Are you someone who is tired of high prices in GTA and cannot move to Alberta? I was in the capital city of Ottawa and I was surprised to see how affordable and underrated this city is. So this particular video I take you to Ottawa where I show you affordable and amazing brand new homes ranging from $400,000 3 bed 2 bath condo townhouses with low condo fee all the way to buying a freehold 3 bedroom 2 and a half bath with a finished basement freehold townhome for just $600,000. So let's get started.

Now before I show you amazing and affordable homes in Ottawa, let's first have a look at the map of Ottawa and where the most development is happening. Now this is the map of Ottawa and here of course you have the parliament, the downtown Ottawa region.

It's not that impressive honestly, I was not impressed because there are a lot of government buildings here but that's not where most people live now just a fun fact about this particular area which is called rock cliff park this is one of the most expensive areas in ottawa and like you can see it is very close to downtown but most of the people actually live in this area you see this napien um we were here uh around somewhere here britannia beach or i think crystal beach so we did the meetup and most of the new immigrants actually come and live here because there are some affordable rents rental housing available here. Now this particular area is really good for rentals but the housing like buying a house is actually very expensive here and therefore a lot of people when they are looking to buy a home they are buying in places like Karnataka or if you go a little bit down there is a place called Stittsville where we actually shot a YouTube video. It's really lovely area. It has really great detached homes for under 1 million dollars.

I was very impressed with this area. Good development, spacious lot sizes, big lot sizes. So Karnataka and Stittsville is getting really popular with the new development And then if you go a little bit east of Kannada, you have this area called Parhaven, which is also very popular for pre-construction.

Mattamy is making a lot of homes and today I'll be showing you one such home. I think it's the first one that we'll see and that would be in Parhaven. I just loved my visit to Ottawa. It's a really big city with lots of public sector jobs and that's understandable because it has the parliament.

But I was surprised to meet so many people on my meetup and also when I met my clients that they are working for IT companies. Come. companies like Dell, McAfee, Shopify, SurveyMonkey, IBM to name a few. Now that we understand a little bit about Ottawa and its geography, let's go to our home tours.

The first home we see is Barhaven and it's by Matamy. A really good starter home if you are on a budget and don't qualify for a lot. This is a three-story condo townhouse, 1250 square feet, three bedroom, two bath.

Listed for $400,000, this home is under construction, but they did allow us to go inside and see the home. Alright, so we are in Barhaiman community, beautiful three-storied condo townhouse and now Yograj will tell us about this. Yeah, it's an amazing opportunity. We have three bedrooms and all two washrooms that comes with the one parking and the best thing about this condo is a low condo fees of around $230 and these are in the price range of around 400 low 400s I would say and the beauty of this willow model is its end unit which means more sunlight obviously and if you're looking for something as investment I can assure you that this is a good investment.

sure you with 20% down you are still looking for around 200 to $250 cash flow per month you got it if you're big is this it's it's almost around your 1200 and 50 square feet awesome and this area is bar heaven it's one of the growing you know area in Ottawa and you are close to all the amenities like good schools parks nearby so yeah it's very amazing opportunity amazing next up we are in Kanata to see a beautiful two-bedroom two-bath freehold townhouse listed at five $520,000 but Yograj was confident that this can be purchased for about $500,000 or even in fact a little bit lower as it's two bedroom really good sized washer dryer area that goes into the garage Then the stairs go up to the kitchen and living room Which is very spacious a powder room and the living room opens into a balcony And finally we have the third level where we have two big bedrooms and a common washroom The master bedroom even has a walk-in closet which is amazing. This one is 1300 square feet for just under $500,000. Not a bad deal. You know, I do like pre-construction projects, but the only problem that I have with pre-construction projects, and sorry, sorry, there's a noise outside.

But it's... is this that it is a construction zone for a lot of the time sorry mitti mitti ho raki hai so yes i really love new communities but the only thing that i not like a little bit in the sacrifice that you need to make is the noise around when construction is going on but once everything is done it looks beautiful and you have a brand new townhouse. Alright so we are still in Kanata and we are now looking at a $600,000 townhouse which is freehold.

Amazing, let's go, it's brand new. This one is a freehold, three-bed, 2.5-bar townhouse, 1,700 square feet. When you enter the home, you have a really good-sized kitchen and a living room.

When you go upstairs, you have three bedrooms and a very big master bedroom. with an ensuite washroom. Yograj, how much is this listed for?

This is listed for 589,000. 589,000 and it's a three bedroom? It's a three bedroom but unfinished basement.

Unfinished basement. And if you want to buy a finished basement, how much? Finished basement, you can easily get it somewhere.

around 629-630, the finished basement. And this is which, like Kanata is the neighborhood, so how good is the neighborhood? It's an amazing neighborhood, like you are close to all the IT hub, which means more of employment opportunities and groceries are like 3 minutes drive from here and in terms of crime rate, like there is nothing such case about that and it's one of the growing neighborhood for sure and it's a new development at the same time, so it's amazing opportunity for sure.

And how old is this condo? This is townhome basically, it's brand new right now. So it can be easily rented for somewhere around $25 to $2600 easily.

Oh, wow. I've met a lot of clients who have bought in Ottawa and I was surprised to know that no one and no one wants to leave Ottawa. They just love it here.
