Introduction to B2C Marketing Tools Overview

[Music] hi this is joshua with bursium and i wanted to take a minute just to show you some of the b2c tools that we have i previously was a real estate agent for five years a mortgage broker for eight and so um i can't tell you how many hours i spent trying to compile lists and um and just do different things strategically for my marketing campaigns my email campaigns and and farming and stuff like that i was honestly looking for a tool just like what we have here however nothing like that existed when i was in the industry of selling real estate and acquiring financing for clients so i'm going to show you some of the b2c tools that you have access to within version reach so as a as someone who is a subscriber this is a subscription uh account so it is a 12 month agreement just so you know um i think that you'll see very quickly that you know the price is ridiculously low with the amount of things that you're able to do with this with this one suite here you literally are able to do omni channel marketing um so that you can do direct mail you can do direct outbound calling i'm not sure many agents do that or not but definitely email campaigns you can do social media targeting as well as audience segmentation and even create a list from scratch so whether you've got your farm list or your target area or your crm your past clients you know essentially that you want to find out a little bit more about and enrich their data set so that you've got all kinds of information on them just to really know what makes them who they are by all means you can go any of those routes and this tool is awesome so what i'm going to do is i'm going to basically start from scratch these top four tiles that you see here contact the pen plus this is the plus version we also have a contact append that is will give you an email and one phone number known as the best contact number the um the contact of pen plus is very very popular for people that are in real estate investing uh they have you can get multiple phone numbers and you can do it on a household level or an individual level match so i'll show you that as well and the pricing is amazing so these four tiles are paid tools this one right here contact the pen plus the cost for this goes up based off of the tier of volume that you get that you subscribe to the demographic append the online audience append and the list generation these three tools are you can pick any all or none of them if you want but they are a fifty dollar ad per month so if you did the contact append and you were on tier one essentially that would give you fifteen 000 category matches per month you could then append emails and phone numbers email would be one category phone would be another so if you ask for email and phone numbers even multiple phone numbers that would be two category matches so the pricing that we that we have here i think is is great this tool uh with fifteen thousand category matches on our tier one or our intro uh tier that is three hundred dollars then if you were to add the demographic append tool that would be an additional 50 per month and it would use the same 15 000 matches that you have access to on a monthly basis online audience appends same thing it's a 50 per month ad if you want to have this tool uh the list generation again fifty dollars in addition to if you wanna have this tool so if you were looking at tier one and you wanted to have all of the tools in your tool belt then you would be looking at 350 450. so 450 a month and you could append up to 15 000 different categories again that's that's not records that's categories so that's email is a category name is a category address would be a category um uh your phone would be a category if you are generating a list that's obviously going to use up a few categories right out of the gate and that's what we'll we'll start here in just a second the list insights this fifth tile this is free it comes with the service and it just gives you a light demographic and a visual insight into the list that you are working with whether you bring it or you're creating within our system it still gives you kind of a visual of that of the list so we'll get started on listgen and i'm just saying i'm an agent i'm coming in here i'm really trying to target um you know plano texas i know real estate's crazy they're everywhere right now anyways so i'm going to target a zip code 75026 so i'm going to go into the listgen tool and we have a basic listgen right here and again it's it's very basic you can search by zipper city you can also do up to 100 mile radius on the basic list gen you have age gender number of children estimated household income and estimated net worth i'm going to go over to our real estate list gen now this is our first roll out of it so the filters are pretty basic still we will be enriching the filter set here so we'll have a lot more information on like absentee owners and different things like that right now i'm gonna go with this and i'm gonna ask for name as you can see right here that's a given i can't change that so that's gonna use one category match right there i'm gonna go in and i'm going to ask for email because i'll never get more than one email when i'm appending data and the reason for that is we want to make sure that if you can read the email that you can do email campaigns to it you're going to avoid a lot of bounce backs you're not going to get blacklisted by you know google or mailchimp or whoever you're using for your mail uh your email campaigns i'm going to leave phone alone because we'll take this and then we'll go run it through contact append and right now if i were to check phone i would only get one phone number back and if i wanted multiple i would have to run it again and i don't want to pay twice when i would only have to pay once for multiple phones and i would do that through contact to pen plus so since we're in list gen i'm gonna i've got full name as a given email i'm gonna ask for postal address and then i'm gonna hit close i am going to so this will be using three category matches per record i'm going to go to zip code and i'm going to look up 75026 and you'll see the records start kind of calculating over here so maybe i'm going to look up another zip toe right next to it uh 75074 so let's go ahead and do that uh 75074 and i'm going to hit close and then we've got a bit more you could do up to five zip codes here you could do up to five zip codes you wouldn't be able to use the radius if you were doing multiple zip codes so on a single zip code you definitely can increase the radius if you want um a city you can do a single city you can increase the radius there if you're using a single single location identity then that's basically when you're able to use the uh the radius tool so i'm gonna search by zip and go seven five zero seven four and hit close and you'll see again the records kind of start lining up right there now i'm in the trial so we offer a free trial and i think it's great because you really want to be able to play around with the data and get comfortable with it before you sign up for a 12-month agreement so i'm a huge advocate of really pushing people to jump on the trial try it out you're able to export 200 records five different times so you can definitely get a good feel not a very large data set but definitely a feel for it so i'm going to stay within these parameters and i'm going to do that by messing around with the filters over here so i'm going to say estimated household income um i'm going to leave that alone i'm going to leave the net worth alone i do want owners however because i'm i'm really trying to get listings so again as for this example i'm a real estate agent and i'm wanting to farm this zip code i am going to look at home values that are you know over 300 000 let's see what that does so that brings it down just a little bit um i am going to look for people that have equity in their property you know at least let's say 30 equity i want to make sure that if they're ready to sell or if i'm going to list their property that they're not going to have any sort of sticker shock on what the real estate costs are and stuff like that they've got enough equity to go ahead and do it no money out of pocket and i also am going to be most likely helping them to find their next home since i'm their listing agent a lot of times that seller will be your next buyer so i'm going to go ahead and take their credit score and i'm going to do some some 700 plus because i know that they'll be able to acquire financing that way so now i'm gonna i'm pretty darn close like of course if i wasn't on the trial i would have probably pulled this list you know a little bit with a little larger uh number of records but again i'm trying to get within that 200 record list so i'm going to go up here and i'm going to change the home values just a teeny bit more and there we go we're getting closer to the 200. so i'm going to do just a scotch like let's see boom there we go and now i'm pretty darn close so i've got 168. so i'm going to leave it at that because i'm going to be within that 200 record set so now i'm going to go down i'm going to leave the length of time you know length in the residence alone i'm going to hit next step and i am going to title this 7 5 0 7 4 and then i'm also going to create that project 75074 and i'm just going to keep everything nice and organized so i've got you know a list of i've got a project and as you can see here's my project i just named it we're creating this list and then you're going to start to see some other lists because we're going to go through all of the tools from start to finish and show you everything that version reach is capable of which is awesome so i'm going to go back here i'm going to look at my list all right i've got 168 contacts added again this is from scratch so i didn't come in with a list now you're more than welcome to do that but if you are uh you know without a list by all means that shouldn't stop you from you know going out and getting after you know growing your business and doing some very very strategic and effective marketing so i'm going to show you here is the list insight and this shows you kind of where they live their marital status gender children age by gender generation education household income and ethnicity so i'm going to go up here and you'll see 168 contacts well there's 504 category matches so let's just make a quick note of that 504 so that's what's going to be coming out of the allowance based off of the subscription tier that you come on board with so i've got 504 and again this is a very small list so you'll probably be doing something that's you know more around like 2 000 or or even some people do quite a bit more so we'll just make a note of that 504 is 168 times 3 and that's because we are getting name email and address so i'm going to export this file and i'm going to go over here and i'm going to do uh create a new folder and i'm going to do seven five zero seven four um perfect seven five zero seven four all right create there we go i'm gonna save it as a comma separated values and again this is just my list so i'm gonna hit save and now here is the list that we just created so you'll see it here in just one second and show you here's what we've got so we just created this from scratch we have first name last name we've got postal address city state zip email household income net worth own versus rent home value loan to value length in the residence and we've got their fico range or credit range so this is awesome we just pulled this out of here now let's pretend that this would be basically the same thing as if you came with your own list so what i'm going to do is go back to the home tab and i am going to now use another tool so we created the list with listgen now if you came with your own list you would simply start right here click on contact append or contact append plus if you want multiple phone numbers or mobile only and i'll show you that here in one second so i'm going to click to import i'm going to go and i'm going to find the file that i just uh created here on my desktop sorry 75074 so i'm going to click that i'm going to upload i'm going to hit next step and really here is the mapping this is where some people that aren't you know super techy they start getting a little like oh geez you know don't be intimidated by this you want to keep it super simple and very very straightforward so i'm going to map first name to first name last name postal address city state zip i'm going to leave email because that's going to help me to get more accurate information on the phone numbers and then i'm going to ignore everything else so i'm going to hit next step now this is where you can choose household level or individual level and it's completely up to you sometimes i'll toggle back and forth and see which one's going to give me the best you know match rate or or maybe the most data so i'm going to leave it on individual level match and i'm going to click on phone numbers so we're anticipating usually this is one to one so right now it's just the system didn't catch up to the 150. we're estimating a an 89 match rate so that would be a total of 149 phone numbers again phone number is a category so if we're just selecting best phone this is going to be what would come back in contact append without the plus feature um with the plus what we've got is the ability to select multiple phones or we can do mobile only now mobile only will provide mobile only and you will get one mobile for as many records that we have mobile's for if you do multiple phones you potentially will get more mobiles because you may have two or three mobiles based off of a contact um and just the algorithm when we ping thousands of different sources and pull back that information to provide those phone numbers you may get more phone numbers so most people really want to maximize their category matches so we'll select multiple phone numbers we've got an 89 percent match rate and then this is estimating we're going to get 372 phone numbers back and really by doing multiple phones with the contact pen plus tool phone is its own category so if we give you one or we give you more it only counts as one category match and that's one of the beautiful things about how we do our pricing so i'm going to go ahead and click next step and then i'm going to choose the same project keep everything organized and then we're going to watch this file process here very quickly and that's another thing that's great is that you're in charge of your own files so you know you're not sending your list to a company and having to wait 24 to 48 hours to get it back with the appended info so it's all right here in your ui when you log into your account there we go so one of the cool things is all of our data is dynamic we are connected to thousands of different sources and when we're pulling it back we are pulling it back from all of those different sources and it is going through a scoring algorithm to return and surface what is the most likely or most certain contact phone number for this list of people you know no one's going to have a 100 match rate i think 99.4 is great so if you get a match rate that's over 80 you know feel like hey that's a good match rate if we don't return a phone number for a record you're not gonna pay for it so it really is again how many records are we able to return one or more phones so i'm gonna go ahead and pull this up and you can see the light demo again on the list insights again that comes with the tool so i'm going to export this as a csv and i'm going to keep that as contact append i'm going to hit save and then i'm going to open this up and now this is going to show us hey here is our stacked list we are creating a list that's even more complete so here is the original list that we had with listgen and then here is the list of the contact appended information here so as you can see we have their first name last name here is the best contact phone this is what you would get with contact append without the plus and then this is what the plus gives you it gives you just multiple avenues or ways to reach out to that person or someone that has interest in that property so this is very very popular with the real estate investing because you know a lot of it's done with direct outreach as an agent i may not call them too much so i might be fine with the contact append if i'm not doing multiple phone calls to try to reach out to them so what i'm going to do is i'm going to close this and save it and now we're going to do is we're going to take this to another level and this is where it gets really exciting what i'm going to do is i'm going to go back to the home tab and then you can see my recent activity over here what i'm going to do is i'm going to create a demographic append off of this list so now i'm going to find out what makes these people who they really are and how can i strategically market to them on an emotional level what can i talk about or what should my ad display or or show that's going to create a connection with me and with these customers so i'm going to go into demographic append i'm going to click here to import i'm going to go up and i'm going to take my most completed list i'm going to import it i'm going to again don't get discouraged here keep the mapping simple first name last name postal address city state zip email leave that there the only other one i'm going to do phone and that's going to be the primary phone it's not an alt phone i'm going to map that one that's going to help me get more accurate information on all of this other demographic info i'm gonna ask for i'm gonna ignore everything else typically you might see something where come country code slips in there if that happens just go and if it doesn't belong there click the drop down choose ignore field and just ignore it so ignore that field for mapping i'm going to hit next and now this is going to process and now we have an option with basic demographic household financial and auto demographic lifestyle and interest demographic political and donor demographic so there's four buckets in demographic i'm gonna choose all four just so that you can see all of the different things that are included in the basic and the financial this one gets very granular into mortgages refi dates refi amounts loan types you've got lifestyles and attributes this is great for just the communicating and the strategic segmenting of this audience that i was just referring to reaching out to them on an emotional level on something that's common that um you know they would they would connect with and it will just help drive your click-through rate or whatever call to action you have for them and we even have political donor and um and even the political party they associate with so this is also another thing you know if someone is a donor to animal welfare great have a display ad on facebook with the family sitting on their new lawn of their new house with a sold sign right behind them and you know they're they're on a blanket and they have a little puppy golden retriever or something like that you know it doesn't have to be extremely direct it can be more subliminal if you will but it's very effective so we'll go ahead and choose all of these buckets now take into account here if you were to choose all of these buckets each of the buckets is a category match so this is the one tool where you could go in and do four different categories if you choose all of them typically what's more likely is you'll find one or two that really work for what you're trying to do as far as audience segmenting and um and then you'll just choose those and that's how many category matches it will take when you run the demographic append so i'm going to hit next step i'm going to choose the same project keep everything organized and now that's going to process so as i'm talking about the projects now you can see we've got more info that we are putting here so we'll have this project with all of our different lists here and everything will be nice and organized we're also integrated with facebook you can directly um once we do the online audience you can directly upload that to facebook or google we also have a direct integration with hubspot so if you use hubspot as your crm awesome we're directly integrated with them another thing that's great is you want to be able to look at your usage so depending on the tier that you're on you're going to know hey i have this many category matches a month that's my allowance and on tier one the pricing is literally two cents per category which is amazing pricing so when you look at this you'll be able to see hey i've used you know 5 000 of my 15 000 so i'm a third of the way there or whatnot and it just helps you to monitor and if you end up going over you would definitely want to call in and talk to me or or the rep that you're working with and go to the next tier so that you can maintain that low cost anything over that if you were to go over your monthly allowance would be at a four cent overage cost so the pricing essentially doubles per category match if you go over i'm gonna go back to our project click here and then what i'm gonna do is look at all right here's my demographic pen so we just added over 13 000 attributes consumer identity attributes and it's only 671 category matches so you can see all of the different things that were added here again the visuals down below i'm going to go up here i'm going to export this as a csv and i'm going to save it in the same file and i'm going to open it up and now here is your even more complete list of your target audience so we've got first name last name address city state email all of this stuff the contact information then you have all of the demographic info here so all of this stuff even down to political and donor information and here's what we've got so we've got uh individual level date of birth we've got their age range gender we've got their ethnicity or ethnic group religion education uh level occupation language marital status working woman in household senior and household single parent some of these things are are just really important to know and it's great to know without even having to talk about the fact that you know these things but you just can connect with people on a on a deeper level when you're engaging with them so we've got presence of children number of children young adults small office are they an online purchaser online education homeowner we've got the year built of their home we've got the purchase price we've got the dwelling type home value length in the residence are they credit card holder do they hold an upscale credit card how many credit lines what's their fico range what type of mortgage what was the uh mortgage amount on their first their second when did they refi what type of loan even down to auto year make and model so that's a lot of stuff we're getting pretty deep we also can tell you if they subscribe to magazines if they're into reading current affairs if they are a mail order buyer dieting and wellness travel music consumer electronics arts antiques here's your diyers you've got home improvement are they into exercise outdoors women in men's apparel pets health and beauty decorating and then we get into the political association you know what is the party that they uh affiliate with or associate with then you've got the donor information as well so are they environmentally aware are they into animal welfare or arts and culture children wellness are they environmental and or wildlife donor do they donate to health all of these different things that you're able to then kind of segment your audience with so i'm gonna go ahead and say i want to segment my audience based off of people that um let's do maybe something that is uh they're into home improvement so i'm gonna go over here and i'm gonna filter this and i'm gonna hit this and i just made a filter on the whole file i'm gonna go to home improvement and i'm gonna select yes boom so now i know that this is a great group of di wires so i'm going to go ahead and copy this go to file new and i'm going to create a new file right here and then i'm just going to go paste boom all right so i'm going to name this file save as and i'm going to save this as boom 75074 home improvement folks so these are my people that this is how i'm going to segment this audience is do home improvement folks whoops not hope me uh home improvement folks here we go and so i'm going to save that in the same file i'm going to hit save and then now i've got this great audience of people that i can target with some sort of cool email drip campaign that has different projects as an agent you know it's great to be able to send out email campaigns but it's also it's even more effective to send out email campaigns that are relevant to the people that you're sending them to so that's what we're helping you do so as you can see just from what we've done we've got their postal address for direct mailing we've got their phone numbers if you want to do direct outreach we've got their emails and if you can read the email that means that we are 90 sure that that email is valid and deliverable this is going to help you like i said avoid getting blacklisted or spammed and have to go find a new url that's just a headache we don't want anyone to have so if we surface an email we have a hard cost on the back end to make sure it's validated and deliverable so you could go ahead and add these people to a direct email campaign pre-plan your year and know that these are people that are into home improvement it'd be pretty simple to have a great email campaign over the next 12 months that you're delivering like little nuggets of gold to them on different projects you know outdoor fire pits or whatever it is that you want to you want to communicate so i'm going to go ahead and save this one and now we are going to take that file i'm going to close this one we've already got that that's just my my whole file without the segmenting but now i'm going to go over here and back to home and i'm going to create an online audience append now this one i am going to do my home improvement folks oh this is a great thing to notice i uh i just tried to upload that and it was saved as an excel file so i'm going to go back here 75074 and i've got my home improvement folks and it's very simple i'm just going to take this and i'm going to go file save as and now i'm going to save it as a csv boom save there we go so now it's going to upload super easy so another way that you can take it is is you can um take it and here's the csv you can also take it and just drop it right in there so that's another way to upload your file i'm going to hit next step and again mapping super simple first name last name postal address city state zip email great phone great leave it there i'm going to ignore all of the other things what did i say country code always tries to slip in there i'm just going to ignore that because that's definitely not a match working woman and country code so we're going to go down here i'm going to take out full name that one slipped in there and this is just a system trying to help you with the mapping but sometimes it's not helping so just make sure that your mapping is super clean i'm going to hit next step and what this is doing now is this is basically going to go and find all of the historical email addresses that these folks have had as well as more consumer identity points location data contact data and it's going to return all of this info in a hashed file format that is specific to linkedin or facebook or adroll or google adwords or any other social media platform that you want to market them on so this is really where like the strategy gets behind it where you're able to do direct mail direct outreach email grip campaigns as well as targeted social media communication specific to their lifestyle interests and it's just extremely effective so again this is what i was referring to in the beginning i was looking for something that would do this um and it's just a game changer as far as giving you a very very uh clean competitive edge against other agents to go in there and really do it mindfully you know imagine going into a listing presentation and saying hey i don't only market your home for sale but i market it to the specific audience that would want to live in this area and i do that by taking their consumer identity graph and and graphing out the exact target audience of people that are most likely to purchase your home based off of their lifestyles and interests to do that i think if you went in there like hands down that's going to definitely set you apart so you can see all of the contact depending information that we've added here multiple emails you know i log into facebook with an email i've had for 20 years no one knows it i don't use it it's a spam email but there's no way to target me on facebook with targeted advertising unless you know what that email is that i use to log into facebook so that's what we're doing here is we're acquiring all of those emails phone numbers location data and then i'm going to export this and as you can see we could connect it directly to facebook or google i'm going to choose the zip file that's going to give me all of the extensions so i'm going to hit export and then you're going to see it's going to be in the same organized file i'm going to click on it here it is right here unzipped so now i'm going to click on that and you're going to see here are all of the home uh all of the extensions so let me just go um right here no i wanted to organize it as a list there we go that's a little bit more easy to digest so we've got ad role facebook facebook input generic this is for you know instagram pinterest twitter we've got google we've got linkedin and then we have the original file so if i click on facebook right here this is what the file looks like and this is all for pii purposes so we hash all of this information but it's all embedded in here and it's coded specifically for facebook so when you upload it facebook's able to read it and this drastically increases your match rates it will automatically flip through the rolodex of emails that you have for a contact to find the one that they use to log in to that social media platform and that's how you get into what's known as the walled garden it's beautiful inside you want to definitely target inside that's where most people are however it's walled and it's hard to get into and our tool allows you to do that so this is uh this is a game changing tool right here so now you've got everything in here it's all organized in your projects you can see all of the different things that we just created and again it's one solution to do omni-channel marketing to target either you know selling a a listing that you have targeting a farm area or really just like staying in touch with your current and past clients so again thank you so much for your time um you know the pricing again is is it only goes down as you go up in tears so please
