Optimal Blue Pricing Engine Training

Relocks

Steps to Re-lock

1. Launch Search Product and Pricing
   • Access under the 'Services' tab from the borrower's file.
   • Enter your Optimal Blue user login.
2. Change Request
   • Click on the change request icon.
   • Select relock and click select rate and price.
3. Select Lock Period and Pricing
   • Evaluate historical pricing (worst case pricing shown).
   • Finalize pricing selection.
4. Review and Submit
   • Review the change request.
   • Click submit.
5. Log out
   • Exit the loan file in Optimal Blue to push the request to encompass.
   • Wait 5 minutes for processing.

Lock Extensions

Steps to Extend a Loan

1. Initiate Change Request
   • Hover over the 4th blue icon to start the request.
2. Determine Extension Days
   • Input number of days (typically in 5-day increments).
   • Calculate cost and apply change if satisfied.
3. Review and Confirm
   • Review final net price and new expiration date.
   • Hit apply change and confirm.

Price Concessions

Steps to Request a Price Concession

1. Enter Product and Pricing Engine
   • Go to the change request icon.
   • Select 'Price Concession'.
2. Provide Details and Documentation
   • Complete all required data (red asterisk marked).
   • Upload supporting documents for concessions > 0.5%.
3. Submit and Approval Process
   • Select reason for concession (e.g., cure fees, price compete).
   • Requests by branch managers auto-accepted.
   • Loan officers' requests pending branch manager approval.

Important Reminders

• Always exit the loan file in Optimal Blue to ensure updates are processed.
• Allow about 5 minutes for changes to reflect in encompass.
• Live file training and understanding PRMG’s personnel policy is crucial.
