are you looking for the most affordable best retirement community here in Las Vegas well I know how difficult it is to find a place like that and today I'm going to walk you through four of the best top picks for retirement with rock bottom prices that offer great values for retirees I'm going to cover the key features of each of these four communities we're going to go over the amenities we're going to go over the prices and we're going to go over the homeowners association fees we're going to talk about what makes them the best affordable retirement communities here in Las Vegas I call these the four on the floor where your dollar gets you more and one of these four has an HOA fee of under $100 a month that's amazing now if you're new here my name is Micah bleacher and I've lived here for more than 22 years and I'm a licensed realtor I love living in Las Vegas and I make videos about what it's like to live in this rich and vibrant [Music] City well friends we are are now standing at Del Web Sun City Summerland the granddaddy of the over 55 communities here in Las Vegas now Sun City as I mentioned is a part of Summerland Summerland is a master plan community in fact it's one of the most popular master plan communities in the whole country uh it's huge it covers the entire west side of Las Vegas it is part of Las Vegas people think it's a different city because it's so big but it's not it's just a master plan Community within the bound of Las Vegas however there are nearly 8,000 homes here in Sun City Summerland it is a huge neighborhood there are three golf courses there are at least four clubhouses restaurants pubs bars all kinds of social activities behind me you can see a couple of swimming pools uh there are many swimming pools many Spas bot ball courts tennis court pickle ball all kinds of clubs activities I mean Sun City has just about everything for everyone and while it's not the least expensive property on the top end I think there are some remodeled homes here on the golf course probably going for close to $2 million on the lower end there is some very good affordability here in fact uh the single family homes there are some in the 400s so there are very affordable options here the HOA is only around $200 so it's not as expensive as many of the other over 55 communities so we wanted to make sure that Sun City Summerland is in the most affordable list because quite frankly it is many of the single family residences um and I'm not mentioning the town homes because that's going to bring up your HOA they do a lot of the maintenance on the outside of the town homes and your HOA fees in a town home are going to be much higher but in a single family home here in Sun City Summerland they're going to be around $200 a month so for many people that is very affordable now of course being here in Summerland you're very close to the Summerland Hospital uh over that direction and then a little bit to the east youve got the Mountain View Medical Center and there's a hospital there there's all kinds of doctor's offices uh medical facilities in fact half of my doctors that I see are over in the Mountain View facility and that's just a couple of miles away from here uh straight down Lake me Boulevard now one of the things that makes it affordable here even though we're in Summerland uh most of the neighborhoods in Summerland have to pay a master plan fee in addition to their homeowners association fee well not here in Sun City Summerland there is only the homeowners association fee and even though you're in Summerland you're not paying the master plan fee that everyone else pays so that's a savings right there now we're close to everything we're only 11 miles from the Red Rock National Conservation Area that's a place with 27 hiking Trails people can walk hike have picnics it's an incredible place to hang out we're only 11 minutes from there now to the Las Vegas trip we are only 26 minutes away only 27 minutes to the Las Vegas Airport only 17 minutes to downtown Las Vegas that's Fremont Street and all the crazy stuff that goes on down there you'll probably want to hang out there once in a while at least 22 minutes to Chinatown Plaza that's a fun place to hang out my favorite restaurants there bage I always keep saying that but I love that restaurant and in fact we just went there last week for my birthday it was fantastic I love that place they should put me on staff for marketing anyway it's only 12 minutes to downtown Summerland and there are tons of restaurants Arlo State House maano Italian just so many wonderful things at downtown Summerland so here at Sun City Summerland we are close to just about everything it's one of the most Pleasant uh over 55 communities that I work at I have a lot of friends that live out here and do a lot of work out here so I can't say enough nice things about Sun City Summerland I think you definitely want to put it on your list of affordable places to live here in Las Vegas and check it out well friends we are here today at salera at Anthem yes salara at Anthem it's not one you hear about a lot but it is located within the greater Anthem Community and is right next to Del Web at Anthem now salera offers Scenic views of Black Mountain and the entire Las Vegas Valley we're right up here on the edge of the valley so we're a little bit out of the beaten Trail we're all the way kind of up against the Black Mountain area and it is absolutely beautiful here the views are fantastic now as I mentioned Cera is located within the city of Henderson now Henderson makes up the Las Vegas Valley along with the city of Las Vegas and North Las Vegas and is a full part of the Las Vegas Valley just like those other two cities but you don't have the Las Vegas address you have Henderson of course and many people really like that about living here they like being in Las Vegas being close to the action but being removed a little bit now I'm standing here on these great bot ball courts behind me you can see over my shoulder here at Cera they've got lots of activities bot pickle ball all kinds of activities uh it's just like most of the other uh over 55 communities that we talk about there's just Lots going on all the time and uh it's just an absolutely beautiful neighborhood tucked away and surprising affordable now the neighborhood here at Sara consists of about 1,800 homes and it sits on 385 Acres now there are five single family floor plans two town home plants and they range in size from about 1,00 to about 1,700 Square fet there are two and three bedroom options and even the town homes have attached garages the floor plans are open and give you that spacious feel now as I mentioned we're located all the way up here in the southeast part of the valley way up in Henderson and it seems like we're very far out here but we actually are not that far out and we're going to go over that in just a minute all kinds of recreational facilities and classes and courses and clubs there's just about everything there's a library there are billiards uh when we walked around the clubhouse people were in there having a good time now as I as I mentioned here the prices are pretty low I was actually pretty surprised when I saw this but from the high 300s to the mid 500s you can get something really nice here now you probably want a single family home to keep that HOA down because you know if you get into one of those town home situations where they take care of the outside maintenance the HOA fee is going to be a little bit more now believe it or not the HOA fee here in Solera is under $100 a month it's about $94 $95 a month which is amazing I was really surprised to see that at an over 55 community because usually they're quite a bit more now as far as location goes yeah we're out here in Henderson all the way at the end of Eastern uh but we're still not that far away from things now we're very close to amenities like Rio SEO Golf Course Riv Golf Course the golf courses at the Willows at Sun City McDonald Ranch now there's nearby shopping over at The Anthem Center and at Green Valley Ranch we're very close by how close well let me tell you how close now we're only 11 minutes to the M Resort and the M Resort is also very close to the St Rose Hospital so all of that St Rose Hospital in medical system is very close to this neighborhood we're only 13 minutes to the Green Valley Ranch and that's very much like downtown Summerland except in Henderson 29 minutes to the strip so even though we're out here it seems far but we're only 29 minutes to the great Las Vegas STP and everything that offers only 25 minutes to the airport so again easy in and out of Las Vegas easy to in from the airport from Cera and 35 minutes to downtown Summerland so even if you want to go to downtown town suland all the way from Cera it's not very far Sara is close to everything and honestly it's one of the most affordable places that we've seen as I mentioned friends we are talking about the four on the floor where your dollar gets you more we're going all over this town we're going to go north south east and west you guys get to pick the one that you like best always say your dollar gets you a little bit more in North Las Vegas it's a great town we call it the new North now is what people refer to North Las Vegas at and we're at Sun City alante we call it way up on the North but it's still actually very close in we're going to talk about that in just a minute matter of fact we are located between the Sheep Mountain range and the Tuli Springs fossil bed Monument that's right fossil bit apparently 30 to 200,000 years ago this place was crawling with woolly mammoths and bears and camels even uh strange as that sounds but uh their bones are littered all over uh the Tuli Springs area and you can even go and check that out and talk to park rangers it's a great place to take the grandkids anyway uh that's where we're located up in the north here and in fact we're just 11 miles from Nellis Air Force Base that's the home of the Thunderbird sometimes you'll even see them do the flyovers there're the Air Force jets that fly in formation they're amazing we're very proud of the Thunderbirds here in Las Vegas and on the north side of town you get to see them a little bit more often we're also pretty close to the VA hospital system which is also in the Northeast and speaking of hospitals we're very close to Centennial hospital which is very nearby now the amenities here at alante include this incredible 18 old golf course that you see behind me what a great backdrop for a video they have state-of-the-art Fitness facilities tennis pickle ball all kinds of Social Clubs get togethers a lot like you see everywhere I mean that is what these um retirement communities are all about they're not only about living uh in an affordable way but also you know great ways to get together socially recreationally so that you can get together with friends and you know it just makes it a lot easier when you're no longer working to have a social director help put things together so we are right across the street from the alante casino that has restaurants live entertainment uh gaming it has a 16 theater cinema Plex and it is literally within walking distance from Sun City alante the community has walking and hi Bing and biking trails and the clubhouse has all types of activities and get togethers and the types of things that you can expect at a retirement community it's a beautiful setting here now the home prices start in the 300 low 400s and there are plenty of Options under 500 I think the highest recent sale was about $555,000 now smaller homes make this a very affordable Community they are around 1,00 to about 1,700 Square F feet and the HOA here is under $140 and that's pretty dog on low now as I mentioned even though we're in North Las Vegas on the very north side of the valley we are very close to everything how close you ask we're only 17 miles to Mount Charleston what's Mount Charleston well it's a ski area a snowboarding area in the winter time if you can believe that skiing in the desert and in the summertime it's a great place to hike the temperatures drop about 20 to 20 5° when you go up there and have a hike or a picnic and it's just a great place to hang around now we're also only about 17 minutes to Pou golf course it's in the same direction PUK Golf Course is one of the nicest golf courses here in town it's managed by the PUK Indian reservation and it's just amazing if you're a golfer you need to check out Pou it's beautiful out there they have a great little restaurant even if you don't golf it's a great little afternoon lunch trip now we're only 29 minutes to the Las Vegas trip and all of that offers for 37 minutes to the Las Vegas Airport easy in and out 21 minutes to downtown Las Vegas and Fremont Street and all the crazy stuff that happens out there 25 minutes to Chinatown Plaza and we're 21 minutes from downtown Summerland so really alente has just about everything we're way in the north but what we have here is affordability anyway I think you're going to like putting Sun City alante on your list of possibilities when you're looking for retirement communities here here in Las Vegas it's an awesome Place well friends now we are at guard gated stallion mountain and when I say guard gated there's guard in the gate and when you get in past the golf course yes there's a golf course here too uh there's a second gate that you have to get go through to get to your house so it's technically a double gated community even though it's on our most affordable list I find that pretty interesting the scenery behind me is beautiful I love the golf course setting uh now we're about 5 miles from the strip and uh this neighborhood was built by Del Web in 2004 to 2008 and it features uh five ranch style floor plans ranging from about 1100 all the way up to about 1,700 squ ft amenities include a 10,000 ft Recreation Center uh Pool Spa Fitness Center uh and of course it's all built around the 18 hole stallion Mountain Golf Club and it is actually beautiful and a fun course to play uh there are multiple Social Clubs here from art classes book clubs uh all kind kind of opportunities for people to stay engaged and uh amazingly the home prices here start from about the mid3 uh the average sales price over the last year was about 353,000 uh they do get a little bit higher than that they go into the fives but the HOA fee here is very low only $125 so that is what I call very affordable and you get all of this beautiful setting these nice little Golf Course homes uh all situated around on uh this great 18 hole golf course very affordable now we've got great access to shopping and medical centers in fact we're not far from the Sunrise Medical Center and the VA system is on the northeast side of town so there are Services everywhere for the residents of stallion Mount now as I mentioned even though we're out in the southeast part of the valley it's very convenient to just about everywhere in Las Vegas in fact you can live anywhere in Las Vegas and it's really never that far to anywhere you go in fact we're only 26 minutes to the strip from stallion Mountain here we're 19 minutes to the airport we're only 18 minutes to downtown Las Vegas that place has lots of great restaurants and it's very fun uh we're 26 minutes to Chinatown Plaza I love that place my favorite French restaurants in Chinatown partage and of course we're only 35 minutes to downtown Summerland and that is all the way across town so as you can see even though we're in the southeast part of the valley it's very convenient to get to just about anywhere from stallion mountain and it's very affordable this may be your next place to call home you know it's fun being out here at stallion Mountain the fellow that recommended we moved to Las Vegas 22 years ago almost 23 now uh he was a member out here he lived not too far from here and played golf out here regularly and so the first time we ever came to Las Vegas we came out here and play golf with our K gy and we uh took his advice and moved to Las Vegas and I honestly uh I think it was one of the best moves we've ever made we love living here uh we think if we downsize and go somewhere else where would it be we really can't think of anywhere else that we would rather be other than Las Vegas so I imagine when it comes time for us to downsize we'll do it right here on one of these cool little neighborhoods that I'm talking to you about right now well friends that was the four on the floor where your dollar gets you more let me they had low prices on the houses and they had the lowest HOA monthly fee of $95 a month that's incredible I know they do have to go up over time but the HOA president said their reserves are funded
