Cold Calling

Can you role play uh with me? I'm the seller and you're the wholeseller. All right, cool. Let's do this. I'm calling you about a property you own. So, here we go. Hey, this is Ty. I was calling to see if you consider selling your property at, let's say, 1 2 3 Main Street. Is that something you thought about? Uh, no. Who is this now? This is Ty. I'm a real estate investor and I was calling to see if you consider selling your property. I've got a network of buyers looking for uh uh opportunities and your property caught my attention. Is this something you'd be open to discussing? Uh yeah, but you I get these calls all the time and normally these these people are wasting my time. Well, what's going to make you different? I hear you, man. I get it. A lot of folks out here just throwing stuff at the wall hoping it sticks. But let me tell you why I'm not about wasting your time. First off, I'm not just looking to see what happened. I I've got serious buyers lined up ready to close on the right deal. My problem is I don't have enough properties to to match their demand. That's where your property caught my eye. Second, I'm not here to lowball you or play games. If we can agree on a price that works for both of us, I'll make this process smooth and straightforward. You won't have to deal with any headaches, no fees, no commissions, none of that. My buyers cover me, so you walk away with what we agree on. So, let me ask you this. If I can make you an offer that makes sense, would you be open to hearing it out? If not, no hard feelings. I'll move on. But I think we might be able to make something happen here. What do you think? So, you're not the one that's going to be buying. So, why am I talking to you if I'm if you're not going to be the one that's buying? That's a fair question, man. Look, think of me like the middleman who makes the whole process smooth. I connect sellers like you with serious buyers who are ready to close. My job is to make sure the numbers work for everybody involved. You get a hassle-free sale and the buyer gets a property that fits their needs. I'm not here to waste your time. If we can agree on a price that works, I'll handle the rest. Does that make sense? Yeah. But so what is the difference in you and a real estate agent? Why why would I just go to a real estate agent if I wanted to sell it? The difference is simple. A real estate agent is a middleman who represents you, the seller, to find a buyer. They list your property, market it, and take a commission when it sells. Me, I'm not just representing you. I'm stepping into the deal directly. When I put your property under contract, I'm essentially locking in a buyer for you. That's why I can move faster. I don't need to show your house a 100 times or wait for a buyer to come along. I already have buyers lined up. Plus, with me, there are no commissions, no fees, and no waiting around for months hoping the right offer comes in. You get a straightforward cash offer, and we close as quickly as the title company can process it. That's the convenience I bring to the table. Does that clear it up for you? So I got a
