a Lobby or walk through that area and just want to touch the walls because they want to feel it so all of their walls The Encore and the Wind Resort were tapestries of different type it could be velor on the wall but they wanted people to feel it and it was a three-dimensional thing obviously with lots of things going on not just from the walls but from the top down they're all about umbrellas going upside down at that Resort the storytelling with the design is a local to me here in Santa Rosa Beach Florida and this is a watercolor in the designers picked three colors and they're three colors of the coral and the this green which is a sea Oak green when it's when it's um the neon green to represent the bright color of the sea uh when it's in the co when it's in full balloon and the Orange is for the sunset and I think that's it's a coral orange color and then the turquoise blue color of the water with all of its furniture so it its Hotel was just taking this and designing this with a story about where it was located so I thought that was one of my best examples on that obviously with the coronavirus and and design changes some of those things are going to stay in like at the casinos are still hand washing stations there's still the plastic barriers in between certain machines and I think a lot of that some of it's going to go away a lot of it's going to stay hand sanitizer on stations are still all over the place everywhere and some of those like I said are gonna they made a significant impact in 2020 but they are they're um now apart now they're expected cleanliness is expected everywhere you go and I'm bringing you to our last slide and this is one of the fun ones I'm not going to read it to you but we're looking forward and we're looking at and I just totally passed over we're looking at um 2023 and what's going on in 2023 a lot of it is what we've already discussed with the sustainability the technology multi-generational kid-friendly everything there's bunk rooms there's lots of people can sleep in one hotel room now or the adjoining doors and things like that um nature is a luxury most of the Luxury Resorts is going to bring the outside in and make a nature type feel in the common areas and the common spaces they want you to feel they have a sense of belongings they want you to feel it and then um they obviously they also are coming up with some unplug opportunities so the people who don't want to be 100 connected to their phone the whole time they're there so hammock areas and non-non Technology areas and designated spots and zones like spas and different places or different pools where there's no phones or no electronics allowed which I thought was neat I got no breakfast is kind of gone away they're partnering a little bit with some authentic experiences and local flavor trying to get people to experience where they are in the local foods have provided the um authentic experiences the social engagement um and like the sense of place bringing in that local community and the Adaptive hospitality is the the different types of experiences again they want you to come in my experience of my stay at that Resort may be completely different than that of someone with three or four children who are looking at something different for relaxation than I would be so that's your updated version of current issues with Brands as well as design Trends so I hope you got a lot out of it and I know I talk a lot but that's a lot of information make sure you review the PowerPoint for me thanks have a great day
