all right everybody we're going to get started here in just a minute um I've got Zeki here uh today we're going to be covering some pretty cool stuff so social media and some lead gen we've got 30 minutes we are going to record this call so you guys can pull it back up um in the cloud uh so hold your questions until the end um you know Zeki will open it up for Q&A at the end um and uh if you've got any questions during the session that you want to remember just throw them in the chat uh and he'll be happy to answer them but other than that I'll hand it over to Zeki and Zeki let's go ahead and this thing awesome thank you so much for the great intro Matt um if the yeah it's being recorded cool awesome we're recording um so welcome everybody um I'm seeing some familiar faces from some past calls and also some new faces I think so uh I'll just go ahead and kind of introduce myself I'll share my screen first and you guys should see my screen um let's see there we go you guys see my screen hopefully you should see it in just about a moment and I'll also share with you a picture of me so um yeah welcome everybody to this call my name is Zeki stt I'm a real estate marketing expert I've teamed up with Matt here um and the agile group team so uh I'm here to help you guys out with basically everything you need to know when it comes to marketing yourself getting more leads and utilizing the systems that we have in place for you guys um as some of you guys already know um I help real estate agents Market themselves better win more listing sell more home so I do everything from listing media hdr photos video matterport drone all that stuff all the way to CRM setup pipeline setup building your social media brand recording monthly videos for you anything you need even if let's get started this is a call that I think a lot of people have been waiting for for quite a while it's about social media how to generate leads through social media so I'll be going over kind of two things I'll be going over the Bold Trail side of social media basically everything you need to know um in terms of you know how to utilize Bol Trail and the systems that are in place um relating to social media when it comes to generating leads uh directly through bold Trail and I'll also be kind of showing some examples of some Instagram accounts that um are doing an amazing job at generating leads and I'll kind of give you an overview on how to set up your Instagram profile including um how to set up your bio your website pitting post collab posting and some of the new features how to get good engagement I know a lot of you all have been trying to post lately and get good engagement and um you know do well on social media through Instagram so I think this call will definitely uh help those of you who are interested in that so um as always if you have any questions at any point of time normally I say say save it to the end but as long as it's not a lot of questions um I don't mind either if you click the little raise hand feature on your Zoom call then um when I get to a good stopping point I I might call on you and ask you um what your question is so feel free to do that if you do have questions because I don't want you all to forget your questions at the end and and then not be able to remember and then remember them a couple hours later um that's no good so if you do have any questions at any point just raise your hand so um we'll go ahead and get started so hopefully all of you all at this point have been into your Bol Trail platform you've set up your account you've messed around with it a little bit um and hopefully you also have a Instagram profile or Facebook profile or any social media profile whatsoever so those are kind of the two starting points if you don't already have that obviously set that up watch our past calls to learn how to set up your bull Trail but um once you have those that's a good starting point we can go from there so bull Trail um really awesome platform when it comes to the features it has for social media so um you you be able to uh do some things when it comes to automation posting automatically um and also creating those posts so all you really have to do drop down to the marketing section and then down here there's kind of two um platform um features that we're going to kind of talk about on this call one of them is called social right there in the middle and then the other one is um Design Center to the right so I've went over Design Center in the past so I'll go over it again I'll click get started again on that and kind of show you guys all these uh customizable designs that are built in into the platform so as you can see once you click on it you have all these options at the top so I like to click social media and here we have 99 plus 137 plus another 137 different design options when it comes to just posts that you can be making so these square designs are great for uh Facebook Instagram and Twitter so if we click view all we'll be able to actually see all these different designs so these are great templates this is basically something similar to canva these are amazing templates that you all can be using when it comes to U making social media posts if you do want to make just regular um photo posts and as you can see we have all these different designs that kind of apply for different times of the year um whether it's Easter whether it's Hanukkah Christmas Halloween Labor Day all these different events but we also have these different designs for um events or for um or for uh you know listings and and things like that so what you'll be able to do is use this Des Des Center to actually uh figure out you know what what needs you might have and um and make posts that way and I'll show in a second how to edit your um design but Craig do you have a quick question yeah I'm sorry my I had to jump out and back in I missed what you clicked on to get to this screen can you show so basically to get to design center you want to open up your bull Trail and on the left there's a a button that says marketing this is where 90% of your features on Vol tril will be by the way all the features that you might uh want to use on a on a day-to-day basis um and then to the right um it says Design Center and that's basically our library of designs that we're going to use once that's up up here you can choose what kind of design you want so I just clicked social media to show you guys some of the social media designs I scrolled down and I found these square designs which are great for Instagram and that's how I got there so um yeah and of course this call is also recorded So at the end of the day if you guys if I'm going too fast or you guys miss something you can always jump back to the recording and see there but um hopefully that that kind of answered your question there Craig it did yeah yeah awesome awesome so just to keep on going um with Design Center we can click on any of these designs and what's awesome is we can automatically import one of our listings so um if we import let's see if this one has photos I guess this one doesn't have photos but we just imported that listing and when you have photos the photos themselves will also import into Design Center so this one for example has some photos so we have a logo we have the photos in there and we can click that and click swap image and kind of change it to whichever image we want and then we'll be able to uh kind of upload those into there we can also um upload our own pictures um if we want to our own custom pictures but that's kind of the design center um kind of templates that are available very similar to canva I know a lot of Agents use canva this is just a lot nicer because it'll automatically populate with the information that you have here on uh B Bol Trail so you'll be able to customize pretty much everything so um you can put in a custom cost and put in the address info basically whatever you want and at the end you can click save but you can also do some actions here right so if we click on actions here we have share on social media and once your social medias are connected you'll even be able to click on them and directly share um I think it's just not working because this wasn't saved now so you want to click save first then share now I'm not going to do that obviously um but if you do want to directly share it you can do that you can also enable QR code um and select the website that you want people to be able to go to this is best for printed media not really social media because you don't really need a QR code on a Instagram post but if you click that you can click the website and then it'll populate this QR code and then we can drag it and place that kind of wherever we want on this post U maybe in the middle maybe at the top in a corner or something like that you click save and then you can um kind of have these pre-made designs to help you out here this is an awesome feature there's all these different um types of designs so feel free to just go through them see what works and take note of all these holiday designs so because we're going to get to that um in about 2 minutes when I'm explaining um the uh kind of the automatic posting um feature with social so does anybody have any questions about Design Center so far awesome looks like we're pretty good so let's jump into the next feature that b Trail comes with this is a really awesome feature this probably one of my favorite that this whole platform has it's called social so as agents we're super busy we don't really have time to um write these blog blog articles or plan social media posts and and you know we we might not even have time to be on social media every day so that's why this social feature exists so if we click get started and of course just to kind of recap to access that we go to marketing and then we find Social we click get started we have this calendar and this calendar is basically set up to where it can automate our post so step one what you want to do to the right it says connections you want to connect your social media so in this case we have Facebook and Linkedin connection um so you can connect whatever platforms you want and then you can go into settings and preferences and then from here kind of set up your connections and then you can set up your article so what this is is it's automated um handwritten um articles uh blog articles to basically improve your engagement and uh search engine optimization this is one of the best ways that you can actually perform better on social media the truth is that consistently posting on social media and posting things that provide value to your audience will help you build up an audience so what you can do is up here it says articles you can click edit and you can pretty much choose which kinds of Articles you want to be posting on Facebook LinkedIn X right so um here we have different uh categories when it comes to articles so obviously real estate you know is one of the categories but we have pretty much everything food architecture design Home Improvement some that perform really well um do happen to be home improvement that tends to perform well TR Trel performs well um and then food performs really well um DIY as well so basically whatever you want you know whatever you're interested in and whatever kind of audience you want to kind of cultivate on these three platforms you can set it up to uh post automatically up to four days a week right so all you do is kind of Click what you want you click save settings and of course going back there's holidays as well right Mother's Day Father's Day Christmas um all these stuff that you want to post for um and prior we we were kind of going over these custom you know um holiday kind of posts so you can kind of post in line with that right we can set up some automatic Mother's Day St Patrick's Day whatever posts and then we can also create some custom designs for some posts so that's kind of that side of things um this is a really helpful tool and what this will do basically is automatically post so here we have it set up to automatically post on Wednesdays like tomorrow it's going to make U it's going to post on Facebook and Linkedin this um stickers doodle cobbler recipe and it's nice because people like to see these kinds of posts people like to engage with them and um you'll gain an audience from them this is a great way without any work at all without any effort at all um to post on on some platforms and it's especially good for those platforms that we might not be checking every day I know a lot of Agents just don't even use LinkedIn or X right it's a great way to just build up a path of audience on these platforms um without have ever having to go into them I mean like I personally barely ever go into my X barely ever go into my LinkedIn so um it's it's a great way to be able to kind of stay on top of it on the platforms that we might not be using every day but of course um that's the uh social platform it's very helpful so I'm going to jump into um kind of the Instagram side of things I know many of you are really interested in that how to set up Instagram how to get good engagement on Instagram but before we jump into that do we have any questions on social specifically or anything in bold Trail is there any uh questions okay doesn't look like it so um once again if you do have any questions later on you can always save it to the end of the call but let's jump into Instagram and let me kind of go over how we should be setting up our Instagram profile so um there's a few steps that you want to do when it comes to setting up your Instagram profile so feel free to take notes here but we're going to go over each step one at a time and I'm going to kind of show you guys an example it's going to be my profile for example so um in case you guys haven't already followed me on Instagram feel free to give me a follow it's selfast photo this is my profile but this is a great example that that we can kind of go based off of um when it comes to setting up your social media profile so um Step One basically what you want is your name your name is the first thing um one of the most important things um on uh social media and on Instagram because that is what people are going to search in these search tab so a lot of people like to put um just their own name or maybe their name and The Brokerage that they work for I suggest against doing that I suggest putting your name followed up by what you do so if I was a realtor I would put decky sir Tampa Bay real estate agent or Tampa Bay Realtor now when somebody searches they click on search and they click on and they type Tampa Bay Realtor as you can see here all the agents that wrote Tampa Bay Realtor or realtor or something along those lines are the ones that are going to pop up under search right so maybe um uh real estate agent right real estate agent I spell estate wrong there you go these are all the agents that wrote real estate agent in their bio so um uh basically putting that as your name is the best idea because the search function primarily works on querying your name um so if this like name section says your name followed up by Tampa Bay real estate agent realtor agent you know something like that that's what's going to help you pop up first so that's your that's what your um name should be following up your account name something simple um basically mine is self ass photo it's my company name I know a lot of agents who do this not their own name um like I think like move to Tampa like there's some agents that that will do like move me to Tampa move me to Tampa Bay move to Tampa move to Tampa Bay move to Tampa like all of these also work great when it comes to the account name because the truth is that the search function doesn't work by looking up your account um it works by looking up your your name the one that's set there right so obviously if you type selfast photo I am going to pop up but at the same time if you type in Tampa Bay real estate Media or Tampa Bay videographer I'm also going to pop up through there so you can set your account name to something that's interesting something that's fun try not to have numbers in it and try not to make it confusing that way if you go up to someone and you're like hey follow me on social media my account name is move me to Tampa or my account name is Moving to Tampa that's super easy rather than saying hey my name is Mike 214 right so that is what your profile name should be so moving on your bio a lot of people are confused on the bio what it should do what what its purpose is your bio to be honest isn't one of the most important parts of your profile it should be straightforward and it should um describe exactly what you do so you can say you know five times award-winning agent or um this is where you can start mentioning you know your um your brokerage you can mention agile group realy you can mention your team you can say hey I specialize in uh firsttime home buyers I specialize in military um Armed Forces home buyers whatever you think um works well for you and then what I like to do and the bottom is I like to have a call more call to action right so my call to action it says when more list thing sell faster click below and there's an arrow pointing down so what you want to do is um try to have some sort of call to action at the end and that call to action basically leads into um the link that's at the bottom of your profile so that link this is a heavily debated topic what kind of link it should be my personal preference I think one of the best things that works with agents is to not have it confusing and just to have either a simple link tree so I set up a link like this with no more than four or five different options or another option is directly to your landing page so looking at your landing page I know we discussed this on the LA last call but I just wanted to jump back into buold Trail to show you guys that so if you click on web and idx on the left it says web and idx basically you can go over here you can click pages and then you can click landing and lead capture pages and you can set up one of these lead capture pages so I like to have it say so if if you did it that way I would right here I would say book a call with me have an arrow down below and that would lead to this landing page which I would set up so that it says um book a call with me and write just some info about you maybe a video about you talking about what you do and then down there that's the automatic form and that way when they fill that out they will be automatically added to your CRM system this is a super helpful way of doing that now what I like to also put if you um accept phone calls if you don't want to just book a call then I would put your phone number somewhere in your bio as well but I kind of stay away from that because I don't want people um so to speak calling me like I my business operates in a way where I I want to qualify my leads first and I know some of you agents like if you're super busy you might want to do the same so that's another reason why this landing page is great where they can book a call and so they can call you um whenever it works for both of you rather than just randomly so that's what I like to have mine is a link tree that's a second option so that you can set that up if you go to link T.E and you can set yourself up a link tree so mine's kind of the same it says book a 50 minute strategy call book a shoot because I have an automatic booking form and then some other information about me my website and a marketing script generator that I made for uh agents but basically that is the uh link tree that's most of your profile so before we jump down to the bottom half of your Instagram profile does anybody have any questions about what we did so far yeah um with the booking a uh a thing is there a way to have someone book into your own calendar sync to your phone and then you could just see that day hey someone's booked a call with you at 12m yeah that's a good question so um what I would do personally for that is this this is going to be a little bit more elaborate but just bear with me here and I can later on I can say after this call if you want and explain in more detail how to set it up but I would set up this um landing page right and I would um set this form up to where when it's set up it's um tagging the I would create a hashtag and it tags that um that form you know filled out as a person who's interested in booking a call right so maybe a hashtag um you know hashtag potential league and then I would with the smart campaign set it up so you go to marketing and you click on Smart campaign set up a quick campaign so that it immediately sends them a text after they click on that button that should say like get booking link and that text can be sent of a calendly link so I'm sure you're familiar with calendly calendly basically allows you to connect your calendar to them and um you'll be able to they'll be able to book directly through there so just to recap you do the landing page again and this is just so you have that lead in your CRM right because if we do it through calend lead then you're going to have to manually add each lead to your CRM so we have that landing page set up um and the page basically says um you know it says some info about you and then it says um and then down here it says get call booking link or text me the link to book the call something like that and then you set up a smart campaign that texts them your calendly link and your calendly link is going to look a little something like this if mine works it's going to look like that um and they'll be able to choose the day and the time that works best for them um and it's connected to your calendar so it won't double book did that kind of make sense or am I like way over your head right now no I think that's good I needed that so I can go back to it and follow it step by step yeah exactly just follow it step by step if you really need help feel free to shoot me a message give me a call anytime um I'll I'll provide my info at the end of this call so I'll be more than happy to help you with that but um any other questions uh super quick question but um what do you think the percentage of people would go uh set up a call through this or just message you on Instagram and uh just start the conversation that way a lot of people will message you on Instagram um the truth is that if you set up an Instagram and if you're posting on Instagram you need to stay engaged and up to date with actually being on Instagram um and that's because uh people will message you on Instagram it really the percentage depends agent to agent um it also depends on what you say in the videos If you really say book a call with me book a call with me versus you know shoot me a message then you're going to have a lot more people shooting you a message rather than booking a call or whatnot so um you do need to stay up to date with Instagram and there's a tool called many chat if we have time this call I'll go over it if not we'll save it to our next call but Matt do you have a quick comment yeah no I just wanted to make sure a couple things um so one uh we are having a uh the other call which will be on the 25th we'll talk about smart campaign so you know for those of you that uh just got that brief little intro and I know we've talked about it before but on the 25th Zeki will be going over those smart campaigns and then on the uh on the question that that uh Dan just had um regarding messages or booking a call um just keep in mind conversion is going to be probably much higher with those folks that are booking a call than just somebody just shooting you a random message just so keep that in mind so good to have both options there because conversion will be higher on those folks that are booking that call absolutely great comment Matt that that is very true if you book a call they're going to be talking to you face to face they're more likely to be a very highly qualified lead because they went through multiple steps to book that call versus shooting a message I shoot people messages all the time on Instagram then don't end up following up if I don't like their rates I don't like the you know the offer whatever whatnot so um yeah great comment there um Matt any other questions if not we'll try and move on um just to wrap up this whole Instagram portion Okay cool so um last two kind of important things or three important things so um your highlights this isn't a super super big deal it does take some time to set this one up so your highlights are basically these big um circles at the top of your profile they're key to the top of your pro of your profile and they're permanent just like posts however they refer to story post so this one it's great to have something that kind of shows different aspects of your business for a lot of Agents I like to I I see a lot it's um maybe testimonials as one of them that's always great and then frequently asked questions is one of them that's always great and then maybe one of them can be a link to some of your reels and then maybe another one can be um can be just like uh just info about you like contact info or something like that so set these up the way to set these up you click new and then you kind of name it and then you can select an image for it and then you can select story posts so these will be referring to story posts if you don't really want to do this it's not a huge deal if you don't do it it's something you can set up later on down the line um I don't really see these as as a method of of helping you convert more it it really makes very little difference one thing that does make a huge difference though is your posts so let's quickly go over that and then we're out of time so um the three posts at the top will be your pinned posts if you don't already have pinned posts I suggest making them there's two kind of options to go about doing this option one find your most successful video the one that got the most amount of Engagement and pinned that one because that will show people you know maybe you have a video that did really well went viral you have 100K views it'll show people hey this agent has gone viral before um and it'll make people think wow like they're super incedible super you know good with social media they can Market my home very well option two if you have a little bit more time is record a video talking about yourself about what you do so mine is talking about Instagram talking about social media content and a behind the scenes video all three I need to update um these are pretty old videos but basically these videos kind of show what my profile is and what I do as a real estate media expert so something like that just a quick 60-second video about what you do who you are you can pin that to the top top that way no matter what you post under that it's going to appear under that not at the top of your page and then last but not least one great way to get engagement on Instagram is um if you want to grow your Instagram profile really what you need to be doing is shooting video the truth is that nowadays the algorithm is designed to push video reals more than any other type of post and shooting video um is really the way to go when it comes to social media now I'm not saying you have to go out find a real estate media guy like me and shoot with with you know a a media person but rather even if you shoot videos on your own you can edit them using apps like um cap cut which you know we could talk about one day maybe but posting those videos really is the way to grow grow as reals I want you guys to take a look at the value of videos real quick and specifically about collaborator posting collaborator posting is basically when you make a post and you invite another account that has more followers than you or a different audience than you and it pops up on both your account and their account um just an example of this um for example this agent right here named uh Vera uh she has a few different posts and most of her posts haven't gotten much views we have some zero view posts even nobody's ever watched those 16 views and she got them 2,000 she got lucky a few times 6,000 and then this is her first real estate related post because the other ones aren't real estate related and that one she got 9,800 views and part of it why she got such good uh views is because she she did a collaboration post with me I was the one that shot it um another agent for example right here a lot of her posts average between 10 and 50 views if she got lucky and then this one the first real estate related video like House video got 3,000 views so these collaboration posts um don't actually have to be with a videographer they can be with anybody I've actually done one I have another account a secret uh second account called above Tampa Bay and one of my first videos that I posted it's pinned here at the top this was the second video I ever posted on this account and I invited um I invited um who did I invite I invited Tampa latest um as a collaborator and they ended up accepting that collaboration invite so it got posted on both mine and their account this is the second video I ever posted on this account it got 114,000 views and then this one right here it got 17,200 views same deal it was collab posted with St Pete is awesome um which is actually uh agile group agent I'm pretty sure um he's he's part of our team so um these basically collaboration posts do very very well um as you can see my average was between 100 and 400 but some of these did 177,000 and 114,000 so try to utilize these collaborative posting you can go to restaurants you can talk with restaurants and be like hey I love your food I love your stuff I'd love to make a quick video on you know this restaurant and post about it and not very often restaurants will say yes you can also collaborate with other um agile agents fun Tampa is Karen he's an agent here at agile group that's basically how he built his account through collaboration posting he'll go to a restaurant he'll record a video and then he'll invite somebody as a collaborator I mean on this account alone he's collaborated with real Brandon tropical tribe and another real brand and account so doing these collaborative posting one of the best ways to grow your account of course doing videos is really awesome but you can always do collaborative posting for photos as well so that is kind of a a brief overview of how you set up your Instagram hopefully it's not too fast but if it is you can always watch the recording all over again um do we have any questions about anything I went over so far we have kind of two minutes to answer some questions uh Zeki Nick has a chat uh a question there in the chat Nicholas oh awesome me let me look at the chat real quick bear with me uh let me I'll have to pull that up I'll read it is there any way to see who searches for a a noun most like realtor or real estate agent Tampa Bay Realtor Etc something that pop really okay yeah yeah do you want to um is are you like rephrasing it or is was is that kind of exactly what the question no no like the first thing you said like your name and then pick out like Tampa Bay reer or I guess if you want to be specific to like a neighborhood like West a chapel realer I didn't know if there's something that's generates more search clicks if it's realt or a real estate agent essentially was my question um oh you're asking like which one is more like whether it's realtor or real estate agent yes like generates more clicks or searches this is like this is like uh I haven't seen a difference personally in any of the clients I've worked with um it really depends on how long your name ends up being I think real estate agent um is ends up being a little long so if you have a longer than writing real estate agent it might not even fit because there's kind of a character limit but it's really up to you whatever you think works best you can also mess around kind of test it out um but at the end of the day I think most people are familiar with the word realtor and a lot of people do search up realtor they don't want to type out real estate agent I know some people just type real estate I have seen some agents literally it it doesn't even say agent it just says like you know um uh like Zyer real estate and that's it so um pretty much any of work um but uh yeah a lot of people use realtor and also if you type in realtor like the first four letters are real so if somebody types in real estate sometimes you'll still pop up if it says realtor like these cases so yeah thank you absolutely you're welcome any other uh questions if
