Using Batch Leads for Real Estate

Hey, guys, welcome back. It's another  great day in real estate. In this video,   I'm going to show you how to use batch leads. Hey, guys, I'm going to show you one of the by  far most powerful tools that me and my team use   every single day, and that is batchleads.com.  Alright, so, I got my computer pulled up,   and I'm gonna give you one of my favorite  things, and that is 1,000 free buyer or   seller leads. Login, I'm going to show you a quick   demo of how to use this today. So, let's just go  straight to the property search. I really like,   you know, what let's just go to Palm Bay  Florida, and what's really cool is I just   sold a couple Lots in Palm Bay Florida, and I had  to sell it with real estate signs. Another thing,   we could have done was sold it to a cash buyer  in Palm Bay Florida. So, I could have used the   real estate sign, and the cash buyer list. So,  I'm gonna go ahead and scroll in, I'm going to   show you where that land was at. Let's go ahead,  and really get in there, it was actually right in   here because so it was really on the by-far  outskirts of Palm Bay Florida. So, what's   really cool is I could have went and found the  cash buyers list by just doing a quick boundary   search by doing the track, selecting the triangle,  and go ahead and take all these properties here,   and then, connect it, and it's going to show  me how many properties are in that search. So,   7,180. Now, what's really cool is you can do  these quick filters, there's been 76 expired   listings, and 1,900 unknown equity, that just  basically means we don't know what it's worth,   or there's like a not a specific dollar amount of  purchase, or what the actual mortgage cost is. So,   some people make big money just off of that  list, there's 6,900 properties free and clear,   there's 1,256 company-owned properties like LLCs  or corporations, there's 2,600 absentee owners,  let's just focus on that for a minute.  Absentee owners, let's just go to that. So,   we got 2,600 absentee owners, and then,  let's filter that. Let's just say that   we're looking for single-family homes, we don't  care if it's owner-occupied, or so obviously,   this is absentee owner. So, we don't have to  mess with that. Vacancy status, let's just say   they're vacant as well. Their absentee owners say  they live out of state. So, they have a different   mailing address than that area, and their  property is vacant, there's no one living there.   So, let's see, what that does. So, apply, oh,  nope failed, no matching, nothing matching   your criteria. So, let's go back out of that, no  preference there. Let's go to all classification,   we want to see residential single-family  homes only. So, I'm going to hit residential,   and then, I'm going to do single family, let's  apply that. Alright, so, we still got 5,000,   we're just kind of like narrowing down that list a  little bit. So, what's cool is you can do bedrooms   and bathrooms square foot year built. Maybe,  you're looking for only brand new houses, like   2,000 you know, 10 to 2022. Let's see, what that  does, apply that. Alright, so, we're down to 405   only. So, 405, let's keep playing around here, MLS  status. You can do like a listing price on market,   days on market. Let's just say that you're looking  for like 150 days on market. Let's see, if that   gets us anything. Guys, I hope you're loving this  smash that subscribe button, let's keep going. So,   150 days is the minimum. Oh, wow! There's been  41 houses on the market for over 150 days,   and they're out of state and vacant. This might  be a pretty good list that we want to skip trace   or mail it. So, let's go ahead and select all of  these, and let's just call this Palm Bay absentee   owner, and 150 days plus on market. So, that  means these have been listed for 150 days. So,   let's save that. Alright, so, it's going to  take 41 properties. So, we're gonna have to   wait just a minute. But then we go, and go where  you see my face, and then, my name, and then,   you hit the drop-down, we're gonna have to wait  for a minute, just to let this populate. So,   go to my workspace, and then, you go to data  management, and when it loads up there we go,   it's already there. Alright, so, we waited long  enough. Since it was just a small amount of   properties, that was pretty quick. Alright, so,  here's the address, here's the city. The state,   the zip code, the name of the person that owns  it in a trustee. List count, mailing address,   mailing city, mailing State, mailing zip code,  email phone number. If you want the email and   the phone number, you just select all, or you can  do individual if you'd like, and then, actions,   and then, you just skip trace it, and then, for  41 records, it's going to charge you 4.92 cents.   So, you skip trace, I'm not actually going  to skip trace this one. But I'll show you   one that I skipped traced, just this morning  by going to my skip trace section, and then,   right here, it shows you, I've already downloaded  it. So, I'll show you where it's at right here,   skip trace open the excel file, here they  are. This even gets LLCs and LTDs, and LLPs,   look at this. You can see their phone numbers.  So, whether it's a mobile phone right there,   and it also gets their email addresses.  This is the power of batch skip tracing.   email litigator, Oh, right there, litigator.  Let's see, I want to mess with that, I don't   call the people on the litigator list. Offer pad,  yeah. So, let's go back here, and keep going but   I'm gonna go back to my list. My workspace,  data management, go back to view that list,   and you can do so many cool things with it.  Like, you can actually go to actions here,   and you could do, you know, export it  to excel. You can add it to a campaign,   you can start calling it. You can actually call  it from batch dialer, let's check out these   campaigns. You can do direct mail, look at all  this stuff. Like, you can name a signature name,   put your phone number, your website. All these  things and this is just a very light tip of the   iceberg of what you can do with batch leads. Here  you have it. This is how you start using batch   leads. This is a little tip of the iceberg. This  is a by far an extremely powerful system. I do so   many other videos on this channel.
